      No bedroom for grandma or grandad downstairs. Secondly it's a bit cramped with 3 units, less privacy . However the designer maximised the space.

    Why houses in Nigeria don't have garden??
    In ZA we value houses that have outdoor green spaces. It's a necessity for us.

      Yeah, it's really a much more serious problem than many developers do realize... However, some do have.... Infact, it's mandatory for some estates to offer set backs from the road to give room for compulsory greenery. And the backyards too usually have flower beds also, which could vary depending on land size.
      There's a place called Carlton Gate Estate, whenever I'm back home visiting family there, I could swear it looks like I've arrived in the Beverly Hills of Western Africa, also there's Nicon Town, both in the heart of Lekki though, but i hear there are a few others somewhat like these too.... And then some even have way too much greenery for its own good, such as VGC and it's neighboring Eleganza Estate (I only knew these ones through Google search) lol.

      This has troubled my mind too. no nature/green spaces around the houses just concrete. Very unhealthy for the mind and body. Even the grasses tend to be synthetic 😩.

      @@macaulayoba5961 that’s why you need the garden. The green plants absorb the sun. If not the concrete you have on the floor acts like a cooking pot. That’s why Lagos is so hot 😂. Blame the government though for poor town planning

    Am Ghanaian , I saw a comment on social media about price of houses between Ghana and Nigeria and I decided to do a watch out .
    And can boldly tell you that, houses in Nigeria 4sale are much more better, neat , beautiful and affordable than the ones in Ghana .
    Now , in Ghana. People are complaining especially the Africa Americans that houses and buying of lands are too expensive and I can boldly say is true compared to the Nigeria ones.
    I think of the leaders of Nigeria will stand on their feets and put things in places. Most of the Africa Americans will locate there.
    But as for they chose Ghana because of the rates of crimes, securities and stability of electricity . There are crimes everywhere in the world but Ghana is ahead of Nigeria when it comes to that
    In Ghana, you can walk 24hrs especially midnight but in Nigeria is very hard to experience that but I can tell you that, houses 4sale in Nigeria currently is the best in West Africa.

    The Lord knows if I have the money I would buy all 3 units. The developer did a good job with the design. The only con in my opinion is there's no green area. Overall it is beautifully built. 👍🏾

    This house is very nice and you can tell the developer has an eye for aesthetics. Not sure why the choice of those black busy looking tiles though...when building to sell minimalism is key! Meanwhile where exactly is IIASAN? everywhere na Lekki these days.

    This house is big... that I love about it! But those mismatched tiles everywhere, give off the vibes of too many things going on. Not classy at all. But this looks like a good buy overall.
    PS: This type of house is called triplex, not a duplex.

      @@homeishome3901 you seems to miss the point,nobody is talking about buying the house for $1 or getting it for free but what any reasonable person is trying to say right now is somethings need to come before some other things as in we are not getting our priorities right in this country.we all know the truth but we always shy from facing the facts,whats the point in buying houses of million of dollars in a country where there is no drainage,no security no electricity no hospitals putting targets on your back.tell me the sense in buying iPhone 50 in a country where the network is almost zero compared to western world, a country where your iPhone 12 can not be put to its fullest potential due to network issue apart from taking pictures to display on Facebook and instalgram for show-off.
      A car or $50 000 and above in a country with no good road networks no spare parts,we spends millions of $ buying cars ,phones and lots of stuff from outside,we never see anything wrong in just being a consuming country while we have the potential of producing but since profesors works under stacks illiterates we are now wondering how we got to this bus-stop?we only only buys and spend,not producing, not exporting, the very few that produces we don't patronise them, very soon we will start getting $1 to #1000

      The parking space can accommodate up to 6 cars, which will be shared equally amongst the owners of each unit.

    This is spectacular ..love it ...but for 60 , million naira ..is too cheap ..that just 157 thousand dollars only...beat you this type of house here in Canada...you're looking it for almost 1.5 millions dollar...why so cheap in nijah like these...I love it and the price is very right...

    I think this house has great finishing. The furniture are of good quality, as far as I know. The rooms are spacious and I like the choice of the tiles used in the living and bedroom areas. However, what I don't understand is why all bathroom windows are internal facing windows. Why the windows are not built to get in air from natural sources is over my head. I can bet there are no vents to get air out of these spaces since the structure didn't make provision for air circulation. Even the window for the guest bath is also internal facing! Like seriously, who designed this house? The "pantry" looks like a bathroom area to me. The kitchen gadgets are a little bit on the small side. Asides these nit comments, I like the external aesthetics of the building (disregarding the far-from-complete-building it has as a neighbor).

    Inasmuch as location is everything (in the words of Warren Buffet), this home Is okay though, in fact, it's beyond *Okay* as it's actually very affordable in contrast to what's usually offered at that price point...
    However, yes, it's although subjective, but I do think it'll had been a better use of space if the Madam's room weren't a thing, that way, the Master's bedroom would had enjoyed the luxury of a much larger bedroom with a walk-in wardrobe and space for an actual king sized Jacuzzi, and potentially had space for a living area or a wine cellar,too. And oh, I think that kitchen must have to stay the way it is, cause if you throw in an island then it'll suddenly become cramped.

    Sorry , but no . Kitchen is too small , for a large house, there's no space for the dining, the windows are really small. The different tiles aren't really a necessity ,in the end it's too much going on. The only good parts of the house, are the balconies and the bedrooms look nice and big.
    All in all, I love the realtor lady's delivery ,almost makes it convincing 😅❤️

      Ifedinma, if you do your own money exchange, N60m in $ is about $127,000 and not $157,000. So it works out better to do your own exchange and pay in naira.

      @Miss reign there definitely is , because marketers may use The Central Bank Rate of maybe N350/$1 when the actual market rate could be N470/$1. You could end up wasting 20%-30% extra by not doing the exchange your self

      The important point is that all advertising and marketing us a lower CBN rate when calculating forex. The market rate is always way higher.

    ? that narrow space next to the living room? could that have been an architecture mistake? it has a window or a sliding glass door but its so narrow and small. also, there's too many textures and styles in almost every space.it's like the architect and designer couldnt make up their minds on what style/design for the living areas, so they just decided to use 3 styles/designs in a living area. tiles on almost every wall?

    The living room floor is a 👎🏽 . That silver railing is a 👎🏽.Kitchen is aaaaa!!! for the price if that house .The windows r too tiny .

    So after investing 60 mil I will sit in the floor to eat? For a master bedroom to be in d top floor it needs lift, as for the tiles , they are cheap and ugly , keep them neutral , bathroom cabinets are ugly it’s old fashion now just put up a large and beautiful mirror, architect is lazy and bushman as houses are designed with indoor gardens rooftop gardens, look at how Brazil designs homes and learn a thing or two .

    The Exterior looks okay, just okay but the interior is so ugly. Those wall mounted water heaters are so ugly. I prefer tankless water heaters. The chandelier downstairs is too low hanging people can bump into it at any time. Our architects must learn to roll out less expensive, and energy-efficient designs.

      Stop criticizing!!! Estates in Lagos don't have such issues as security, hence why you pay above average...The extra cost covers all that..✌😊🇳🇬🙌

    I guess this might be considered good by Nigerian standards, but I'm overwhelmingly underwhelmed. I wouldn't pay $1 for this unless I didn't have an option. Also, why bother investing even in a shack in a failed 💩 🕳 country with no security, electricity, health care, integrity and zero maintainance culture.
