    That is so true about checking that room. I had an office over my garage. I asked for an insulated garage door. During the check of items that I requested I asked did I get an insulated garage door. No, I did not but I would have be paying for one. But the builder was good at making any changes that were not right. That room, including the whole house was warm. Thanks Mike.

      Something for US (and some UK people) to understand, a room-to-room difference of 8C is 14.4F

    The new home warranty program is a joke. They have no power to compel builders to fix problems. Any problem that is brought to new home warranty within the warranty period should be documented so the ole delay tactic doesn't work and the builder is responsible to address the problem. I also think that there should be more qualified building inspectors that inspect every house that is built in a subdivision. Not just the model homes.

    I am not up on how Canadian warranty laws are written, but I think in the US, the clock is stopped on expiration when you report the problem, not when they actually get around to MAYBE fixing it.
    Otherwise, every car dropped off at a dealership for warranty work with only a couple of months left on the warranty would sit in the lot until it was a cash job.

    He didn’t talk about it during the show. But the electric outlet requires a permit. Whether or not he got the permit, I’m sure of one thing, The way Mike Holmes installed the outlet would pass any and every inspection.

    Help me here! A new homebuilder did not put an electric outlet for the garage door opener! The cost of materials and labor at most would be $100

    How in the hell does building inspector not red tag these problems and then your purchase home inspection not see these things over and over again

    It's the insulators mistakes. But also the company. Most insulation companies don't do any training what so ever. Anybody could get a job doing it.

    I bet they did not called The spray foam people in because they didn't want to pay for the spray foam

      They get paid per house so the faster they do the house, the faster they get paid. Spray foam even in 2004 was expensive and not widely used yet. Not sure what they use now but I don't think it's any cheaper 20 years later.

      The first contractor didn't want to tear it open to find out what was wrong, let alone fix it. Sad. I do hope Mike fixed the entry door, 😊

      @@denisegaylord382 Mike said he would fix the entrance door but he was more concerned about the lack of insulation when he says he is going to do something he does exactly what he says

      The code probably says insulation they can then present the paperwork to authorities saying we insulated, plus fitting a few batt insulation is probably a lot cheaper and quicker to do... To fluff out the profit margins for the developer

    U say get your home inspected but the downfall who do you trust? Especially 99% of home inspectors are teaming up with the real estate business. So in my past experience they are working together to make money & not doing their inspection properly. I need work done but don't know who to trust.

    I have mixed feelings about spray foam insulation. It may work fine, but what if you later need to get into the wall to repair, replace, or re-route plumbing or electrical? All that got buried under the foam, so now you have to carve it out, which is much messier than just removing batt insulation....

      true also my concern, although for something like a garage or areas that dont have much utility in the wall like an exterior wall it can work well.
      Also might be more messy but at least its not itchy lol

    Funny Mike Holms is so good. Yet the dry wall on the wall was hung the wrong direction.

      @mikenicholson2548 Judging by your comment it is clear that your knowledge of hanging drywall is extremely limited! First of all drywall is usually hung horizontally because your average home has 8 foot ceilings and sheet rock is commonly 4X8 depending on the size of the room, When hung horizontally with 8 foot ceilings there is much less cutting plus having a seam midway up the wall is much easier to tape and finish! But in this case those walls are less than 8’ so hanging the drywall vertically is much smarter, As a contractor the goal is to get the job done as fast as possible (as long as it’s done properly)and minimize the waste! It’s funny how everyone thinks that they know better, The problem is people don’t know what they don’t know end it really brings out the ignorance in people!

    The reason spray foam was not called in is because that could have been seen as a specialty. Which would have meant more time and possibly more money from the contractor or builder's. These were quick in 'n' out builder's. The faster and cheaper they work the more take home cash they have.

      You marry an asian woman be ready to probably take care of her parents as well. especially Japanese or Chinese. In those cultures, the children are seen to owe the parents for birthing and raising them and in China you can be arrested for not taking care of your parents if their 60 and over.
