The BUYER'S Closing Disclosure Explained!
who cares, what a simpleton
She’s acting like the parcel number is some insane secret
its cool, charge her rent for the land. $600 a month sounds fair.
OMG that is literally so so crazy, super wild 🤪
good breakdown
Watch out for the due on sale/ due on transfer police. They drive up and down the streets watching for these shenanigans😂
Probate?
Most people family lines in the lower class are ending
Thank goodness too
@@jeron3966 👍 right. Everything right now... no plans.
i think its because it does go to the state if nobody pays the taxes
You shouldn't tell the general public that they will only get $42 if they so choose to become part of the settlement. It sounds like you are on only the realtors side.
Dave is correct. Husband may also be ordered to pay all or part of the mortgage, but defaults. The wife and kids lose the house to foreclosure. A better solution is to order the house to be sold as part of the settlement. The wife may not qualify to refinance in her own name.
yes
I bought my home without an agent- shook hands went to escrow, done. You don’t need an agent- they have you all fooled.
Question. We cannot say that the buyers agent will get paid whatever the seller is offering. But what would stop us from changing the BA at a later time?
Nothing, so long as your buyer agrees!
Awesome clarification and presentation. Thank you!
Are people really that stupid ?
This is why it's not your problem. You are just "in-between"
Nope! All can be learn and executed in a week or even a day. Bought my house did all the legwork and my agent walked away with about 15k in commission.
It's called a survey.
This is why you always do research first.
Also if you have a POD on an account this will override all that even a will.
What is the average hourly rate for a real estate agent for listing or buying?
Yall heard her say nigga right
omg she had to she had to actually do work, what a nightmare.
Lol
Bitter much. If being a Real Estate agent so easily and they make too much money, why aren't you one?
What an idiot!😂
A whole extra cleaning, that Was wild!!!
That's why I have everything in joint custody with rights to survivorship. Cut through the bs.
I’m not asking the local zoning ordinance they can eat a bag of dog excrement. Stop playing by their BS made up rules leave the damn American dream like we’re supposed to you and live your own life, these jackasses have ruined our existence long enough they are never allowed any power over us at all ever again anymore.
Please, most realtors for years have acted like 6% was required. If I asked a realtor 10 years ago to negotiate any of their fees they would have looked at me like I had four heads. And they’re taking the buyers agent compensation off the mls so realtors can’t not show a certain house because they are offering a lower percentage commission.
Dangling modifier. As a real estate attorney, people often fail to understand...
Comps...... lol
Buddy has a zero tolerance policy 😂
This is about transparency and nothing more. I agree that things may go back to the way they were because the sellers will see the value in compensating buyers agents to bring them to their properties. Right now, they don't because the agent's narrative is dogmatic.
Excellent information. Mahalo!
No one should work for free, being a full time realtor rely on 100% commission is a pipe dream. One big broker I was with before said the main business is to find clients.
You are amazing, thank you. Back in the days, listing agents were custom to double pop, now seller doesnt want to pay commission to buyer agent? i hope Buyers stand up to ask for their own repression, if buyers have to pay the fee, they will ask to lower listing price anyway.
I just don’t comprehend why people think “is ok for me, but not for them”. Just be a law abiding citizen and life will be easier!
Just sold my house a couple weeks ago. Buyers agent cost my buyer an extra $65k because he didn’t know anything about contracts. Idk if the buyer agent added any value and still got paid.
Doesn’t that depend on the STATE❓
Answer: living will
My uncles used his POA my grandad gave to him in live and put Grandparents house into his wife’s name 6 years after he passed away. POA was not granted with that purpose.
The husband complaint is only valid if it is a habit of the wife to constantly sign them up for stuff first without saying anything to him. Then I'd understand his outburst because then he has to be responsible for whatever mess she gets them into if there is a problem. On the other hand if this is just a pet peeve that he's overreacting about, then thats a problem as well. Then it becomes a game of, "Since I have authority in some way in the relationship or whatever, I'm going to hold that over you to get what I want. Even if it is ultimately very petty." At that point your being an asshole and lowkey narcissistic if not outright so.
Doing ANYTHING to the property of a dead person when the property hasn't been divided - for practical purposes, if the court hasn't ruled how the property shall be divided is illegal and may carry criminal offences. You had a shared account with your spouse and s/he passed? Don't touch that card.
Fr? How do widdows survive the first few week-months-etc if they have exclusively shared accounts??
Actually it depends on the state with regards to spouses. Most states essentially say that joint property such as bank accounts pass to the spouse.
@@ElleISOElohimmost states view joint bank accounts between spouses as passing to the surviving spouse. Issues may arise if the accounts weren’t in both names.
If this is occurring on your rental properties it's a sign to me that you don't have the proper checks and balances in place! If you have an empty property you need to be making sure that you're going by that property on a daily basis. If you want to be a landlord on the west coast get ready because the squatters have more rights than you do! If you do not go tour your property and that person gets some time inside of your rental. You'll be waiting another 6 months to a year just to get them evicted from squatting on your property!!! The police will not help you and the justice system is backlogged.
This is a caveat that seems so intuitive, but I never would have thought about unless you brought it up. Thanks for the education!
Thank you. Can the Rstsye also be the person with power of atty?
he says what she says after the clip ends. so she just cut the clip and regurgitates what he said to make herself look smart.
Was she procuring cause? If not, she doesn’t deserve a damn thing. I have something for her….I just walked my dog. Also, is she licensed and working for a BROKER?
a couple of times… hahaha
I would be retiring or working less in 5 years, and I'm curious to know best how people split their pay, how much of it goes into savings, spendings or investments, I earn around $250K per year but nothing to show for it yet.
predicting short-term market movements is extremely difficult in reality. It also essentially requires the investor to be right twice: they must perfectly time both their entrance to and exit from the market.
predicting short-term market movements is extremely difficult in reality. It also essentially requires the investor to be right twice: they must perfectly time both their entrance to and exit from the market.!!
That is exactly the reason I stopped taking advise from TH-camrs; in the long run, I only end up with a jumbled collection of stocks and bonds. Whereas all I needed to earn over $350k in less than two years was guidance from a true market expert.!
I hope you don't mind if I ask you recommend this particular professional you use their service? I have quite a lots of difficulty sorting myself out in this downtime.""
