    When you talk about assignment of the deal to a wholesaler have you already caught up the payments and get reimbursed by the wholesaler?

    Hey Jamel, love your videos - I've been working hard on closing more lease to purchase deals as of late. I was wondering if you could go into or discuss more on converting these types of deals. I have mastered lead gen, and getting them on the phone but converting has really been a struggle. I sure would appreciate another perspective on the matter. Thanks for always sharing.

    So when you acquire a property subto that needs a little work, do you have the work done to get it to market value before you lease option it or can you lease option it for market value as-is? Im closing on my first subto deal in a few days and want to lease option it but i was going to get it painted and put new windows and everything before i did so i could get the most from it. Awesome video BTW. Thanks in advance.

      Depends on the circumstances. Most of the time, if I do a lease option I hold the buyer accountable for rehab and repairs. It creates pride of homeownership.

    So with the wholesale exit. What if the investor can no longer make the payments? Do you become liable in some way as the original seller's name is still on the mortgage right?

      Traditional seller finance occurs when there isn’t a mortgage on the property.
      Subject to is a better solution.

    when taking over a mortgage, is it possible that you would need to be approved by the lender? I was under the impression that some lenders require approval to transfer the mortgage for buyers who originally put down less than 20%...

      No qualification needed. Your seller's name stays on the mortgage. You simply take ownership of the property.

      Great plan. But don't overthink it. That will lead to procrastination Let an attorney close your creative deals, and you'll be fine..

    Would you consider a wrap mortgage to be more in the favor of the seller? That way they can recover the property in the event that the monthly payments aren’t made?

    I have been educating myself so much on Subject-to deals, I have several that I’ve came across but hesitated to close the deals. Nobody gets deep with info about how they are insuring the property. That’s important! Any advice on that?

    How do you usually find subject to deals? No one seems to ever tell that part or Atleast I haven’t seen any videos of it no where. Thanks in advance

    Here is the situation I'm in.... property has 70k remaining on loan. Value of home is 130-140k. Needs about 15-20k in rehab. Cld I get the property and fix it up and be all in for 90k then refinance at 80% ?
    That wld be 104-112k...70k wld pay the original loan, I'd get back my rehab money and then pocket the rest (14-30k) and just rent the property to a tenant?
    Am I missing something here?

      Maurice sounds like you are looking to do the BRRRrrrrr Strategy? If this were my property I would not consider using that exit strategy. I would as Jamel said use the Lease to purchase option as my exit strategy. Why? because it will give you cash upfront (downpayment) Cash Flow during and best of all back-end cash. What is the Purchase Price? Then get the PITI? Figure out what the cash flow would be (PITI (subtract) Market Rent)=(Cashflow). That should help you gauge if this is a deal worth doing. Once you have that figured then you just structure the deal according to the client needs to create a win-win-win solution for all. For example Purchase Price is $120k, the seller owes $70k so that means the seller has $50k worth of equity in the property. Once agreed you would continue paying the bank (PITI) then structuring out the seller's payment for $50k. As long as your combined payments of PITI + Seller Payments are not over what you make from your tenant-buyer your golden (PITI = $850 + Seller Payments =$150 = $1000 - Tenant-Buyer payments = $1,650 - $1000 - $1650 = $650 in Cashflow). You then sell that property for $160k, receiving a downpayment of $16k and a monthly payment of $1650 per month. You would now potentially make 16k from the down payment, $650 per month in cash flow, plus $40k or so in back-end profits. Hope that helps.

    I wish I saw this video earlier. I attempted to explain sub2 to a seller that more than likely would have done the deal. His question was, “how do I make money since the property is already rented? My response, “we would give the tenant 30 days, then pay 5-10% down payment”. I was confused and I think I started confusion him. Long story short, he me NO 😭!
