I have to compliment you as a realtor, I can see all your hard work that you do to keep people informed on the most best place they can buy a house around Billings that would suit their needs.
Nice school tips! So beautiful and gosh huge properties like how far apart the homes are from each other. Gosh the only thing holding me back is the weather 🥶 how often do they snow plow ❄️ in Shepard. When you say restrictions do you mean parked RV, motor toys, animals? Does the river rise after a good rain and snow? Thank you for sharing 🙏
Thanks for tuning in! So the snow plowing depends on the neighborhood. Some neighborhoods have an HOA. Some have a road maintenance agreement. Others are a help your neighbor out kind of thing. Truly case by case. You’ll see a lot of people have small 4x4 atv type vehicles with a snow plow attached to it. Yes, restrictions means any neighborhood restrictions per the subdivision documents. Closer to Billings you get the more strict they are on RV, boats, toys, animals. Much less restrictions and often none the more out of town you get. However, it all depends on the CCRs: covenants, conditions, and restrictions. *these are very easy to get* The river is not really an issue in Shepherd. The worst time of year is in the spring when the snow melts. Typically the winters here the snow accumulates over time. So we will get a couple inches here and there and it just builds up. Then when it all melts in the spring is when we see what happens. Huntley and other small towns have more issues with flooding/ minor flooding as they sit lower. Shepherd sits a bit higher
Beautiful state. Thank you Mz. Webb. I love riding along.
