I’ve been watching you for a really long time now and i never really commented on a video before, but i felt like i needed to today. I moved to the states about 14 months ago to start college here as i want to work in business and saw this as a great opportunity. I managed to shorten my degree by at least a year and a half (doing extra exams) and also already got into masters due to the work i have done. I’m a little older compared to my peers, but that’s cause the educational systems is different from where i’m from and i had some time in between studies where i worked full time. I had to say that i’ve taken some notes from your recent financial video’s and will use them in the future when needed. I completely agree with you viewpoint of not caring what anyone thinks of me. I could not care that people have a better car or clothes or whatever they think they have better. I have full confidence that i will be debt free way sooner than any of them. Thank for giving me an extra boost with your video’s as the passion you have radiates from you! I wish you well and looking forward to more video’s

Half of the population worldwide is female, so in my opinion women are not a minority. Sure, us women might have some physical disadvantages to men, but we are just as capable to succeed professionally, and yet have many other beautiful tender features that I would not want to exchange for anything in the world :) @@ASMRReality

I really like and look up to people like you. I love someone that is straight forward and to the point. And I think that is because you understand life and how it works. I think the world needs more of it. Take responsibility for your actions. Don't be naive and start working for what you want in life. Nothing will fall into your lap. I am a Christian, and I always prayed to be successful, thinking things will fall in my lap. Almost a year ago I lost everything. I was at the bottom. Now I had to force myself to start over again, having to grind and really work to achieve that success. Now I understand how God works. He gives you the opportunity, you have to make something of those opportunities. Some might say it's cruel, it depends on how you look at things. I personally think it's the best gift he can give. It forces you to understand how life works, it tests your faith and how bad you really want those things you prayed for. I hope you'll be back soon. You might not have a big following, but I think the followers you do have, appreciates the kind of advice you give. In my marketing company I always see people going for huge amounts of followers, social media and businesses make us believe that the more followers you have, the better it will be, they tell us this so that they can sell you false promises and expectations, giving marketing a bad name, if those followers don't buy or engage, they mean nothing. I try and tell me clients to really understand your audience and cater to them. And I think you are doing it perfectly. Just if I have to base what I am experiencing and gaining from your input.

Can you make a video describing the process of selling a house and buying a new one. How do I transfer my equity from my old house to my new one? Will I be temporarily homeless if the closings dates don't line up a certain way? How do people handle this process? How does the bank handle the payoff of my original home? I used my VA home loan, can I transfer my interest rate (4.75) and then refinance when the rates come down in a few years? Thanks in advance.

I recently inherited a house and while I am not going to be living in it its already fixing my wealth as I will be renting it out.
I've been looking online at investment housing strategies and while all of this is out there its wonderful that you went over it line by line mathematically so that its easy to understand.

I wanted to get my real estate license once but I got bored of it and got way more interested in commercial real estate. Felt almost impossible to get into that unless I had a connection on the inside or 10+ years of experience though. Maybe I was doing something wrong🤔 either way another great video from a great person!🥳
Definitely way more money in commercial but the future of commercial real estate is not looking good with all the work from home and AI stuff.

Man I love your attitude when it comes to buying, my wife and I just bought our first house, it’s older and what we paid for it is absurd for what the house actually is, but we saved, we worked our asses off and I am changing things as we live here. Brand new front door/door frame installed the other day.
It’s not easy, and our generation has had to eat shit a lot based on the sins of our parents… but what are you going to do, fold? Hell no, you gotta just do whatever it takes to get ahead.

Thanks for another great video. I'm wondering what your thoughts are on saving for a larger down payment vs getting into the market right away. Like you, I loathe the idea of debt and especially paying interest. So naturally I want to save up for a bigger down payment to reduce the size of my loan and the interest I pay over the lifespan of that debt. However, a few people have told me this isn't a great idea since housing prices increase too quickly. So I'm wondering, in your opinion, how quickly would I need to be able to save for it to be worth it? Is it just about outpacing inflation or is there more to it? I'm hoping to be able to save about 100k+ over 4 years. Thanks.
Currently we are seeing prices rise on average about 4-6% per year based on the 12 month forecast. So, if you were to wait 4 years to buy, you would likely pay 16-24% more the home than you would today. Likely, you would not pay that much in interest but I also don't think it equates to a big enough difference to not follow your instincts. Ultimately you just need to do what you are comfortable doing. You might just keep looking and maybe you will stumble across the right home that you don't want to miss out on. Otherwise, you just wait until you find the one you can't let get away from you!

