She's also NOT late on her payments but... took out a HELOC (which is where the foreclosure stems from). Less than $35K is the reason for the upcoming sale, if you can believe it! I suggested Subto and she is open! :) Any advice? She wants to keep the home BUT would take a cash offer. Has a handicap relative so she REALLY wants to remain in the home. The sheriff does not show up right away, be honest please, well not in CA at least.. The attorneys have to send it to the judge first for review and that might take sometime, and then to the sheriff's dept., etc.

There is no set amount and it depends how much you want to give them or how much they want. Keep in mind they might want A LOT OF MONEY. So you gotta make it work for you also. Sometimes there asking price is negotiable.

I say this out of genuine curiosity so please dont take this like i am being condensending. Why present so many options to them? They are confused and stressed as it is. Wouldent it be better to present them with just a few options that would help them the most? If you look up the study that was done on giving too many options to people it shows that the more options you give the harder it is for them to make a decision.

I always present these options to preforeclosure sellers when I go doorknocking. The most commonly mentioned option by the owner is # 3.
