um, if you are that clueless, sell the property...steps depend on what state you are in.....you really need a lawyer since you don't even know where to start.
Hello! I do not have an insurance that would cover tenants getting injured on a property of mine. If I mention in the contract that “I am not responsible for any injuries to the tenants” would I still be responsible if something happens to a tenant?
Nope you will still be responsible if the injury is due to a structural issue. You must always provide a stable safe rental. You can however require for them to purchase Renters Insurance which would cover damages to your property by them and insure them medically.
Get the proper insurance. If, they are hurt and you don't have the very minimum/basic insurance then, a lawyer can easily come after you. Because all home owners basically have to have this type of insurance you will get ZERO sympathy from a judge and NO sympathy from a jury. In fact a jury is liable to award the tenant even more money. Recently our state as part of the judgement against a landlord said he couldn't operate in the state for so many years. So you could literally lose your property and business for being too CHEAP to follow the law.
I have a tenant that refuses to pay the last months rent so what do you do? He says he has a deposit which he does but I know there is damages.
