Seal that grout, seal that grout, seal that grout. With all the rain you get, the foot traffic you can expect, and the lighter color grout, sealing it now will save headaches later. Looking great!
They need to put sealed toppers on the walls and fences too, if not, they will have to replace them every year due to water intrusion if they continue to neglect it.
Sealing the grout only keeps things from getting in immediately. After five minutes or so it still absorbs moisture. The only thing that cleans grout fully is a steam cleaner with a wand. Dirt still discolors the grout.
And I know you like to work harder, not smarter Matt, but next time you apply grout you can use the sponge immediately after application, before it dries, and you will save yourself a LOT of trouble...
If there is any chance that the lower area of your property can flood when the river overflows, I would build the house up by the road. The original house was built there for a reason. This is my 3,000 miles away, never seen your property, opinion. Love you guys, and Congratulations on your recent nuptials!

I agree I have been watching them for a few years the farm is new but they have not gone through a hurricane on this property that I know of that valley might flood or worse!
I think the lower land area is still quite a ways above the river. They've already been through a rainy season there as well, and it didn't come close.

Dug 3K (yes, 3K) and never hit water and the drill broke a bit. They were building an A-frame( the lamest thing you can build). I don't see their vids anymore (maybe I need to look harder, but it was painful to watch). Never-the-less, ya gotta give these folks some credit. The young lady is staunch and well, can discard a bra. Laying stone and then doing the grout is, putting up drywall and then tapping and sanding and painting. It's work. The kind of work, that if you have any brains you don't make a career of. Start a business, with a good crew if you can manage that. Well, time for me to shutup.
The project is really coming along . The entry and privacy wall out front was time and money well spent . It makes a statement : Strong , clean and private !

Hiring a few machine operators was the smart thing to do. You guys have both been on a steep learning curve, and you are doing wonderful things. Hey guys, I think a deck is a great idea. Maybe even a portion of it a screened enclosure to escape any little bugs. It will really make The RV feel larger. You can even put a grill outside and enjoy some nice meals in the outdoors. However, I'm not opposed to you guys just hitting that sailboat and taking a trip. LOL
My thought of what to do while waiting for permits: knowing it'll be 4 to 8 weeks - go sailing for 2 or 3 weeks; come back and work on a 'hangout area' that you'll have a better idea of since you will have talked it over while languidly cruising the area. The problem is, by then, hurricane season will be upon you. That could be a good thing in that you'll learn if and how badly the property floods. Build the house on stilts anyway. Someday there will be another Maria.

It's called Herringbone(French or not), but auto-correct will get you every time. It's named after the way a " herring bone " looks after the meat has been stripped off the bones. Think back to old school cartoons where the fisherman flicking his rod n reel back and forth, has to deal with big fish in the ocean and cats on land.

Have you ever considered building an ad-a-room to your trailer with a master bedroom and living room. Putting a peek roof over the whole structure so that in the future you can remove your trailer and ad 2nd bedroom dining room and kitchen. You guys rock! 👍

I’d only build a rain catchment system with a few 1500 gal poly tanks with a steel catchment roof. To send water bellow. Beats using tap water or river water rain is 99% pure.

