    One of the best property channel so far. Agreed wont drop. If our land prices drop, means Singspore fail liao. We will never let singapore fail

    Anything like tiered TVL and stamp duty, will widen the wealth gap, because people who are rich does not care about all these. It will make it difficult for the low and mid to upgrade.

    15-20 years. 1.5 million would be nothing. Unless our chicken rice and coffee is going to be cheaper. Prices going up for property is just keeping up with inflation.

      yup i'm also realising 1.5mil will be norm , but maybe it wont take 15-20 yrs.
      yesterday i noticed the taxi flag down rate was $5. i only remembered it to be $2.40 "during my day" . i dont think chicken rice and kopi o kosong will drop below pre-covid days. buy bitcoin

      @@HeroHomessg but google seems to be upcoming with willow. Quantum computing seems to he threatening bitcoin. I am pretty much trading terrawulf bitcoin mining share. With declining population consumption will go down. Demand go down. Prices go down. But with less worker production also go down. Means probably we have a dip in price first then we will get a increase in price again due to reduced production.

    Maintain at million dollars for HDB is ok, due to dual incomes. Great idea. You can be a minister.

    when parents pass on... thats like 10-30 years in the making and by then rules probably have changed. Maybe you can own a second home without absd then? They can't even predict 5 years into the future not to say 20-30 years.

      Yup, long term policy changes are hard to predict. no ABSD for second (or 3rd) property will be many Singaporean's wet dream :D no need to decouple etc etc. Hopefully policy changes are proactive than reactive in future

      @@HeroHomessg population decline is global. When the boomer generation die off. Most countries would need to entice people to live in their country. As indicted with japan with a looser migrant and immigration policy. We had this coming too. Remember the closing of primary and secondary schools due to them not filling up? The wet dream would be when property prices can remain and there is rental demand. If property prices drop and u can have multiple but there is no rental income would be many people’s nightmare.

    Who can afford a million dollar flat? Millionaires in the end. I am not sure how SUSTAINABLE can a nation that is aging, low birth rate society continue this insanity (well, only through imported citizens perhaps)
    Dont be deceive by the paper valuation. Yes, one might have ONE house VALUED high, you still end up only one house to stay and own, regardless what is the value, you sell high you still need to buy higher to stay. - Unless you can own TWO properties to rent out one, all this valuation is just paper value.
    Mark my words, only Govt gets to benefit. Because almost all the properties are 99 years lease. Decaying lease and all owner are just aging towards their RIP. Valuation remains in the air talk. Till a day, no one can afford and less young people population can afford, thats it, it will CRASH hard or remains DEAD valuation.
    Its a sad thing, SG people chases the local properties in ending locking their cash on illiquid, dead money, hype up illusional asset.

      These are socio-economic issues rightly brought up. current CPF policies are not supportive of our old population and low birth rates, cos young buyers cannot use CPF and loan to finances old HDB flats. Focus should shift towards creating a balanced and inclusive housing market for both young and old properties. if not, who will be buying the old old flats in toa payoh, bedok and marsiling?

      haha i'd be very happy to be very wrong this time! personally i feel HDB prices are not affordable right now. but market conditions have changed now, can't remain stubborn to think that HDB prices are designed to drop even though MND minister doing his best to "cool HDB prices"
