Very lovely home. Love the tile work throughout. Love the use of pocket doors. And i also love there is more than one way in and, as well as the kitchen island that could be moveable. Lovely French doors? (I think off dining area)? Regardless, a door. The only thing I would do differently is a deck off the kitchen/dining areas and a bi-fold window with a bar top below. But that could be a later add-on. This home itself is perfection.👏👏👏👏😍🥂🥂🥂

This is my dream house. Simple but elegant. Very homey. It gives you vibes of comfy , inviting you to go home everyday to relax and recharge. It gives you a sense of calm, your very own spot within the city but ouf its hassle and bustles. If i have millions right now, in God's grace I will not hesitate to build this. This is where you want to be when you get old and gray. This house model have all the elements I want. Not too huge for a small family like mine, a veranda that you can relax on a summer day. Probably a little more space outside the floor plan for gardening where you can plant fruit bearing trees and other air cleaning plants and then you put a lot of lights outside. Its going be very beautiful at night with all those lights on, in the trees as much as it is so invitingly relaxing at night. My prayer that I hope in God's perfect time he will give me this at the age that I can still enjoy, and appreciate and love. When he do, I pray that he may fill this house with peace so that when someone enter my house they will feel the peace, they can feel safe and feel relax and comrfortable to sooth their tired mind and body. In God's perfect time.

@lorettatayor5840 additionally if one must have 2 floors , providing for the installation of a
      Residential lift
      would be nice .
Myself I prefer a back porch , and a secluded yard in back
Be nice to have covered parking for my jeep adjacent to the kitchen , which needn't be so big, losing that console/island would be a big plus for me .

I went on and on about the other two story house yall did about a week ago. ... but I believe you top it with this one. Jasper house should strictly spealize in two story tiny houses because no one can beat yall design and creativity. I love the pantry ... kitchen set up ... fireplace.... upstairs bedroom were off the charts...I love that bathroom with the tub upstairs. I could live there and be proud to call it my home. You could only do a twin sized Murphy bed with the bed folding down horizontally due to the short ceiling/wall height on the second floor. The computer generated design is deceptive with the actual dimensions of the space in the house and especially on the second floor.

They almost got this one right. Almost. No place to hang wet dripping coats unless you carry them half way thru the house to stick them in the laundry room....great, drip all over the floor on your way to hopefully have a spot there to hang them. And then the powder room right by where you eat. Nice, great smells and sounds while someone may be eating or visiting with friends 5 feet away in the living/lounge area. Might be better to combine laundry with powder room where the pantry is. But yay there's FINALLY some place to store your brooms, mops, vacuum etc. However, there's no Linen close set upstates to store towels, hygiene products, make up, etc. So I guess you just drip dry?

I'd do away with that table and upper cabinet by the front door and just install a closet, for hanging coats in. Also, do away with that chandelier in the living room - it overpowers the space and looks like it would be in the way of seeing the television. For that matter, I'd switch out the fireplace for one of those low linear ones so the television could be lowered to a more comfortable viewing height.

I was working with a prefab kit company in Northern California that claimed they would design or you could pick one of their designs. Most of there prefabs were 1500-2500 square feet and upwards. Only 2-3 were under 1000 s.f. The people helping me couldn't do basic things like transcribe my design into CAD or figure out simple things like bay windows. They wanted me to learn CAD design. Considering I need a house it was a very strange request on their part. They were lying about their abilities because they don't make anything on small homes. It wasn't worth their time. They want you to pick one from their book, Americans have become so lazy they put on a good show but really don't care so why lie. I like your designs. I like the idea of a rectangular home, very simple and less costs but it seems like on this one in particular for a 2 BR, there is way too many kitchen cabinets and storage that is just not necessary. It looks great don't get me wrong. It is overkill in my opinion. I wonder if you made it bigger what it would be like or the ability to add on to it in the future. I guess I like the idea of open floor plans but having lived in loft spaces it bothered me at times not having walls to hang art or divide the spaces easier and found myself frustrated at times. I think rich people like these open homes because they don't actually live in them or raise families in them, they are get aways where they can show off their wealth and ostentatiousness, drink wine, and pamper their "friends". It is all a big show for people. Your small homes harken back to another time when people cared about craftsmanship, design and functionality. Everything is so carefully placed for ergonomics in the kitchen and bath, and space is saved or maximized for energy and sustainability which we have somehow lost with people wanting to live in apartments in the sunbelt or pay high heating bills. You are definitely on the right track and this is only a personal observation. I prefer your small fancy designs but a little bigger would be cool too. I know that 16 by 30 feet seems small but only 2 BR isn't going to fit a family or guests, is all I am saying. Only 480 s.f. that is small. Incredible!

