That homeowner is an excellent customer. She's interested in how everything works and keeping it maintained.
Yeah, except she doesn’t have her mains insulated. Huge oversight.
That dog is BRUTAL
Continuous
Not really a "step by step" guide, but a summary of great information for homeowners.
Glad it was helpful!
Knowledge is power and that customer is spot on!
Facts
Hey Mike, I appreciate you posting up all this knowledge, man. I'm originally from Jersey (I know) and moved to Washington State and started my plumbing apprenticeship recently. I got family in Patchogue and a girl in West Babylon, so I'm planning on moving out there eventually. I'm lucky I found you so I know what I'm getting into with the service calls/learn some code out from out there. Thanks partner!
Glad to help
You were so pleasant with the lady. No criticism whatsoever.
:)
Nice preventive maintenance and excellent customer support . Very few techs would pass along as much info as you provided..Wish my wife had as much knowledge and interest as she did 👍
Thanks 👍
I think he's giving more data to customer because he's making a video of the process and it helps keep us viewers informed.
As a student it's nice to see some real world examples of the stuff I have to know but never deal with at work. Thanks for that.
I love vapor stats glad to see someone else values them
this dude is top flight, i learned most of what hes doing by trial and error. If your in north jersey i would love to have you go over my system.
Trip Charge $350 (tolls included) plus $225/hr. I book a few weeks in advance
Mr. Mikey Pipes thanks for not driving around in a shit box bread truck rattling around with used parts like that S Lavy guy.
absolutely! thanks for the support
Nice customer service and very thorough maintenance service.
You shared a lot of pertinent information and no high pressure sales pitches. Respect, for how you conduct your business. You deliver value to the customer that lesser services do not even at their low ball service enticement specials that provide little service and are mainly used as sales opportunities. 👍
Thank you very much!
Very great video I learned something today. Thank you Mikey Pipes.
Excellent steam Tutorial Thanks Mike.
Very welcome!
Great job. Very informative
Glad it was helpful!
Mike great informative video as always, thank you 👍
Glad you enjoyed it
EXCELLENT WORK---PERFECT ATTITUDE---VERY MANY THANKS
Thanks
Great videos keep them coming
More to come!
Great video, thanks!
Learned alot thanks Mikey pipes
Awesome
Thank you …. Very informative 🙏👍
Glad it was helpful!
Any recommendations of similar companies or company in the Chicago land area? Thinking of purchasing a new peerless boiler for my home .
WOW, I thought I was the only one that hollered at drivers that did not know where they wanted to go. Maybe you should do a video on how to drive.
It’s me, Mikey ❤😂
Майк, ты прекрасный мастер, изумительный преподаватель. Ты просто обязан нести своё дело в массы и просвещать людей. Береги здоровье и семью. Всех тебе благ😉👍😎🇷🇺
thank you very much. i don't think i am a great teacher, but I appreciate your feedback.
Great video, Thank you
Glad you liked it!
Great video, basically the same way I run my pre-season checks. Always some debate about how one tech will do things their own way or words used to describe things. One thing I have found critical is adjusting the gas valve to re-check with a monometer manifold pressure. Technical support has typically been more critical that manifold pressure stay 3.5" on that style boiler and this is over O2 readings so far as they are within specification. Mass save and others in my area are under 100 ppm but the factory is under 400ppm which seems excessive but that is how they roll. But again a great video.
thanks! I need to see under 50 ppm
You should hire her.
You know it!
The dead men would also tell her she’s doing a great job by flushing out the boiler once a week. That’s why the pig tail wasn’t clogged. Great job though 💪🏼
Agreed but weekly is too frequent
Good job Mike, You definitely know your steam boilers, I'm more of a hydronic boiler type person or at least my skills are, But that dog would not stop barking, she should have put him or her outside or in a room that you wouldn't hear it's constant barking. And yeah, Replacing the lead pipe on the water supply would end up being a project to do not by yourself.
Thanks 👍 learn something new everyday
the state of New York has one of the best clean drinking water in the country. As long as the EPA don't go changing things.
what are you smoking?@@everettstevenson2111
Good question 🤔.
Home owner has a thirst for learning 👍🏼
Hi Mike!!!!!!!!
