    Funny thing in Norway you have a goverment regulated zoning that forces you to farm the land. Thats what makes zoning easy for us. I just bought a 107 acre homestead and im moving 7th of august :D Much love from Norway

    This is one of the most informative videos on homesteading - if not *the* most informative - I've seen. I spent the last hour pausing, playing back & frantically scribbling notes. You touched on a lot of things other videos haven't...and which I would never have thought of myself. Thank you!

    When discussing the property size there is one thing most people forget or do not think about, sewage. When homesteading there is a good chance you will choose a property that is not tied to public sewer systems. If you are required to install a holding tank and a septic field/mound you will most likely require at least 2 acres to accommodate the system and dwelling. The area of the field will also have a weight restriction, especially in colder climates as frost will be pushed down and cause freeze ups if heavier animals are allowed to walk on it. This may require you to purchase a larger plot than anticipated.

    Great video Renee. This is the best video I've seen on purchasing a homestead. Keep "preaching" away. Great advice to purchase the most you can afford, just remember the larger the homestead, the greater your expenses. Large parcels of land require bigger & more equipment. I know you've done a great video on this as well

      @Jack Van Berg what if none come along? hard for me to identify with "we" when i had no prior knowledge and the system i got my knowledge from gives me no ability to make informed decisions on governance, finance, or self sufficiency. i do honestly hope you feel "truly" represented by you representative and that he/she is not displaced in your lifetime

    This video is an INVALUABLE resource! As someone like me who grew up in mostly cities, with a brief respite on a 2 acre nature reserve, I never considered many of the things you've mentioned in this video. I just subscribed, and look forward to watching more of your videos! Hopefully in the next 5 years, I can work to start my own homesteading efforts :)

    Crucial information for all potential homesteaders! Be sure to ask your Realtor if there are any covenants on the deed and, if there are, study them carefully. Their stipulations supersede any comparable zoning laws. My covenants state that I can keep a maximum of four horses on my property -- two less than the county zoning laws allow on a parcel the size of mine. The covenants on my neighbor's land say nothing about horses but prohibit him from keeping pigs on the property.

    I'm glad our area doesn't have as strict of regulations as you speak of! Our subdivision (very rural acreage) does not allow trailers as homes or homes with a tar paper siding. It also does not allow businesses that have physical traffic -- but there is no enforcement of those covenants. No restrictions on animals, but we are the only ones that keep animals. The biggest mistake I've seen people make is not getting 'share' agreements on paper and enforcing them. We live on a ridge, and drilling a well can cost $35 to $50,000 (450 feet down thru rock). It is common to have a shared well and/or road, but people often fail to get everything in writing, and when it's time to do repairs, some people invariably balk at the cost.     I hope folks will watch this and learn. Unfortunately it appears most have to learn the hard way and at the expense of infrastructure, forfeiture if animals and angry neighbors. And to boot they have to move.

    So incredibly thorough. Wow, you're good at this type of thing! Also, the amazing photos you show are so very inspiring. Incidentally, we didn't really give deep consideration to many of the points you mentioned before purchasing our property...so we're very lucky that we're able to homestead at all here. The water (the lack of water rights AND the flooding), the incredibly sandy soil...many things that could've ended in disaster. Next time (if there is a next time) we'll be more careful. But again, we're grateful that we were spared many of the problems that we weren't even aware of (especially since there are plenty of problems as-is. haha). :)

    I remember a video you did a couple of years ago that was similar.....but you're right people still need to hear the information. We bought our property two years ago, 2 acres with the potential for eight more....zoned agriculture and can have up to nine animal units on the 2 acres! Exciting but we made sure through the township office

    Property taxes, check them before you buy. I've seen comparable acreage have property taxes ranging from less than a hundred dollars to several thousand dollars per year.

    Important notes!
    My primary experience is with online research.
    The primary focus of my research is for small farms. But I am serving my Hare Krsna faith following. This means cruelty - free, vegetarian, aesthetics, and spirituality.
    I am going to tell anyone that is keeping with my Facebook broadcasts that there are some details besides your well organized presentation.
    The Hare Krsna following is usually very much interested in keeping animals, especially the cow. But, I keep mentioning that more animals and more acreage means higher cost, more taxes, and more labor.

    Oh my goodness!! So many good lessons in one place! I have to admit, parking is one of the last things I thought of. On the comment of putting stuff where you want, I've seen a few properties that have the house way back and no stuctures/fences allowed in the "front yard". Lot of space you can't do much with. Love the end note! Lol

    Yeah, we almost bought two parcels 8 years ago both were 35 acres each to equal 70 acres... the price was perfect, the land was workable. That is until we found out that we could not homestead at all on either property. They didn't want the upper-class neighbors in their 1.5 million dollar homes to smell the animals. So sad, and now those same parcels have tripled in price. Oh, did I mention that two of those homes have foreclosed and they still have not sold those parcels, and we're headed into a market crash soon in this state, so sad. I wonder what will happen to the property then. Too bad we are leaving this state because the economy here has gone stupid.

      Now, I'm curious -- what state are you in? In Michigan, the economy really varies by area. The west side of the lower peninsula (where we are) is booming, which in turn is driving land and real estate prices sky-high. People at work who have homes for sale have sold them within HOURS of listing, and others who are house shopping keep getting their FULL offers trumped by people offering above the full listing price. It's absolutely nuts right now.

      Yes, it's good to know your soil type. But at least soil can be amended -- zoning and such, not so easily. ; )

      I have horses and it doesnt feel like that much but they do make a lot of poop. But a wheel barrow or 2 is nornal for my 3 a day.
