    A few tips you have understand before investing.
    City center condo or not. They will promises everything in their agreement. Free gym, 2 free parking, swimming pools and 20 year contract to rent from owner. Once 90% of the condos are sold. They change management. Ditching all promises made through legal agreement. End up to be charged for all that used to be free. Not only we lost for paying the 5 year loan. They only rented for 4 years. The water charge rates are horribly high. All repair cost are at almost 10x the normal rates as we are not allowed to hire contractors which are not under their management.
    We tried to sell. But the management has the right to disapprove who we sell it to. So due to the increasing monthly charges, we sold it back to the management at below market value. And 3 of my friends has the same fate at different condos. Malaysian or not if you dont have the backup plan. They can sue you for more profit as the lawyers we hired are also "related" under their company.

    A competent, clean government will take no part in a private company project or foreigner owned developed property, unfortunately , it is not this case here due to vast Royalty interests involved.Secondly, we still don't have a clean competent government even after 2018 historic unseat of BN government.

      Without govt help , the forest city will be a real failure and sour point forever.
      There is merit to do this as it actually can make the area into a vibrant productive areas being close to Singapore and to the coming major Port in Malacca developed by China .
      This would bring jobs to the area.
      There will be lots of Chinese and Singapore companies will be investing etc.

      Not really true.
      The project was already existed even before the Madani govt. So Madani govt has no part in it.
      Yes, by revitalising it , is just like rescuing those many abandoned project.
      It is a good project . Only thing is it needs certain advantages and that advantages are what the Madani provided to revive the project.
      It is better to make it profitable, collect taxes and complements the Malacca big port project and provide JB more residential and commercial units now idle to accommodate the influx of many Singaporeans and Malaysians with the opening of the RTS link between Singapor/Malaysia.
      Know the economics.
      The govt is doing the right thing

    The only thing successful about investing in Forrest City is that you’d get to see success across the border in Singapore from the comfort of your balcony, and that’s the only success you’ll see. But, at least you get to breathe in the vapours of success coming originating from Singapore.

      They sold a concept but never attracted me at all. 15 years ago I moved to Sydney Australia, I sold off everything and bought up properties in Sydney. Today it has gone up 3 fold. The moral of the story, you cannot rely on a government that rule the country by race and religion. There cannot be any progress. Forest City, I choked.

The problem with Forest City, or any other mega-projects, failed because of the inability of the government to realize that their people are nit able to afford to buy or spend in these places. A nation must have the critical consumer population to even go ahead with projects like these. Don't put the cart in front of the horse.

      Malaysia should have thought carefully before building the mega city.
      Where to get so many people to live and *work* in Forest City. At least a million people.
      They people have to be of a certain standard. (Sorry, I am not looking down on the poor.)
      Definitely must have foreigners, as 100% local population, the project will not work.
      How to plan that, what sort of quota.
      What employment opportunities for foreigners and locals can be created there be.
      A financial hub cannot spring up overnight. It has to be build up. Infrastructure together with the professional manpower.
      Forest City should have started out small, and then expand over the years.
      What Anwar can do now, is open up the FC in stages. Maybe one island at a time.

    It would become a joint JB-Singapore Special Economic Zone. The HSR from Kunming connects Laos, Cambodia, Thailand, Malaysia, and Singapore will be built after the former PM of Malaysia canceled it. Furthermore, the Singapore to JB MRT will enhance transportation from the Rain Forest location. Except for one of the 8 apartments completed recently, the rest were occupied.

    I was heavily into MY RE when this was happening. The big developers all knew this was a corrupt development with the idea of making it a Chinese beachhead - where Chinese could come and stay as long as they wanted, work, launder money, etc. All told me to avoid Eskandar like the plauge.
    I sold everything I had in Malaysia as it was clear the "Chinese boom" would not be allowed to last as it was just too much currency leaving China. The MYR was at 3.0 USD and property prices doubled in Penang in 4 years as Chinese money flowed in. The last 3 properties I sold went to mainland buyers looking to park cash. They came and looked at a property for 3 or 4 minutes and made an offer on the spot. And then left the properties empty for 5 years even though they were fully furnished and ready to be rented.
    I can now buy the same properties back for less (in USD terms) 10 years later.
    Country Gardens is worth about USD40 per square meter at best. There were developments on Penang Island that were that price back in 2006. I paid $USD 62 psf for Miami Green in Penang back in 2006 to 2009 - a very nice and stable development.

    I stayed in one of the houses. A RM2 mollion home. It's haunted. I lost 4 solitaire diamond rings. I told the hostess about it, she too is a foreigner. She ribbish it off. All that was left in my bag was a watch & 2 imitation rings & a cheap gold plated ring. I mix the rings all in a bag when l left my house to stay with her. When l wrnt back home l wanted to put them back for safe keeping. To my horror, all 4 solitaires disappeared. I wore those rings regularly but hospital procedure requested l remove it that Thursday. Friday, l was in my friend's place. I kept them in my bag mixed with others. Saturday l wrnt home. That night l found them all missing. I suspected her or the toyol. She's jobless, husband works overseas. Period.

    I see no problem with the project including marketing it. The only big issue is when the leaders inside the country were not united at all. That surely becomes a main ingredients for failure and sounding an alarm bell to the tourists and foreign investors. I have high respect for Mahathir, but what he did had just brought more bad image to Malaysia rather than uplift its already struggling economy. The project was already ongoing, and the only thing the Gov't of Malaysia could've done to address those issues of foreign influx and securities of its local citizens is to pass newer legislations and policies to ensure the safeguards and benefits that are more advantageous to the improvement of the economy and its local citizens while promoting and making the project attractive to foreign clients.

A high-speed rail that can take passengers from Singapore to KL in 90 mins will be in demand compared to flight because a train is still needed to reach KL from KLIA.
      Considering that over 300,000 Johoreans work in Singapore and commute via motorbikes on a daily basis, LRT will be in demand once RTS is operational as commuters can take the LRT to RTS link and then the MRT in Singapore. It is not a stretch to say it's possible to commute from Johor to Singapore daily for work within 1 hour of travelling time. Hence, why properties near RTS are selling like hot cakes now.

      They are angry although the country is rich, only the foreigners are reaping it and the cost of living is sky high. The government spend a lot on useless defense with no enemy to fight so they pick on Malaysia.

    Visited this place before, the sale-person snobbishly told "only applicable to China citizen, not for Malaysian. You can see but don't ask at all". Lack of cultural and art elements. It is waiting to be a failure project.

    There's a saying about throwing good money after bad. You just have to Google who is largest shareholder, to know what's going on. Spoiler: not the govt / tax payer. Buyers holding the bag now also from China, not Malaysians as it's far too expensive for us.

    Building demand % should match earning %, since malaysia is 40/40/20 for low ,mid, high income, they should follow this rule in designing a city.

    Some studio apartment unit there stay some 20 adults. They are doing their cooking at the corridors. Worse than any thing, I have ever seen.

    Too big to fail, but it has fail in big time. For such project it very difficult to save it from failling in big time. Only country interest can come close to save sure investment. Such investment can draw down any investor. Even a country. The feasibility and viability studies is crucial. It is difficult to let it off on such a failure. It is difficult to reverse it.
