My God this guy is a living king I am 18 years old and have worked since the age of 15. from paperboy to restaurants I come from a extremely wealthy family who forces me to stand up on my own feet and dosnt provide financial support I still stay at home which is a plus and work alot I go to university and study construction management and had recently realised that I wasn't going to be a millionaire by 30 so I started to look for business opportunities whether it was amazon delivery service with a startup of 10k or simply investing in stocks I realised that these things weren't for me and looked into property. I first thought that what I would do is that I would save 25k and get a morgage for a home costing 200k and renting it out as I would still live with parents until I'm 23 or uni is finished I then realised although this great with I will not suit my goals and the I started to look more and more into rent to rent property and I am happy say that with the videos that you have put up so generously I will be finally ready to dabble into the world of rent to rent. ❤❤ bro thank you honestly you dont know what this has done for me.

Im looking to secure a few r2r deals before investing my own money but I'm scratching my head a little on one part of the process! There are quite a few management agreement's online which I dont mind paying for but I'm weary of picking the wrong one! Have also checked with a local solicitors and it can be quite costly to create one from scratch... It would be great to see more content around the contracts needed for rent 2 rent and what are the best places to source them!

Hey Samuel not sure if I agree with your first examples (Uber and Airb&b) as they have a leverage over the resources i.e. They offer a service whereby you are obligated to them not the other way around. As a R2R agent your obligation is to the landlord of the property therefore you assume most of the risk (bad tenants, covid rules, long term contract, etc) Uber and Airb&b do not. They can simply just sever the contract without any issues or losses. You as a R2R manager cannot since tenants are protected more under the law these days and you are under a contract to provide rent to the landlord every month regardless.

Rent to rent is easy to find in retirement communities where people leave during the winter/ summers. You offer to take care of their rentals and just rent them at a higher costs to make up for management fees. But you don’t make appreciation. Or loan paydown with this strategy...
Donnell Bailey That’s not quite what I meant. Landlords that are retired and travel during some parts of the year need someone to watch their rentals for them. If you “rent” that rental then sublease it for $200 more than your rented it for the $200 is the management fee you are indirectly charging.

As a manager, what would i be responsible for? just finding the tenants and signing the contracts, or maintenance, like what if they need a new washing machine or oven, cleaners etc is the landlord responsible for the property and you the tenants. problems like the washing machine, do you organise finding a new one and delivery and the landlord pays the bill because its his asset......is there ways to either mitigate or protect your cashflow from unforeseen expenses....basically how are the operational maintanence and utility bills split between landlord and R2R manager...p.s. any advice for someone in Coventry.......cheers keep up the great material i'm learning a lot.

Rent2Rent was good once but is dead now. I myself started R2R about 10 years ago, renting from private landords and converting properties to HMO's. Yet I am moving away from this business model. I just returned two HMO's to the respective owners in last two months. I have another two R2R HMO's lined up to return to owner which I will replace with own properties as soon as I can hopefully within the next 6 months. I aim to retain only the ones where the owner would hold the HMO licence himself so responsibilities would be shared more fairly. There was a time where you could easily scale business with R2R. Now in the current market I find that the "juice is not anymore worth the squeeze". There might be areas where R2R still works or if you are a negotiation genious which I am not. I just count numbers. So therefore from my perspective, I would advise focussing on buying suitable properties, doing a back to brick refurb if needed, making them futurproof and easy to manage in future, matching your business model. It's slower but you might be there sooner :-)

I live in the north east and the towns are full of houses that southerners seen online and bought to rent and cant rent them. You need to know the town.
SA is fantastic however you are correct to say this is not passive income, it's a lot of hard work where you must be totally on the ball at all times to get good reviews and have a handy man or husband🤣🤣 ready 24hrs a day that as an example can unblock that toilet at 2 o'clock in the morning or meet and greet at all hours! If you are prepared for the hard work there are results if you have the right property in the right place!
Hey Samuel. How can I ensure I have the proper contracts in place, in Canada, and what do you think in your course would apply in Canada? I have my first deal set up, doing a subletting deal... My landlord agreed to it from the start and has the opportunity to screen my tenants before I lease to them.
