    Drees is a pretty good builder as well. Just wish builders had 1.5 story homes without a loft.

      Thanks my friend. Bloomfield was for sure a contender. for me the thing that kept them out is personally feel their styling is a little dated. But they are still in the tops in terms of Quality and will make the cut for the Runners up videos so to speak

    Are any of these communities trucker friendly or can you recommend anyone that may be? I have a 40’ truck I have to bring home during home time.

      That’s going to be slightly difficult as it’s not so much the builders as it is the developer and the HOA. Most new communities have Hoas and those are the ones that set regulations on things like vehicles. But we can look and see

    Thanks. Zak. I was pleasantly surprised to see K Hov on your list. We are looking at the 55+ Four Seasons in Cane Bay in Summerville, SC and their builder is K Hov. Their model homes are beautiful and make choosing a model hard but we have chosen the Ibiza Loft. Thanks for your videos.

      Thanks. I wasn’t sure about them honestly. But after doing a few things with the at the end of the year, talking with their sales and construction team and seeing the quality and seeing some of their new products that they’re at least doing here in North Texas I think they have a solid place in the market.

    Nice video . How do you rate Bloomfield homes , First Texas and Sandlin homes

      Bloomfield builds a good qualifty. great customer service. Havent had much experience with Sandlin so cant say. First Texas Since they have revamped their included features is good. Usuually good closing incentives, and selections. I would rank bloomfield the highest of those though

      I think they can be good. They had a season where they were doing some full siding homes to save on cost. Wasnt a big fan of those but I think they have cut back on that. In most of their communities they have a mix of design center and package design if you want to build. On inventory homes they usually do a good job with selections and incentives. Quality is on par with others in that price point.

    I used to do construction work many years ago and every time I buy a house, I walk an excessive amount of new construction homes in various phases of construction. Highland has always been super consistent. If not the most consistent I've seen. David Weekly and Highland being on this list is not shocking at all. Both do good work and are pleasant companies to deal with.

      Grand can be good. Pricing gets hard with all of their customization options. It can jump on base price very quickly.

      Also looking at grand on my top 3 list. It looks like Energy Star efficiency is standard and other material quality is a plus. However, seeing complaints on BBB and my wife likes the openness and windows for natural lighting but the kitchen isn't practical. Not enough cabinets & tiny pantry. But maybe you can customize more counter top space with more cabinets. Wife really loves the design on Southgate homes too.

    What about William Ryan Homes? They have solid beautiful design and specs. Not sure about quality.

      Had a client almost build with them earlier this year. Ended up backing out when they wouldnt honor their contract, wanted to change standard features for the neighborhood, and gave them a massive upcharge for moving a 50ft plan to a larger lot but didnt get any upgraded features. Quality and selection seems okay but that experience just didnt sit right with me personally and since have not done anything else with them this year.

    Your first pick. I don't like that they refuse to work with the buyer. But I do like the shorter wait time. The trend is shifting in the designs and builders that refuse to adapt might be left on the shelf.

      Trophy? They are doing more production builds so they want to have clear timelines of when they can close the home. There are a few communities that they will sell at early stages but even then selections are hyper limited.

I'm thinking about 3/2 farmhouse. fireplace, vaulted ceilings, connected dormers, porch all the way around. Nothing crazy, but I guess a community builder is not the route I should go.

      I just went under contract on a home in DoveHollow. They had just started framing a floorplan that I wanted, and I actually got them to CHANGE the interior color palette to look exactly like the model. They normally won't do that, but I caught them at the right time. They have also added a separate tub and shower option in the master that they don't offer in other communities. That's what's sold it for me.....well......that and the 100k cheaper price tag. 😂 I had looked at a dozen other builders, and Trophy gave us more for the money than just about any other builder. Things like under cabinet lighting and an electric fireplace came STANDARD. They also use spray foam insulation, which is a huge plus. Hopefully the build quality will match that of the model....

      Toll Brothers made my honorable mentions list. Traditions was left out not because of quality, just didnt have enough experience with them one way or another to give an educated opinion. Coventry from what i have seen can be solid. Have a couple of deals working with them right now in some great communites. What kept them off the list was if you are building their build times seem to still be longer than many others in the market. Also they were sold to dream built a few years ago, which is a company based in florida. So since then they have had to shift and grow accustom to new ways of operating. Not saying bad just an adjustment for them

      They are relatively new in DFW within the last few years they are a Canadian based company.
      I’ve only seen their townhome product. I haven’t looked at any of their single detached homes yet, but I know they’re expanding that market. What I’ve seen of their townhome products, if you want to go that route, I think they would be the ones I would pick seems like quality is on point with what you’re getting

      I think they build a solid home. Have a couple of clients working with them right now. Build process has been good. Good selections and getting a strong customer service. Also had a good experience with families buying from their inventory

      Taylor can be a good first time home option. I have only walked their product in the kaufman area and I think for the price and location it could be a good fit. I do not have enough experience in some of their other communities to say though. They are a national brand so they have a very streamlined process of how they tend to do things.

      They are good. Depending on the location you are wanting for a town home in that price range i would say History maker, Mattamy Homes, Or even pacesetter.
      You can find the first 2 in Mesquite for that price,
      or Pacesetter in Lavon, Princeton, Wylie. Or you could look at one of their unique town home style products the courtyard which I am a big fan of. That is in Lavon or Melissa. Lets connect and see what we can find. My email is zak.schmidt@exprealty.com

      Honestly not many. Most developments have some sort of HOA even if its not a huge one. There are a few out on the outskirts that have no HOA but they are few and fair between

    Hi zak, do lenders sometimes not pull credit again right before closing? Our lender says they won’t pull again since they pulled for our pre approval less than 90 days ago but I’m not sure I trust it lol

      Depends on the lender. They may not pull credit again but they will for sure probably verify employment and assets again. But if it’s within the 90 day window unless there’s an expected growth in credit or trying to get to the next tier they may not.

      Did a quick search this morning and pulled about 25 listings across all DFW under 400 with a 3 car. Big majority were DR Horton which I would say avoid. But there were some others kinda spread across the metroplex from some builders I do like. But disclaimer they were closer to the 400 point, but not over.       I think they can be good. I have not had a ton of experience with them. I sold one home with them at the end of the year. It was a completed inventory. We got a great deal, really good incentives and from what i could tell the quality was solid for the price that we paid. So def one that I would consider.

      @@Banana69999 If I remember right on that deal my client got a 15k price reduction, 15k in closing costs, plus blinds and washer/dryer. Every deal is different though so that doesnt guarantee you get the same. It also was the end of a neighborhood at the end of the year so that helped a ton
