      Really appreciate this lovely comment! Thank you! Yes, will briefly cover that in this week's episode... so stay tuned! The standard time given is around 14 days after each joint-inspection but with valid reasons, they can assist you where possible to expedite it. Our main defects were rectified within a week. They were also kind enough to let us go ahead with our reno whilst they continue the rectification works during/after our reno.

  • @Tonytayloring
    @Tonytayloring ปีที่แล้ว +1

    Do they fix minor details like paint splotches tho? And how can an uneven/crooked wall be fixed?

    • @thesuakus
      @thesuakus  ปีที่แล้ว

      Hi! BSC will help to sand down the "splotches" and repaint the wall. Your painter can actually do it but this would help smoothen the process (no pun intended 😅) For crooked walls... likely they will not able to do anything about it. Uneven walls maybe can be fixed with good plastering skills!

  • @rayallinkh

    thanks for the info! are u able to start some reno in parallel while waiting for bsc to rectify? or need them to fully rectify first

    • @thesuakus
      @thesuakus  2 ปีที่แล้ว +2

      You're most welcome! No hard and fast rules on this but we wrote in to BSC to get their guidance. They were very nice and helped fix all the major defects within a week and allowed us to go ahead with our reno. 😄They agreed to fix the less important defects after our reno. But remember to document down (with pictures and report) so that there will be less finger pointing thereafter.

    is it possible to get the original electrical plan ahead of time for early planning, or everyone must wait till key collection to be issued?

    • @thesuakus

      Hello! Probably only after key collection becaude thats when you officially sign the contract and become the owner! But if you have a telegram chat group, fellow homeowners in your Stack can scan and share the same document

    Really scary. Wonder how do they rectify those hollow tiles. Take out and relay? will it be uneven? I guess some of us may eventually accept some defects as they are unreluctantly.

    • @thesuakus
      @thesuakus  2 ปีที่แล้ว +1

      Good questions! While our Home Inspector didn't detect any hollow tiles, he did find a couple that were scratched or chipped off. In the end, we decided to forgo getting them rectified as retiling will make things worse. The chipped tile will be hidden behind carpentry, and the scratched living room tiles were successfully polished away when we did marble gumming this week. Stay tuned to the next episode for that! 😃

    There are bound to be defects as construction are dependent on handiworks / workmanship. Some minor defects are expected and impossible to achieve zero defects.That said, the problem with construction industry to deliver good quality works usually arise from the following:
    (1) Pride of ensuring good quality construction works by the contractor
    (2) lack of supervision by the main contractor
    (3) lack of quality control and supervision by Registered Technical Officers from the developers or HDB
    (4) Contractors cutting corners and hire unskilled or semi-skilled workers / tradesmen or subletting to cheap and unreliable subcontractors
    (5) rushing to complete the project at the expense of workmanship & quality control
    (6) Lack of proper cleaning & protection after works are completed.

    • @thesuakus
      @thesuakus  2 ปีที่แล้ว

      Thanks for your sharing! I think the pandemic disruptions affected the project (and many others) too. During circuit breaker in 2020, construction works were halted for months at somewhere around our floor level or so.

    Are u engaging an ID? TBH If you are, this level of defect checking is basically gonna be covered up by your ID. Unless u are living in the exact condition that HDB is handing over to you.

    • @thesuakus
      @thesuakus  2 ปีที่แล้ว

      Yes, spot on! The Home Inspector's role is to identify and mark out all the 'defects', but it is up to whether we want to highlight them to get them rectified. On our part, we did another round to cut down the defects that don't matter, i.e. those that will be overlayed/concealed/hacked so as to expedite the rectification process by focusing only on the important ones that we'll be retaining, such as the windows, doors and the living room skirting.

    • @thesuakus
      @thesuakus  ปีที่แล้ว +1

      Hello! Yes, after the defects check phase, there will be a joint inspection with the BSC contractors. Your self-sourced defects inspector (if any) will facilitate the discussions and they will try to fix what they can. Certain things they are not able to fix like uneven walls etc.
