Great house Nick. We bought in Castiglione Fiorentino two years ago. Just love this town, many people live here from all over the world. The train station is great for access to Rome, Perugia or Florence and Bologna.

This is definitely a hidden gem and priced very well IMO. Well worth putting a few dollars into it to make it magnificent once again. The floors and doors are beautiful. The resident ghost closing the door during your out take was very classy as well. :).

LOVE THIS ONE!!! What a jewel! Oh my goodness, those ceilings are stunningly beautiful. They definitely look like Medici frescoes. This place needs quite a bit of work, and I prefer radiators over that the gas stove, but the potential is unlimited. I know what renovations cost here in the U.S. but realistically, what would it cost to renovate the bathroom, move the kitchen into one of the larger rooms and restore the frescoes? Guessing around 200,000-250,000 Euros? More?
The hole palace was surely very beautiful once. Now we see a couple of frescos on the ceilings, but the rest destroyed. I am surprised they left the original floors untouched. It's actually a shame that so many old palaces and castles are divided in small apartments with only a few rooms. And no respect for the fantastic frescos and stuccos done by extremely skilled craftsmen. Now everything has been taken down, been overpainted. Flat ceilings have often been put up, that hide beautiful arches and star ceilings. The owners have sold everything that can be sold, to those who restore dilapidated castles in France, and some also shipped over to the United States. It's sad.
What a steal, Nick! Even though it needs quite a bit of work, it’s a beautiful apartment with so many possibilities, as you pointed out. I would paint over the dark stenciling in the reception room to highlight the painted vignettes & ceiling. This is magnificent property! $140k euros, train staton 5 minutes away with an hour and a half commute to Florence. It’s really unbelievable. And yes, I would absolutely turn the current kitchen into a 2nd bathroom and move the kitchen into the first room with the fireplace.

Now that’s what I’m talking about! Personality in a property. I commented on your luxury property with the restored barn and business for about £2.5 million. It was very nice but not my cup of tea. It was very bland in colour and design and showed little personality. I appreciated it but there was nothing that excites me as it was almost perfect. I love this place and would choose this anyday!!
The space at the back between the 2 bedrooms with the bathroom at the end is perfect for turning into 2 ensuites for those bedrooms. The current kitchen could be laundry and guest bathroom, kitchen in the first room on the right as suggested and larder turns into a cloak and boot room 👍
You're not serious about the price, are you? I was way off. Of course this is a fixer-upper, but it's a wonderful opportunity to buy a piece of history. Regarding the frescos, is it cost-effective to restore them? For me, all of those patched cracks seriously detract from the beauty. Another great find and a fantastic presentation! I got a good laugh at the frantic search for the light switch and then rewarded with one illuminated bulb. Bravo, Nick!
I agree with you: a) the town is always worth visiting, very charming, especially "the balcony" with a splendid view of Tuscany b) a dark bedroom is a must - as a German, I really need the Rolladen (rolling shutters) c) the appartment has a huge potential and the frescoes are to die for albaeit a lot of hard work is needed The outtake at the end is just phenomenal - you could literally see me ROTFL ;) Regards from DE - have nice weekend Joachim

As someone who works in the cultural and heritage sector, you need to be aware that restoration of this sort of property will be strictly monitored by the Superintendence Cultural heritage regarding every single aspect, even down to the type of mortar used for repairing cracks etc. You would probably be looking at restoration costs equal to the original property price at the very least, and that's assuming you don't come across any nasty surprises. And having worked with the Superintendence dept in Tuscany, I'd strongly advise investing in a good wig, as just the bureaucracy will have you pulling all your hair out before you finish. My advice....."run away"! Though if you're particularly wealthy, then you can just get a specialist approved restoration company to carry it out. Just make sure you have deep pockets and a large wallet.
Please revisit some of your houses after they're sold so we can see how they were remodelled! This one is an absolute gem. If noone buys it soon, I may have to step up my schedule and snatch this one up
I have been following this property in my favs for at least 18 months. Its gorge! My search is now starting in ernest as I now live here. I will do a trip to CF soon to see a few places, this will be on the list if still for sale. The only downside is no balcony at the back, just a juliet at the front, to the wall.

I agree with you:
a) the town is always worth visiting, very charming, especially "the balcony" with a splendid view of Tuscany
b) a dark bedroom is a must - as a German, I really need the Rolladen (rolling shutters)
c) the appartment has a huge potential and the frescoes are to die for albaeit a lot of hard work is needed
The outtake at the end is just phenomenal - you could literally see me ROTFL ;)

As someone who works in the cultural and heritage sector, you need to be aware that restoration of this sort of property will be strictly monitored by the Superintendence Cultural heritage regarding every single aspect, even down to the type of mortar used for repairing cracks etc. You would probably be looking at restoration costs equal to the original property price at the very least, and that's assuming you don't come across any nasty surprises. And having worked with the Superintendence dept in Tuscany, I'd strongly advise investing in a good wig, as just the bureaucracy will have you pulling all your hair out before you finish. My advice....."run away"! Though if you're particularly wealthy, then you can just get a specialist approved restoration company to carry it out. Just make sure you have deep pockets and a large wallet.

I have been following this property in my favs for at least 18 months. Its gorge! My search is now starting in ernest as I now live here. I will do a trip to CF soon to see a few places, this will be on the list if still for sale. The only downside is no balcony at the back, just a juliet at the front, to the wall.
