    Investing in property may not always be a wise decision as evidenced by the struggles faced by many of my friends who got stuck with properties they purchased and were unable to sell. Instead, opting for more liquid assets that can be easily converted into cash when required is a safer option. It is worth noting that many young people are currently showing a lack of interest in buying a house, which may lead to challenges in the future.

      The problem of your friends then would be the wrong choice of project, instead of the entire asset class. Why some people make a lot from property while some struggle even at one, or even none?
      Then the lack of interest in buying a house, I believe its because of the high entry price and commitment. I agree it's challenging to own one, but I hope it's not just a convenience excuse to continue burning money on lifestyle elements. You don't want to buy a property because you will not be able to afford new car, or shoes, or vacation for a while after that. But guess what, you're only young once. Imagine when we are in our 40s-50s, everyone else has several but we are still considering our first?

    tbh, there are just too many property made for airbnb in mind... killing hotels, and is overpriced.
    400 - 500 sqft at RM500k - 600k+.
    yes, IF its going well, u gain alot.. but with so many these kind of project around, are u confident enough u can rent it out daily? will u have the time to manage? u sure u can gain good enough share from operators? they dont even have the time to manage so many units
    IF its not doing well, can you sell the property? 600k+ for 500sqft unit... how many willing to buy?
    i stopped my brother in buying one of these unit, 400k+ for 500k+ valuated unit. even so, its still expensive. it will give u hard time in the future. there are just too many

    Hi my father has made a terrible investment move more than a decade ago - purchased a commercial shop lot at Station 18, Ipoh. He even renovated the shop, but it led to no use. Foreign immigrants stole the shop aluminium gate, window grills and light fixtures, it has become an illegal dumpster. My father is trying to push this liability to me as an ‘inheritance’. May I ask are we entitled for any compensation, be it at the council/government/developer level? Thanks. You’re welcomed to pay a visit to this large area of neglected shops near the ‘biggest’ shopping mall in Ipoh.

    Lol, I have 2 properties on my mid 22😂 As MrTan said, below market prices for my 1st, 2nd is a huge township project. Lower 20percent from market price is the best, I guess

      @@wh-gg7du Bank Valuation and market price. I got it below market price from seller and kinda average,not bad bank valuation regarding to the second handed property.
      I did research on brickz and from banker. But I'm sure there's another way... ...

    been using kailan theory for so many years without actually knowing the name of it.😂
    also, dont get tipu by the agent's "good for ownstay, not investing" or the other way around .
    Both are traps. Dont burn your own backup plan.

    Miyu also not cheap sia, especially for someone that claims that they don't make that much ...
    With so many people writing in about their "mistakes", it sounds like one should seriously consider hunting for "regretful" subsales instead of looking at new projects, a lot fewer uncertainties. Just need to fork out more downpayment ... can ask parents 😂

    Which is why I never buy new developments.I rather pay a bit more for something I can touch and is able to analyze the rental market…

      Yea. Subsale offers way more certainty if we can afford the 18% upfront capital!

      @@iherng where can we get the exact rental rates each month as you mention they have daily and weekend Airbnb rate? Or as buyer we can only speculate and just blindly trust the agents