👋
Thx. Wish I still had a steam boiler. Love steam heat. Mini split now. That's a Gorton no. 1, right? I set my vaporstat to cut in at 6 oz. and cut out at 14 oz.
Yes it is! (yeah right)
Think it s something he heard from aunt Gerda about clean water, every time you change water you add calcification too from that fresh water.
very strategic video title :).
Yup 👍
did you eat your big head sour patches yet? I had to give you the big head ones as a joke. @@PipeDoctor
Hey Mike my boiler is showing 400ppm in the flue and about 10ppm near relief valve was told not to use need new want ur advice
Dan
Hollian is very clear- the steam end vent should be 18inches from the end of the main or it spits condensate.
Correct. And higher.
Next time, use a funnel, when adding chemicals. If that plastic container falls in.......
Okay
Nice work as usual. I'm amazed on the number of people that don't insulate their steam pipes. Also, some of her banging can be related to this. As it was explained to me, a significant portion of the banging in pipes is due to steam condensing to water and the smashing into elbows. Just my 2cents
Well said!
Manufacture of LWCO, requires annual removal and inspection of probe.
Okay
You’re a great man!!
What’s your opinion regarding using copper tubing on a steam boiler replacement? Seems like the wet returns were undersized.
NO BUENO. Using copper for steam boiler header piping is just plain stupid.
Thank you for this amazing video!!! One question,How did you handle that barking for that long!!?? 😖😖😖😖😖😖😖😦
This was very educational. I'm a 1st time homenowner.
However, my boiler is a bit different, so I'm trying to apply some of this insight to my 1996 Crown ABF-140SPD.
I'm turing the pilot light off to save money for the warm season.
Can I still do a draining maintainance routine after having turned off the pilot for the Summer, so that its ready to go for next Fall?
:)
Also i do not have a low water cut off or a pressuretroler I have a circulating pump. Are these required on hydronic baseboard system?
This lady’s dog needs some NyQuil.
Hey bro, I love your videos detailed and informative. Can you kindly clarify if i should drain my boiler that is a hydronic baseboard system?
No need
@@PipeDoctor thanks bro for the clarification! You're the real deal!
Good content. I’m a fellow plumber and I’m actually really interested in how the philanthropy donations work; and really more as to how you delegate those funds is it a case by case thing where you have a reserve of funds to use when feel like you need to correct a hazardous situation or like an elderly couple with medical expenses that can’t afford a water heater? I really like the idea and would consider doing this as well.
Thank you for your kind words! I'm glad you're interested in the philanthropy donations. We have a reserve of funds that we use to help those in need on a case-by-case basis. It's all about making a positive impact and helping those who are facing difficult situations.
Belt Parkway makes my heart race
and how the hell did you deal with that barking for the entire job?!?
I have 2 dogs. Kinda used to it. It’s like living next to railroad tracks.
That dog!!!😂
That dog is the real star of the video. Move over, humans!
It was probably a short old lady in the car! Lol lol.
lol 😂
Hey Mikey i am a new subscriber. I was trying to run my heater today as i normally do before the heating season starts and as soon as turn on the thermostat i heard a clicking sound in the boiler, based on your previous video that i have watched today, it was the gas valve. I am a DIY guy but when it comes to gas and the risk, i would to ask if you can service my 2014 Burnham heat before it gets cold. I live in Middle Village Queens and i hope to hear from you soon.
yes, absolutely. email me for rates and info.
mike@pipedoc.net
do a geo thermal next please!
How about a REMOVAL of a geothermal system and installing a heat pump?
I used to like the idea of a geothermal unit until I worked in the field and found out the price of getting one installed.
I can't in good conscience recommend a geo to anyone because of that pricing. I know the pricing varies all over the country but here around me a waterfurnace made unit by itself is about $12,000 - $15,000 depending on the size needed and then double or triple that for the loop install and burial.
And then they claim to earn the money back with hardly using any energy but this in our area is completely false because in the winter as it runs and pulls heat from the earth it drops the freeze line down and becomes far less efficient and starts using its electric heating elements and they're quite a bit larger than most other electric heating systems and cost an arm and a leg to run. Electric bills skyrocket when this happens and is pisses people off. Lol
I would love that code reference for 40k needing 4” or greater. It certainly isn’t in nfpa54..
