As an out of state person i found this video very helpful. Now is end of sept/2021. I have made about 4 offers but could not buy a house i want. This is probably some interesting observation i want to share: Hot selling houses but vacant + short duration of ownership mean this market is just getting bubbled like most other places. People are buying and selling for profit. I am not aure true market can be this hot. Gulf breeze is the hottest one. I am not sure why because other places could be a lot better but rating is attractive

If you like crowded perhaps GB is for you. We did try Navarre but neighborhoods just are not for us. We chose acreage and cotton fields for neighbors in 32571.
Most people that i know who live in Gulf Breeze carry flood insurance. My home hasn’t flooded in the last 20 years but I still carry flood insurance at a cost of $900 per year.
You might want to update your information because I own a home here in 32563 and they are building on every and any empty lot they can find and the prices here have went thru the roof if you can even find a house for sale
Lived in Pensacola crime was low what happened who is doing crime in the once family town.. in fact crime was very very low in the 70s the area lived .. people friendly.. life was good.. husband stationed there and finished college there.. The beach had few homes Destin was bare.. traffic small. Oh the rent was great now terrible I hear.. neighborhoods were safe.. Friends told me I would be shocked to see the old neighborhood.. wanted to go back but doesn't seem to be a good choice anymore what they are telling me.. hate where I live now .. I miss Pensacola a lot..
Thanks for the comment..Yes while many things have changed the Pensacola area is still more affordable than most other parts of Florida. We certainly still have great beaches and a great military community… come back for visit. I certainly enjoyed everything that Gulf Breeze has to offer!
@@puertoricanpapi2011 If you're staying in Escambia County, for schools the Cantonment area. Otherwise head over to Pace. Gulf Breeze if you have the money for it. (I feel qualified to speak here as a school district employee)

There's certainly pros and cons to each area. Pace is a great area and is certainly getting more congested with the growth.
