    When you're buying a property, there are a lot of things to think about. But if the property already has tenants, there are some additional considerations you need to take into account. One of the biggest advantages of buying a property with tenants is that it can immediately generate income. This is especially helpful if you're an investor looking for a property that will generate positive cash flow from day one. Additionally, if the tenant has been in the unit for awhile and is up-to-date on rent, this can provide some peace of mind knowing that you won't have to worry about finding a new tenant right away.
    Are there any cons?
    Of course, there are always two sides to every coin. If the tenant is behind on rent or has caused damage to the unit, this can end up being a financial burden for the new owner.

    without assignment of lease tenants don't pay rent technically .

    When there is a holdover tenant, refusing to leave an estate property (no lease), and there is a pending sale, can the seller's attorney request an expedited hearing in eviction court? Thank you!