Mechanical code. Maybe under
Fuel Gas. I’m gonna look it up for you. Just Google it. Just like I did.
@@PipeDoctor your vent connector size would be determined by the total btus of individual or multiple appliances, lateral length, chimney height, single or multiple appliances, single wall or double wall connector and manufacturer installation instructions. If it was a single appliance then the entire venting system would be considered a “vent” and if there were multiple appliances (such as in this case) then the lateral would be considered a “connector” and the vertical would be considered the “vent” both of which would be sized differently depending on the installation and factors previously mentioned. Not trying to argue at all, in all sincerity if there is a “code” I would like to learn from it
Before adding serge X the return lines should have been blown down (at least flushed out with water from the bypass) with a high temp hose to remove all the sediment rust when you add water.
Drive with a purpose!!!
100%
I would love to work for you. I finished my school last year and trying to change career. However, no one need newbie. Any advice.
hey mike we have a pipe problem i need you to come to our house to change it how munch to fix it and we need you to service our boiler and cool video
Okay 👌
Supposedly if someone poured Surgex into the second main pipe, it could potentially cause damage to the boiler system and reduce its efficiency. Please correct me if I'm wrong.
You do this maintenance every year, seems like a lot. Would it be less costly doing it every so many hours of use or years?
This maintenance detail is something that should be done once a year.
This should be done annually
Can we add extra radiator under hot pipe line ( basement ) on this steam system?
Sure, why not? Just make sure your basement doesn't turn into a sauna. You don't want to accidentally create a tropical paradise down there!
I'm a new subscriber..how much is the average cost for an annual maintenance cleaning and tune up..residential home gas boiler
We don’t discuss pricing on this channel. If you are in our service area please email us or visit pipedoc.net
That dog. Damn.
Was loud
Main steam vent should also be at a 45° also with being up higher
HEY MICKEY DO YOU KNOW THE BRAND OF THE EMERGENCY WASHER MACHINE SHUT OFF DEVICE THAT IS EXACTLY WHAT I NEED IN MY BASEMENT, I HAVE ALREADY HAD THE SINK OVERFLOW ONCE PLEASE LET ME KNOW THANKS IN ADVANCE.
Watts makes one that senses water (flood)

How to get rid of that orange rust on the outside of the pipes?
As "Murphy Law" would have it, the one year I tried to save money ( high oil prices) I dont have a service contract, I am having an issue with the boiler. I have a Peerless burner. Label model lists "EC 03-06" but I dont know which specific model I have. Currently the PSI level is 2 lines past the 10 mark. The VXT water feeder reads 37.8. With that said my issue is the sight glass is full. At the back of the boiler is where (in the past) i was instructed to drain to remove dirty water. Thus far Ive removed about 3 buckets of water. Not only has the water level in the glass not gone down but after the removal of water, the automatic water feeder kicks in ( to add more water?). Ive turned down the thermostat for 24 hours to avoid the burner running in hopes Id see the water level in the sight glass drop; no such luck. Now I'm terrified if the burner kicks on I am going to have huge problems 😢
Sight glass valves are clogged.
@@PipeDoctor Wow!!!Thank you SO very, very ,much for your immediate response; you are the best!!! Naturally this issue must be addressed but can it hold off a week or two while still operating under normal conditions ( using for heat and hot water) ? Again, thank you so much!!!
Do you clean the low water prob
No, we don't typically clean the probes on LWCO's. Good idea though.
Hi I need help i have the same boiler
Can you talk about the water treatment? What should I use and when?

@@PipeDoctor once a year? A whole bottle?

Hello. Can you recommend anyone in Central NJ to do this tune up?

Great job as always!! Love your videos - not sure how you kept your cool, I would have flipped out and thrown the dog outside.
Thanks for watching!
In my area I cant find anyone from a furnace co to come out to work on boilers.
They act like its the huge ones found in industries and of course the industrial co's wont waste time on a home boiler system.
At least they don’t come out do nothing and charge you a fortune for doing nothing.
@@PipeDoctor One of the first things I asked is if they worked on raypak. That was always a no.