im from a U.S. territory and i dont want to deal with hurricanes, power outages and no water issues anymore so i prefer to live on the mainland. i suppose every region has its bout with mother nature so ill take the snow storms. ive never seen snow until i moved here so im just enjoying it.this is an interesting build.
It is so hard to make a decision to remove the old part, like the farmhouse. I so understand, as I made similar decisions as I am currently rebuilding/restoring a 1930 log cabin near Asheville NC. I say you build a big permanent shop/garage down where your new house will be while you're waiting for the permits and house plans. It'll give you a place to build projects inside out of the rain and you can always use a big storage building on a farm. You could also build a nice little cottage where the old house was that your guests that come to visit could stay and you could Airbnb it for additional income.
Arecibo has some nice gardens with reasonable prices on road #2. Byron Pike Nursery is really nice, too. In Arecibo, theres plenty of gardens. You don't have to go far to San Juan. Hope you find what you're looking for.
Cleaning the grout off tile as you go is the best way to ensure easy cleanup . Squish into crevices and wipe with paddle, then wipe off face of rile with sponge. It'll still leave some residue to cleanup but not as severe as you had to do.
Put in a little pond, but don't use goldfish, put in Talapia, they grow quick and really taste good. Can't wait to see what kind of house design you come up with. We are currently having a small house built on our off-grid property in southern Alabama, It's a dome house that will be 1500 square feet, there will be two sleeping lofts upstairs, they will have a 7 foot head clearance, so nobody wacks their head like they do in a tiny house. The dome is being constructed with sandbags, it will be a concrete/ sand mix and each layer of sandbags will be wetted thoroughly before the next layer is laid. The outside and inside of the dome will be sprayed with SPS (polyurethane foam) 4 inches thick which should give us a good insulation value. The roof structure will be 6 inch I beams set at 36 inch centers and tied into the beams already coming up from the foundation. The roof panels being installed are made from titanium and according to the architect and contractor can withstand winds of 290 mph. We are also having a dome skylight installed. We went with a dome house because our property is only 3 hours north of Panama City, Florida and is hurricane central.

Good to see the old building (and the rat nest) go! Be sure to pick your house location carefully. That stream running through your property may turn into deep/wide river come hurricane time, so think "elevation!" Excellent progress.
If you find the gravel going onto the tile irritating there is a clear rock glue you could put up front there to help with that issue. must have been nice to watch someone else do the work for a change! Excited to see whats next!

I'd definitely put a seal over that herring bone entry. Certain clear seals make the colors so much better on that stone. And it goes right over the grout and protects it as well. I think a little peaked roof over your foot gate would look great made of stained wood like the gate is.

Sealing it can also bring the tile color out. Then reseal it every couple years or so....

You can take a sponge a little stucco and go over concrete splash on the entrance walls to get rid of the splatter

Cleaning the grout off tile as you go is the best way to ensure easy cleanup . Squish into crevices and wipe with paddle, then wipe off face of rile with sponge. It'll still leave some residue to cleanup but not as severe as you had to do.

Put in a little pond, but don't use goldfish, put in Talapia, they grow quick and really taste good. Can't wait to see what kind of house design you come up with. We are currently having a small house built on our off-grid property in southern Alabama, It's a dome house that will be 1500 square feet, there will be two sleeping lofts upstairs, they will have a 7 foot head clearance, so nobody wacks their head like they do in a tiny house. The dome is being constructed with sandbags, it will be a concrete/ sand mix and each layer of sandbags will be wetted thoroughly before the next layer is laid. The outside and inside of the dome will be sprayed with SPS (polyurethane foam) 4 inches thick which should give us a good insulation value. The roof structure will be 6 inch I beams set at 36 inch centers and tied into the beams already coming up from the foundation. The roof panels being installed are made from titanium and according to the architect and contractor can withstand winds of 290 mph. We are also having a dome skylight installed. We went with a dome house because our property is only 3 hours north of Panama City, Florida and is hurricane central.

On a side note, about you're chickens, have you thought about building smaller, _Moveable_ houses? I saw a homesteading fellow who builds his no more than two feet high, he says they really dont need more than that. Best part is, NOT having to go _Inside_ a nasty, poopy coop to clean it... just move it to a new/clean patch fertilizing the grass as you go. As design savy as you are Matt, this would be fun for you to create!

I'd definitely put a seal over that herring bone entry. Certain clear seals make the colors so much better on that stone. And it goes right over the grout and protects it as well.
I think a little peaked roof over your foot gate would look great made of stained wood like the gate is.

Just checked the doppler and it stated y'all are in an excessive heat zone. Meaning it hotter by 10+degrees everyday. 98° is actually 108° . Be carefull and stay hydrated. Lil' Matilda needs her daddy to protect her and Kristen !

My suggestion for where the old house area would be a utility shed, and then a beautiful garden that you can enjoy. It would enhance the front entrance when you come in the driveway down to your house.
Whatever you decide it will be better than the old house.
