Saying that if the sellers aren't offering my minimum commission "it'll just be added to the settlement statement" is complete and utter garbage. It's misleading at the very least and glosses over the fact that the buyer will be paying it. It's horrible advice if you want repeat and referral business. This is why people hate real estate agents! Most importantly, it's not even the best advice there is! The best way to present this is to say that you really don't want the buyer to pay the commission. When it's written into the buyer agency agreement that the buyer has to pay you if the seller doesn't, the buyer's agent can negotiate on the buyer's behalf for the seller to pay it. That's the best way to approach that.
I absolutely HATE the sneaky "explanation" that the difference in commission will simply be added to the settlement statement. Extremely misleading. Her package as a whole is incredible but this little ditty is very disappointing.
Don't buy a house until they become reasonably priced. Ugly, outdated overpriced dumps. Btw, commission changes are coming. The whole system is flawed. And sales pep talks make you look like used car sales men.
