Boy it's chilly here this morning at camp, -4F with a stiff wind from the north. Loading more wood in the stove so we can thaw out! Hope you're having a great start to the day, Amanda! I hope Sierra will continue to be ok. I lost my 90 pound lap dog, Wrangler, to cancer last summer. He was ten and we didn't even know he had it. Less than a week and a horrible shock. I see you cherish her and I'm glad to see that. Their lives are so infinitely precious.

With most real estate transactions in the US, especially land, it's up to the buyer and his/her RE broker to gather any useful information on a property (land, home, home w/land etc...) during the feasibility period (due diligence period) to help a buyer make the decision to buy or not to buy a property...Hope this helps!

I've seen a few places claiming this where they don't want you to build. And they want limits to stays. I don't think its right. I wonder if it can be fought, and if they are just doing this to prevent new society evolutions of progression where people want to be free. I think there's incentive to keep people paying rent in the cities.
Its also hard to know when you look at land, it feels like its a crap shoot. You can't tell on any place if they will have similar rules somehow. They seem to be able to throw up road blocks for anyone.

I need a new mattress. The one I have isn't bad. But it's too firm for me personally. I like a bit more cushion. But like you said "I sleep hot", even during the middle of winter I have a box fan on and sometimes even have the window cracked, cause if I get hot or feel too warm getting into bed it makes sleeping SO much harder and a lot more uncomfortable. No one likes waking up slick in their own sweat. I also have arthritis at 28 and muscle/nerve damage so finding a mattress that could help with all that or make me forget about my aches and pains when I am sleeping would be ideal.
Love watching how you and Sierra interact in your day to day. I can tell how much that dog loves you and it's so heart warming. You always make sure she is cozy, warm, and very well fed. I LOVE that you call her "Stinker" it makes me smile everytime.

REALLY great quality, lightweight for ease of transport, and simple to set up. It's an investment but I love it! Phil from Down2Mob Overland rocks a Kodiak "cabin" canvas tent and he loves it. If you ever buy land, you need to get a soil test and survey and make your contract contingent upon it. These two will advised you if the land is buildable. This equivalent to getting a home inspection on a house. Never buy land with these two. Yes, it is nonrefundable fees for the service but it will save you a whole lot of money in the long run.

Hey Bryan, I actually just sold that parcel and I will be doing all of my winter camping in Northern AZ. It's odd to say this but they get way better accumulation than Southern Colorado but the season is a little shorter. I'm not one to give out winter camping info since it's so hard to come by but I will tell you to look into the county maintenance road schedule for areas that you want to hit. Lots of times there are old homesteads back in the forest on the county road maintenance schedule and those roads will be plowed. This allows much deeper access into the backcountry during winter. Most of the trails are closed but you can find a few trail systems that are still open all winter (mainly at lower elevations). Hope this info helps, have fun out there. ~ Brian

Sounds like you really love the spot other than that you can't build. Who's making that call, county, insurance? Not sure what your goals are, but can't build what? A "legal residence", or something more akin to a "storage" building? One compromise might be to attempt to have sellers help cover cost of pouring a big concrete wedge above the building sight to deflect potential mud/rockfall. Not an easy project, but doable. Hard to judge level of risk just from the vids, but looks like you have some pretty significant exposure to being hit from stuff coming down from above, so if you don't end up getting out of the deal, you'll want to address that one way or another.