Hey Mikey, of Mikey Pipes Plumbing not easy being cheesy. I like your podcast/social media, looking thru some comments. Hmm, some PM work?. Come on Mikey, 100 year old house? a perfect candidate for a outdoor air mechanical system (make up air). Will change the heating system from 60% - 70% too 80% plus, and the r - factor of the house. Come on Mikey, the customer needs to save most Stacks$$$$$$.. lol. Love you buddy, jolly good show old boy, God save the King.
Thanks for watching Everett
He don’t stop to talk.😮😮😮
he just barked continuously.
That 100 year old pipe will out last anything that's new
ok
any time you see melted insulation or plastic bushing on top the water heater, from spill out, downdraft or backdraft, ask the homeowner if they have a whole house fan or run window fans blowing out. many times they do and don't have enough makeup air windows open or they start shutting windows and leave the fan/s on.
my own water heater here got cooked plastic from just that occurring, all the windows were open and two fans blowing out on second floor, someone closed most of the windows and didn't turn fans off. 🙄🤬🤬🤬💩
Thanks for sharing your experience! It's important to be aware of the potential risks and take necessary precautions when it comes to our water heaters.
" HOMEOWNERS " pls correct your pets especially dogs upon service man arrival...!!!! Mike you sooo nice, I'd say something..
lol
201 thumbs up
Thank you for the continued support to the channel. I sincerely appreciate it.
How much does such a thing cost ?
Well, I could tell you the cost, but then I'd have to charge you a consultation fee. Just kidding! It really depends on the product, so let me know what you're looking for and I'll do my best to help you out.
@@PipeDoctor hey Mikey good morning ,I was honestly looking to get a quote on converting from oil to gas but I just called your office and was told you donot do conversion during winter.
@@deiselbrandfrom personal experience, I don't recommend converting during the winter. I did just this and the trouble it caused doubled the expense of the job. Waiting for township to approve permits, review and approve the work - even in am emergency situation.... unpredictable weather froZe pipes and most radiators broke. I got water leaks everywhere and had to replace, not only broken rads, but ceilings and floors from the water damage.
Do it off season. Good luck!
Yea it is always the little dogs that are so damn annoying You figure she would put the dog in another room. So it would shut the hell up and stop barking. I wouldn't want to hear that the whole time I'm there.
The dog 🐩 barked the entire time
Your supposed to mix the surge x with warm water then put into boiler
No
Good lawd lady. We are trying to shoot a video here. Could u do something with that yapping ass dog. She acts like it's her house or something ~. Lol

That was not good draft. Chimney was probably cold though
Haha, yeah, maybe the chimney was just having a bad day! But I'll make sure to fix it next time.
Love ya. Seriously it was at .004 then went positive at one point. 👍🏻
That dog has mental problems
I love dogs and have 3 of my own, but none of them bark incessantly like this one. I couldn’t watch the whole video, it’s like nails on a chalkboard. 13 minutes in, that’s it. I don’t blame the dogs, it’s what they do and without correction, this is what you get. My neighbors dog is the same way, same type of smaller dog bark, and I can’t enjoy sitting outside on a nice day when they are on their porch. Dog barks at the wind, people passing, cats, bicyclists, etc. I’ll probably catch hell for this but people, correct your dog’s bad behavior. Same with children.
Oh no, nails on a chalkboard? That's definitely not a pleasant sound! But hey, dogs will be dogs, right? Maybe some earplugs could help you get through those noisy moments while still enjoying the video!
Completely disagree about fully draining and refilling the boiler on a monthly basis. This practice keeps adding corrosive minerals and oxygen to the boiler water. Further, oils and dirt sit on top of the water and aren’t eliminated this way, nor by using chemicals. Proper cleaning requires skimming the boiler water at just below steam temperature.
Please don’t give out your advice to anyone cause you ain’t helpful.
From the US Boiler SteamMax manual:
“Single most important factor in determining expected life cycle of a steam boiler is the amount of fresh water added to boiler during operation. Fresh water brings minerals and oxygen into the boiler. These contaminants greatly accelerate corrosion of cast iron boiler sections.”
I just got my osha 30 and apprentice certificate can I please be your apprentice
