    I was told by my mom that credit card were bad and not to get one. So in the last 6 months I finally got one and my credit went from 400 to 647. I wished I've done it sooner.

    I'm 58 and my wife and I are VERY worried about our future, gas and food prices rising daily. We have had our savings dwindle with the cost of living into the stratosphere, we are finding it impossible to replace it. We can get by, but cant seem to get ahead. My condolences to anyone retiring in this crisis, 40years nonstop just for a crooked system to take all you worked for

    ❤ great tips! The market is certainly normalizing and I do feel that serious of buyers. I need to sharpen up their credit scores. Last time I was here I was only three weeks into my new job as a real estate agent. Now I am four weeks in and have done a handful of open houses. More and more visitors are showing up. I’ve also heard of agents talk about multiple offers more often. The market is certainly picking up and buyers will have more competition. Thank you for sharing the tips! I do feel that a buyers I need videos like this to be more educated prior to making such a big purchase.❤

      Thank you! The wild thing coming out is that people with lower credit scores actually will be getting better rates then higher scores in the next few months. No joke. I will be doing some videos on it. Check out Fannie and Freddie new loan level pricing adjusters.

    I think a housing crash will happen because all those people who bought homes over asking price, although it was at a low interest rate, they are over their heads. They have no equity if the housing prices continue to go down, and if for whatever reason they cannot afford the house anymore and it goes into foreclosure because even if they try to sell, they will not make any money. I think this will happen to a lot of people especially with the massive layoff predicted for the future and the cost of living rising at a high speed.

      For 2023, it’s hard to nail down specific predictions for the housing market is because it’s not yet clear how quickly or how much the Federal Reserve can bring down inflation and borrowing costs without tanking buyer demand for everything from homes to cars.

      I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too.       @@hermanramos7092 Do you mind sharing info on the adviser who assisted you? been saving for pension since age 18 - company scheme. along the way I hit higher tax, so I added to my company pension with a SIPP (tax benefits) I'm 50 now and would love to grow my finance more aggressively, there are a few cars I still wish to drive, a few mega holidays.

    Those Non-tradtional credit-credit letters are extremely hard to get aside from rent history. It's a whole lot of phone calls and redirecting. Dealing with people who have no clue what a credit letter is. I had an internet company that only sent invoices of monthly payments, not a ledger of payment history. Then another one didn't seem to want to give me the billing or collections contact information, then gave me an empty promise. Then didn't call me back. If you have no credit, expect frustration. It definitely makes you regret never building your credit, being a stay at home mom for six years and not making payments on anything, it definitely hurts. I'm in the process of finding those credit letters.

    Excellent! 5:00 document income, 8:20 assets and down payment, 10:50 mental prepare, 13:35 rental lease consideration. Instead of scrambling later on, find a good real estate attorney and a good home inspector that you will use once you find that dream home.

    2 years ago I had a few things to go collection and I kind of gave up during covid. Over the past year and a half I’ve opened several (3-4 credit cards and been perfect on my stuff). My question is should I pay off these old collections or keep saving for down payment? I’m a 100% disabled veteran for over 13 years. I have full VA Loan Benefits Left, but lower credit score still unfortunately. 540-550 credit karma scores. Should I just pay off collections $11,000 total in collections. I would love some advice ❤

    I am a college student, recently engaged. I have been working full time since January 2022 and at least part time since June 21. My fiancé is a Nurse and has been working full time since June 2022 and part time since January 2021. We are looking to possibly by our first house together. We both have good credit (above 700) .     Random question: does renewing/updating a pre-approval require another hard inquiry/credit hit or is it as simple as sending in updated documents? The way the market is I’m not expecting to find something in the first couple of months of looking and will likely have to do this at least a few times.

      You typically have 21 days to have multiple lenders run or re run your credit. After that you will get another hard inquiry. Your best bet is to get your credit score from one lender, and instead of sending all your documents to other lenders just send them your credit score and details about the house and they can give you a ball park estimate. Dont let multiple lenders run your credit if you dont have to

    I want to buy next year. You mentioned about how credit is. Today I got email from one of my credit cards capital one increasing my limit to now over 6k. Now have two credit cards over 5K limits. Underwriter would like to see that. Of course balances will be kept low.
    Hope at time I apply for the pre approval I’ll have higher fico scores that are used for mortgages.

