    Fine job once again. My builder installed a wall to wall Granite counter over my washer and dryer and a drop-in utility tub. We love it for folding clothes.

    Great work once again Brad. It says allot about your work & character when the home owner let's you come back and walk through their home. If they weren't happy, they definitely wouldn't want to hear from you let alone allow you to set foot in their property! Amazing house btw

    Hi Brad ,I've been in some Pretty high end Homes.
    Not too many caught my attention.
    This one is definitely my Style as far as High $.
    Maybe because I'm from MA. But it's classy yet comfy.
    Thank You to the owner for letting us see beyond the front door 👏🎃🍁.
    In MA they say to paint your porch Ceilings Blue to keep the Devil at Bay 😱.
    We had two Doors. One was Front the other was set Back. It went to the Kitchen from the same L porch just set Back.
    We ate there all Summer three meals.
    Winter we brought the big table in. Family of 9.
    Nicely Done Brad 🙌.

    Does the irrigation water have high iron content? Looks like the concrete has rust staining.

      Yes this property is on well water! We have a very extensive purification system for the home but the sprinkler system is just straight from the well… I didn’t notice it until I saw the drone shots! I guess this is what you get with country living🤔

    Yes love the video! Beautiful home for a young wealthy family lol me I’m 61 and trying to down size after a lifetime of accumulating stuff!!! Our home is almost paid for and it’s a big ole brick house over 100 years old too much house for just hubby and I.

      This home is a young family so they can appreciate and use a larger home at this stage of their life!

    TH-cam recommended this video for me, I'm an armchair building critic who has lived in and visited real Colonial homes across the country, so some of this will seem cruel:
    * One of the most significant characteristics of a Colonial is the symmetry. I'd love to see a matching wing on the other side.
    * The chair rail (the top height of the "plinth of the pedestal" from the classical orders) is too high for the height of the ceiling - oddly enough, the window sills are about the correct height and had you continued the line from the sill to the top of the chair rail it would have tied together better - it's also a bit flat to the wall for what it's supposed to be... consistency in quality is hard, and it's a sure sign of a master.
    * OMG shoe moulding! EVERYWHERE!!! Was there a special on that, or did the warehouse need to liquidate material in a hurry due to a fire? Seriously though, shoe moulding is a sure sign the flooring installer and finish carpenter were not talking to each other (and so they build the base of the wall moulding to cover for that lack of communication), and no visual style was really settled on and enforced by the architect or the home owner/customer.
    * Weird that the alcohol cabinet @4:00 ("...I drink some Scotch..." yeah you do...) is also not proportioned well for the room, and is separate from the wall for such a substantial peiece of furnature.
    * The downstairs rooms have beams, but the oportunity to put in columns to visually support the load is missed - those columns also help to bring the visual break from one space to another down to floor level. This appears to already kind of be done with the paneled wainscoting giving way to painted drywall around a corner, but that transition seems "forced".
    * Light fixures - cheap 6" recessed cans everywhere, modern AF. I would have wanted to see the non-period fixtures hidden very well, putting more priority on the period-esque light fixtures and hardware.
    * The detail of having that exterior window to balance the face of the building is good - but it reeks of needing to evaluate the floor plan for optimizating away how it ended up in a wierd place at the height of the stairs-landing inside.
    * Speaking of the exterior windows, those dormers should have been in line with the windows to the lower floors both on the main house and the garage
    * Columns don't match the style of the building, and they don't line up with the beams correctly. The capitals here are flush with the entablature (beam) where the column shaft itself should be in-line with the face of the entablature with the capitals protruding (could have shrunken the beam visually to make this correct - a big box-beam makes this problem even worse IMO).
    I'd call this "Colonial-ish" or "Colonial-chic" perhaps, definately a Colonial-Revival-Revival at best. Some of this is on the customter - he said it himself he "lived and worked around colonial homes" and wanted something familiar. It's hard to give someone what they want when they only have a passing famliarity about it. This is however a chance for you as a builder to learn new things about old ways - those things you learn you can use to advocate for details in the design-phase for customers who have an idea, but no knowledge, and want to be wowed.

      there’s lots of things that I’m sure that could have been done different but, I was under the direction of the homeowners wishes!
      In regards to the base shoe, the wood flooring material was delayed so we move forward with installing the trim before the wood floors, which created the need for the base shoe.

    Hey Brad! Great Job! Quick question - we're in the process of developing home plans with an architect. My wife wants a walk-out bay window in the front of the home. Isn't it important to excavate under the bay window or is cantilevered fine if 2 feet or fewer?

      You said walk out bay window are you putting a door in that cantilever?
      If so, you need a foundation underneath it… But if it’s just a bay window, it’s not necessary to have a foundation below it but it Hass to stay at least 8 inches below grade

    3.5mil? I don't see anything in the house that would boost the price to 1,000 per sq ft. The flooring is nice and the siding is an upgrade, but I don't see the 3.5mil.
    I don't understand how a custom builder is so obsessed with LVT. Do you suggest that to your clients?

      The home did not cost $3 1/2 million.
      (i’m not sure where you got that information?)
      I’m not a big fan of LVT flooring but my clients have the option to select wood,carpet,tile, LVT…whatever they wish… And a lot of them are choosing LVT! I just find that interesting 🤔

    Another great build, this house was beautiful, not really my taste, but a very classy farm house...quick question, I'm sure you designed and built your home, in my experience when I was younger (a lot younger) I worked for several builders, and they did fantastic work, but for some reason their own houses were always a work in progress, kitchens half built, plywood floor in half the house. They were always so busy that they never finished their own houses...I guess what I'm getting at is, what does your house look like and is it a work in progress? Thanks for another great video...🎺🎺

      What you’re seeing is the well water iron from the sprinkler system! Looks bad… very hard to stay ahead of it

      In my market if you can find a home on several acres it will sell even if it’s a disaster!! So when you get a home of this caliber, size and expansive views it will easily demand well over $1.5+ million.