I love your videos, rent is about half the cost to own here in my part of California, we are not a major city by any means, why pay over double to rent and be stuck with a fixer upper, there is nothing for less than 520k even fixer uppers, there’s no getting ahead, you can say what you want as a realtor but it’s a fact that this market is nearly impossible to buy in. I’ve worked with a good friend who’s a realtor and even he is saying what I’m saying, we live in two different parts of the country so make sure you understand that. It’s not as easy as you make it sound, I have 750 credit score and my wife and I make well over 170k a year combined and it still doesn’t make sense financially to pay 4500-5000 a month to own a home if the same size we are renting for 2300
Thats why I clarified in this video about the California market and a few others. Hate it for you folks out there. Hard to feel sorry for you though cause you got that 70 degree year round weather...life is all about the trade offs. We have great homes for $250k here but winter is on its way. YUCK!

So the down payment what I’m saving up rn , do u think it would better to go thru a like debt relief program or credit repair company I’ve dealt a lot of 3 credit repair companies n wasted a whole year for nothing
No way man! You can do this on your own. Start with your lowest debt and start throwing your money at it. Get one paid off and then go to the next lowest. You use those payoffs as celebrations to build to the next one. We dig out and then we roll on. Man it can be done....its hell...but we endure it or we don't get the prize. If you commit to this, your mind will allow you to endure more pain to create more production to help dig you out. You can't spend it if you're working....try to work as much as you can. Look at it like basic training or college or any other commitment someone makes. Close your eyes and imagine where you can be in 4 years. Just give them up and say I'm gonna be a ghost for 4 years while I get medieval on my debt and improving my life. Disappear and make em wonder and in 4 years you will be in a place you cannot even imagine right now. It sacrifice and its necessary. Repairing your credit is easy. Pay it off and you will have good credit. Its not rocket science to fix credit. Bills get paid on time and you steadily pay down debt. The algorithm sees that and your score sky rockets. Late pays and high debt to income ratio is the credit killer. Most people problem isnt knowing how to fix their credit its in committing to having a high credit score and living a financially secure life. You commit to that, my friend, and you will one day get to live a life of true peace and security having the things you want.

It might be a bit challenging with a 580 score but a good loan originator can make it happen. I got a great guy for you. If he can't do it, no one can. I used my va loan to buy a home. Now I rent it out. I was actually forced to refinance so I think I can use it again.
I love to hear this! Some guy just bashed me and said I was pushing the FHA or VA zero down. Man its hard to please everyone! My comment back was I know a lot of people that have used those programs and made tons of money by utilizing them!

Hello my name is byron and im 17 years old and i have a few questions.
1. My family is poor like my dad marking 11 thousand on taxes for the past few years or so and i am planning on going into the carpenters union from there start a business, is that a good idea
2. I was thinking does it take a bunch of your time to become and be a good real estate and if not should i try after high school to get a job and do the real estate business or no
I think the Carpenters union is a great start for someone younger. I did not start real estate till I was 47. I think it is harder for people to trust young people for such large purchases. If you want to get into real estate then I would start first with some other form of selling like cell phones or electronics and move to cars from there. As you sell people these items, you can tell them that you hope to get into real estate some day and add them into your database of people that you might be able to help later on,. You start emailing these people once a month or every other month to just give them an update on your life and then when its time to get into real estate you have a large database of people that already know and trust you. The Carpenters union will provide you invaluable skills where you can invest in real estate later on as you get more money and do flips. Truly, most real estate investors make more money than most real estate agents.

I didn't push anything. I just mentioned it as an option. I would much prefer people pay cash. I just have met so many people that believe they have to have 20% down or they can't buy and its just not true. I simply was showing different ways to do it. I know many people who have done the FHA or zero down (VA only) and made tons of money when they decided to sell.
