Purchased a new build DR Horton in Frisco in 2010. That was when they offered a lot of decent standard items in all builds like crown molding, French doors, garden tubs etc. Once the residents took over the HOA after the builder we voted and passed laws that allowed only 2% of the homes to be rentals. The new buyer was also required to live in the home full-time for at least one year before converting it. This helped maintain the neighborhood. We sold it at the height of the market in 2023 and did well.
Little Texas did "God Bless Texas." King George took the "Express" Greyhound bus to get from San Antonio to "Amarillo by Morning." It didn't work out (according to the song) but he learned a hard lesson and wrote said famous song about it. He later took a sponsorship from Chevrolet, who actually COULD get him up to Amarillo by Morning with time to spare (especially with the new "Avalanche" aka Silverado EV).
West River Homes are awful. No insulation in garage walls or in the ceiling over the garage. One wall at a door isn't tied to the slab and wiggles (the wall) when it's closed. AIr conditioner instead ofa heat pump (heat is heat strips....$500+/month elec bills in the cold months). Part of the roof decking is heat-barrier OSB, part isn't. The build process was awful and they used the base-level carpeting. MDF shelving and trim throughout the house (if that doesn't make you cringe then you don't know MDF: Think of those little compressed sponge capsue toys for kids...what happens when they get wet...). All around wretched.
They are pretty similar but I feel like Perry is slightly higher in price on terms of upgrades. As for standard features a lot depends on community and price point but I would give the edge to highland for what comes in base price.
What do you think about castlerock communities builder? I have been checking them out and they have pretty good and competitive prices. But mixed reviews and I’m not so sure of the quality. What do you think about them?

I think they are great in the first time home market. Very affordable and those communities in Ft worth area had some nice features for the pricing. I was suprised in a good way the first time I walked them. I would for sure consider them.
I think DR express line you plan to use as a rental should be your only option when buying from them. After buying one, i would never buy a forever home from them.

Old guy here, almost ready to go to contract on a Del Webb home at Legacy Hills in Celina. It's a 55+ neighborhood. Anyone have any knowledgeable opinions on that area?
Celina is an up and coming area- as in not nearly as many amenities as to the south on Preston Rd/89 in Frisco which has anything and everything. Further north is Plano which was the old Frisco before Frisco became Frisco. So, things are still relatively quiet up there in Celina but that's changing quickly. I have friends that live in the Del Webb community in Frisco. They really like the community and its amenities. I think you will like your new place.😊
To my knowledge Centex/Pulte/Del Webb are all the same company and customer satisfaction is lacking. Personally, I'd keep looking. Also, I've only heard bad things about 55+ communities.
Good points, why developers can’t use common sense and put things people want/need instead of a “beach” or similar concepts in a place where they obviously shouldn’t be is beyond comprehending 😅😅 if you want a beach you should live near a beach town not a one of the biggest cities in a land locked area 🤦♂️🤦♂️
I totally agree. Some of these beach communities in an area where we have had water shortages and significant droughts before make no sense to me. But hey smarter people than me are making the decisions so 🤷🏼♂️

I closed with Brightland in December 2023. Worst decision of my life!! Thank goodness I’m under warranty for a year because I would have been out of thousands of dollars. Brand new AC unit broke in June, my kitchen built-in appliances are separating from the countertops, entire house makes humming noises when we turn on the water…that’s just a few. I’m going to have them come in and fix everything and I’m selling.

And people might jump on me and say I should or other people should, but to me do what you want and enjoy it and let’s just say they break even then it’s all good because they didn’t lose any money and they got to enjoy a townhome in Forney or Royse city etc. Not trying to Butthead or argue just pointing out there’s a lot of people like me who we buy things cause we enjoy it and we’re not worried about down the line because about that you’re buying the house to live in now. As I keep driving Lyft I’ll listen between passengersand maybe I’ll have some other thoughts And now adding after hearing the end of your thoughts on number one, maybe more of these developers will add more units like that in these areas especially if there’s a little downtown type area etc.
I think thats insightful and appreciate the thoughts. At the end of the day i think you should buy whatever makes you happy and functions for what you want it to function for. Everyone has different use cases and goals, not knocking that. just here to give perspective
Normandy builds a good quality home. i think they do most of their work in the northern part of the metroplex. From what I have seen from them it would be a solid consideration
I haven’t been out that way much as it’s on the way opposite side of the metroplex from me. But I’ve heard it’s growing and that there’s some good opportunity there. I just haven’t experienced enough to speak about it.
I would love to do In Monterra update, but there’s really not much left to update. The first phase is closing out most of the builders. They only have a handful of things left that are on their inventory. And the next phase probably won’t open up until spring to summer 2025.
You should tell us who is the company saying not to you know have the inspection or whatever it is and let all of us go on Google reviews and yelp and contact the Better Business Bureau and whatever else we can do, I’ll go fucking protest in front of their headquarters or a model home That’s just BS. Owner and President George Salvador started this endeavor with the thought of branching out of the landscaping/irrigation company he owned at the time to start a small custom home builder company and stay small. How small…his plan was to build 5 houses a year on his own and live a comfortable, stress free life with his family. That dream didn’t last long as word got out that Lillian Custom Homes has a unique product that was very well built and excellent customer service to boot. The glory years didn’t last long as business was booming and they were light on staff. Suddenly those top tier venders that did such a good job in the beginning couldn’t keep up with demand. Good help was hard to find back then and nearly impossible to find now. The days of having trades that took pride in their craft and worked with you as part of the team, knowing what they did was an extension of the Lillian Homes Brand and if everyone did their job to the best of their ability, it was a win for everyone. More happy customers, spreading the word meant more work for everyone involved. Sounds like a great plan until you realize that not everyone thinks like that and are only there to do the bare minimum and collect a paycheck. The new Philosophy spread through the industry like cancer. Minimum work for maximum pay and builders have to pay what they’re asking because if you don’t, the next guy will and now you don’t have enough trades. The domino effect, affects everyone. When you have sub par trades it add a tremendous amount of work to the construction managers. The amount of time a construction manager needs to be at each property goes up by 20% across the board. I’m only speaking of the good construction managers that actually manage their subdivisions correctly and walk every house, every room, everyday. Those are the ones that spend the extra hours punching their houses out in what typically took a few hours and 3-5 pieces of tape in each room, max has now turned into half a day per house and when they walk out of there it looks like a case of blue and green tape exploded in the house. That’s what these Home Builders are dealing with today. Cycle times have gone up tremendously in the past 10 years and it all goes back to the cancer that has spread through this industry and ruined it. I’m glad I made my money and got out when I did. I don’t think my personality would allow this kind of ass backwards, tail wagging the dog bullshit to happen. Anyway, just thought I’d fill you in as to why some of this bad stuff is happening. Now customer service should not faultier for any reason. That’s the one constant throughout the process.

Im your opinion who charges more for upgrades between Perry Homes and Highland? And who of the two offer more house for the base price?
