Thanks alot sir because I can't understand the concept of leverage, I calculate everything from chatgpt only the thing is EMI as emi I can't understand, I thought that emi would be 10k or 15k but when I calculated the emi with 8% annual till 16 years was approx 55k.
its applicable in US/canada as home loan interest rate is very low and EMI many time equal to monthly rent, but not possible in India, here rental yield is 3-4% whereas loan rate is 8.75%
When the price/house is 1 crore and 80% is bank loan, EMI will be more than 5 lacs/month for 10 years if 5 houses are bought at a loan of 8.75%. How can one pay 5 lacs/month for 10 years ?
Builders are claiming on public platforms, social media that they can sell their property for 60% less, even earning profits.but actually onsite(ground reality), that's not the real scene.😢