      @@gennlyles Was just a limit increase, account has been open now 4 years this month. Likely was a soft pull. Capital One used FICO Bankcard Score 8 to make approval decisions for their credit cards

    I've been in biz 3 yrs with steady increase of income (110k-120k) but low net first two years because I didn't expect to sell my home in 2022 but I couldn't refuse the great offer!
    So I'm working with two years of low net (because of deductions) This year I'm at 150k gross but havent filed yet. Credit score 720....I was told if I can show a net of 70k I would be approved for up to 220k. Does that sound right? I don't want a home over 200k because it's just my son and I, I'm almost 50 and he is 16 so I don't need a big house but I do want land around my home. I have 50k for down payment but I don't want to use it all.
    Im surprised you didnt discuss interest rates..its crazy🤢

    Hi Jen, what's the maximum origination pts for the VA? If a lender made me sign to lock in rates, but found out later that I'm not happy with other terms, can I switch to another lender?

      Call me after 11 pacific and let’s go over what you are locked into. 99% of the time you can switch lenders only time you cannot would be if it’s the builders lender AND your purchase contract says you have to notify them and only have ability to switch 60-99 days before close. All other circumstances you can switch lenders 707-478-0637

    When you pull credit does it matter which credit bureau you use or do you just take the average of them? For my own credit I have 180 point difference between the top and bottom of the 3.

      180 point swing? 1 bureau is reporting something the other 2 are not. That is typical cause of such a difference

    Also is it true if you get down payment assistance, the interest rate would be higher than using your own money? My old lender told me that.

      Depends on part of country but overall I would say 80% of our clients get seller to pay their closing costs

    Hi Jennifer, Im debating Filing a BK again. Last time i filed was 2012 and it was finalized in march 2013.Just asking because i have so many lates that are hurting my score and i have one collection and a repo, Do you think its a good idea to file so i can be ready in 1.5 to 2 years? or should i just leave my credit alone, keep paying my bills on time and keep my DTI low? Im also a veteran on benefits and hoping to get me a job soon.

      I would chat with a BK lawyer and a credit expert. For credit call Ken Strey at scorewell 925-478-5213 let him know you are a veteran and I said to call you and see what he says.

    We have been so scared to apply
    For a morage.about 7 yrs ago mortgage company burned my husband and I we had everything together even our home with buyers they pulled our credit over over again we had a brand new built home they blew us out of the water knocked my credit from 720 to under 500😢 so i turn green 🤢 thinking about it. Then the mortgage company closes up.

      Yes! We just bought our house last week with 3.5% down on FHA. Im sure there are other deciding factors like credit score, DTI and such. But yes its possible!

      There will be more listings in May and more competition. December is when I see deals as investors want houses off their books by year end and only real sellers list during the holidays

    So how do your company calculate DTI for Tax exclude income (due to Bona fide Residence or Physical presence test)? Do you gross up 125% for that type of income for VA loan?

      If the income is non taxable we gross up to 125%. Not sure what you mean by due to bona fide residence or physical presence test

    I’m so nervous we are planning to sell our home in the next few months to a family member and then we hope to find the home that works great for us by the end of summer. However, we have an international trip coming up in just four weeks to Scotland for two weeks and I’m trying to figure out how to use our money without it going against us we’ve gotten our credit start core up 100 points. We’re ready to start looking, but until my cousins are ready to really purchase we were stuck and then we’re going out of town and everyone’s like oh they look at what you spend your money on blah blah blah but we’ve had this planned for a year and I’m not putting my vacation Assad just because of the house is there any way around it? Will they be forgiving knowing that we’ve had this planned for a lot before we even thought about selling sorry I know as long as it is I got so much stuff going through my head and no one has any good Suggestions

    Just had a seller reject my offer because I had a VA loan. I offered asking price and put 3% earnest money, he did not want to entertain it plus wanted over 150k earnest deposit; sitting on the market for over 30 days and I am his first offer. Really confusing, figured if I would offer list price there would not be a problem, guess I was wrong. Now I have to be selective about which loan I use, went with VA because it had the lowest interest rate.

      This isn’t about it being a VA loan. This is about a crazy seller 150k in emd makes no sense unless you are buying a 2+ million dollar home. There is a reason that house has been on the market for 30 days and it is not because of your VA loan

    Personally I don't think mint is the best way to figure out what can be afforded. It tells me I can only afford a house that's $158,000. In CA, that's not even close to the price of a 1b/1ba condo. I have 100% VA disability and SSDI, is there a site that's friendlier to use when I input those two as income?

      I was tool stupid to file for disability. Now 29 years later its sort of too late. I haven't worked in the last 29 years due to I couldn't.
