    Basic advice to anyone remodelling a house, anyone with kids or elderly relatives will turn around and walk straight back out the door when they see the health and safety risk built in to this kitchen with a microwave above the cook top. The vent hood/microwave combo is not cost effective for the seller if it puts off half your potential buyers.

    I can't stand my double sink, very difficult to was pans, platters etc.. I am getting either a full sink or a 3/4 sink with a small one for cleaning veggies and hands.

      She meant two separate sinks. I thought the same as you too when she said double.

      yes but the 2 sinks must be side by side for 2 reasons, less water splash onto the granite( they should also be custom 25 inch deep sinks for less splash, wall mounted faucets) and also so you can use it for dishes, first sink for bulk cleaning and second for sanitization. 3 sinks is better so you have a rinse sink, but they have to be all together to work.

      @@maiaracarvalho6573 I would definitely not agree with the point of having 2 things is that you have 2 times as many people that can be working in the kitchen at any given moment, not that they are in different locations of the kitchen. If you do put them in different locations, you're just asking for a lot more clean up. Which no one likes clean up. So 100% sure they need to be right next to each other. And they need to be accustomed depth so that they go all the way from the front to the back. So that there's no granite to dry around it. With a wall mounted faucet, everything has to be very specific. But you definitely want these 2 things touching each other. Really What you want is 3 things all touching each other. And that's about 7 feet worth of sink, so you have probably 3 people that can be working in the air to make them in time. Because the things are so large. I'm not talking about 3 mini sinks right next to each other where only one person can use them Have you guys ever worked at a restaurant in your entire lives? If so you would realize that you need to have the 3 sinks all right next to each other in order for them to function, 1 will do bulk removal. 2nd sanitizer and third rinse. Trust me, you guys have to get a job in a restaurant and find out an efficient way to wash dishes which is always using the triple sink. Trust me, there's no other way around this. There's no other options. It has to be exactly the way that I say.

    Two sinks are really a Must Have for me. I cook, and my husband wash dirty dishes. We have dirty dishes accumulated from breakfast, now from lunch as well with Work From Home. I have my seperate sink to prep dinner, without pushing my husband to wash the dirty ones before dinner.

    As an owner of a microwave vent hood, I have to say, that's the one thing that does not function well in my kitchen. The venting is not adequate and having a microwave right at your eye/head level is awkward. When we do our reno, we are getting a proper standalone vent hood. Love your other tips though - thanks for the video!

    The appliance garage is absolutely going in me reno. our microwave had nowhere to go and it sits on our counter. we can finally cover it up nicely

    Hi there i want to learn real estate and wondering if you can do a video on what you could do in real estate once you turn 18. I am 14 and have been researching countless hours.     A feature that I can see in the video that you didn't mention is "to the ceiling" cabinets! Storage is in such demand in every kitchen that it doesn't make sense to waste that space above the cabinets. (Understandable if there's plumbing etc. up there). It's a great place for those things that don't get used often.
    Where I'm in disagreement is... your spices & oils should NEVER be stored near or above a heat source. The heat from your stove or oven will degrade your spices & cause your oils to go rancid faster. Heat, air & light are not good for spices.. or most pantry food items.
    ALSO... having a wall oven doesn't take up more cabinetry than a range combo. You just store your pots, pans etc in the cabinetry under the range. And accessing the cabinets up high is no more difficult w a wall oven than without. Lol. But you were right.. you would lose a bit of counter space. But if you're a baker, etc, a wall oven could also include a confection(?) oven & a proofing drawer & broiler.
    I was kinda wondering why only a 4 burner stove top in such a huge kitchen?
    Seems like a lot of people want 6 burners these days.. or 4, 5+ a grill.
    But I also agree w the pantry! YES! Gotta have a pantry, even a small one is better than cramming everything 3 ft deep in a cupboard. 😊

    Nice for flipping, but not that functional. Good idea to open the kitchen though, but be-careful of the weight bearing walls.

    Microwave above hob/oven is so old-school and not high-end at all. Same applies to the oven/hob/cooktop combo. Boring, predictable, and no longer desirable. Sorry, but no.