To much wasted space! No place for a dryer, and it is illy placed you can’t get the door open for a washer dryer combo.a buffet which never has real usable storage as a kitchen island? Really! ( try putting the kitchen cabinets on that wall with a window over the sink. Then an island and a bump out window area opposite to house a table. Have 10 feet at the back of the house wall between dining and pantry, then put in laundry. 1/2 bath and a pantry. Pantry just has a poor lay out. Poor tub choice and placement as you can not get under it. Upstairs where do you put a dresser? Take the extra 10 feet you could gain from downstairs and put in walk-in closet’s opposite bathroom wall so you don’t have to hear that at night. Then someone gains the ability of moving the bed to another wall and there is room for a dresser. Pus if placed correctly it can be over the dining room bump out which would give you two to three feet more for the bathroom upstairs being able to readjust the tub and you would be able to put in cabinet storage which is always needed. People need storage. You have three beautiful windows in the stairwell which is wasted because you can not see them open it up. Yes it looks pretty but function wise no. I’m sorry. I love house plans but they irritate me think about living. Most people start a tiny living project and grow tired. However when you think about even a tiny house which I lived in which had little storage from the 1950’s., single person buys it and then suddenly they are happier start dating when didn’t plN on it there moving in or moving out have a kid etc. so then in my mind I start opening every drawer wher are the plates and glasses going where Are the spice I cook where are my pantry items? Where do I put the 50 towels I have for company. Oh shoot where am I going to store the laundry? Above all else can I have a closet to put my nasty broom, and dustpan, mop bucket ,vacuumed that is not where the clothes go? I’m sorry constructive ADHD. Please don’t be offended!

no sink in laundry. make that more storage space or shelves. so where is the hot water heater and storage closet for cleaning supplies or linens??? needs work. maybe in the corner of the downstairs bath put a standing storage closet for everything. linens & cleaning supplies. no downstairs bathtub or shower. ??? yep needs fixing. no chimney for fireplace unless 🤔🤨😐 it's gas. not handicap acessable, as the beds are upstairs.

More stark white, black, grey, beige, green. At least you popped a little more color in. Have you ever considered painting the walls egg shell colors? I like white, but everything is the same old colors of stark white black grey beige green.

One thing I don't like about this design is that the laundry room is downstairs. Why wouldn't you have the laundry room upstairs, where the bedrooms are? With this design, the dirty clothes and towels have to be brought downstairs to wash, dry, and fold. Then carried back upstairs to be put away. It makes no sense but I see it a lot.

That’s a lot of house on a tiny lot. I don’t get the idea of light sconces aside the upstairs from window. What are they for? I’d just make the window wider.
My kitchen doesn’t work without a microwave. I cook for most of my meals every other week. I do like the idea of a pantry though.

White everywhere-when does the clinic open? No real fireplace? And combo washer/dryers are awful. It takes forever for clothes to dry. Do you park your car in a tree when there's snow removal?

This is my favorite by far so far. As an antiquarian I'd definitely convert all the modernism to a more 1800's feel, but that wouldn't be hard at all. The design has good bones. If possible, me being me, I'd add a deep wraparound porch around the entire perimeter. But again, good bones.
PLEASE, JasperTran, tell me where a builders plan can be found. Otherwise you're just dangling sweets in front of us and snatching them away. I'm sure you don't mean to do that.

I'm going to guess you do not cook or clean floors. I'm also going to guess you have never lived in a house you have designed. The footprint of this house is ample for a comfortable home. The faults are so numerous to start counting here. I would be writing from now until doomsday.

I like all the windows. It makes the place airy and looks larger than it is. The toilet opening directly into the living/dining area isn't ideal. The pantry counter is a good place for appliances that you don't use every day.
