I love the design only thing was missing for me is a closet in the upstairs bedroom so I would downsize the upstairs walk out balcony and there is where I would get my walking closet but great design I love it I also would like to know what is the cost for a but like this.

I would turn the small WC on the main floor off the kitchen into a small laundry/utility room, (because I didn't see any in this design). This would also allow access for under-stair storage. I'd then take the ensuite entrance from the bedroom on the main level and put it out in the wall across from the dining table.

I like the laundry room idea and I might make the entry into just a sitting area and then make one of the upstairs bedrooms into the tv room. I don't like to open the front door right into my lounging area

And I would also say, Great design indeed.
Raise it up, put the garage on main floor, patio on the roof, extend the Masterbed room with ensuite, too many small rooms, make it a huge one bedroom Master !

@@SirHeinzbond You don't understand, do you? My friend had to take a bus for 1 and a half hours and THEN take an uber for 20-30 minutes every single day to college cause he didn't have a car. You think a bicycle is just viable anywhere else? Have you ever even been to a third world country before? Stop speaking like you know it all.
By far one of the best small house designs I've seen. The only change I'd make is have the smaller bedroom on the 1 st floor as the deck and the deck bedroom.

Definitely, that design can be possible as long as you sacrifice the parking space in your home. You must park your car on the street. The backyard might be used for the dryer and washer and maybe the construction of a little shed to store (certain items)

Upstairs is OK. But a bed pushed up against a wall is a pain in the ..... to make.
Downstairs needs 1 full bath, and utility room for laundry and water heater, pantry area. That would mean the downstairs bedroom would go away making this a 2 bdrm home. Don't waste the space under the stairs. For so little cupboard and counter space some type of breakfast bar or island is needed.
Instead of a terrace,a family room would be nice,simple design, I like it
Looks great! There is a lot of unused room under the first floor stairwell next to the common half bathroom. I see room for a 4th bedroom instead of the second floor porch and room for stairs to go to the roof for a roof deck.

I love the color you've use in this project its clear compared to others they use black and brown it looks dirty and the furniture you've been use was nice and its looks bigger but the size is small
I would make the toilet in the ground floor into a common toilet with the entry door facing the dining area.while the powder room i would make into a storage+laundry area

I like this great design, just got the dimension of my lot 7x20, its located in an elevated property, the front door is facing East and the back is really a nice view (The Philippine west sea) the higher side is on the right side going down to left side so I will prefer the mirror image lay out so i can view from the terrace the lower side of the other property and the park amenities. Thank you for sharing this design :)
Mom and dad are not getting any adult time as long as any of their 2 children are home, lol! I do like how the two upstairs bedrooms are seperated by some distance. But sexy times will generate noise between walls. I could easily see the parents sacrificing the master bedroom that's downstairs for one of the more tucked away ones upstairs.
There's hardly any space to store anything though. You'd have to really be into the minimalism lifestyle. 4 people (2 parents, and 2 children) would be really really snug in there. It'd make an amazing how for 1-2 people though. A couple could have the master bedroom, and then the two spares could be converted into offices or storage.
The bike tucked away at the corner of the property without clear window viewing is screaming "steal me." But maybe I've grown up in more dangerous neighborhoods than this, lol...
I didn’t see the laundry. Maybe it can go in the unused space under the staircase.
No stove either.

An interesting design, but I think you would have to place it - and others - carefully. The open balcony could be another bedroom or a study as you might not want to look out onto a road, and tbh weather in the UK is not always that great. Solar panels on the roof - high levels of insulation? I also agree that some form of laundry might be needed. As a concept for say student accommodation it would seem to work well, and looks good.

Good plan but it should have a basement for extra room, an entry that is protected from hot or cold temperatures, and large
Hall closet to hold guest coats.
Patio area is small, would not be large enough to cook and entertain on.
Upstairs the outdoor balcony should have gold or white glass surround for privacy. A glass
sunroof would add lig
Better to have entrance to the bathroom from the bedroom instead of being so near the
Kitchen and Dining areas.
Windows through out should have enclosed window blinds for privacy and to darken room for sleeping.

Preference ko lang if I am the owner of this nicely designed house, I would make the big 2nd floor terrace to be my master suite extended all the way back. I will keep a small 1 meter balcony at the front. Space utilization is prime for small houses.

I can further enlarge the floor area so i can add a small room. Love it 💖 By the way, sorry for my ignorance but with that kind of roof, how will the rainwater go down? Where can i put the pipe going down from roof to ground? Thank you. 🙏

If it was my design, I would make the living room bigger by getting rid of the downstairs bedroom.
To me it needs to be the one main room that is wide open and not any feeling of claustrophobia, and that’s always been the living room to me.
Most of all these tiny houses the living room is so small, it’s like traveling in a larger truck camper.

Cute for a virtual house, not so much for one in real life. Three bathrooms and yet no laundry area?
The upstairs exterior porch is a waste of potential living space. I would have constructed the same essential structure on the back of the house to make it accessible to residents for (possibly . . . a utility room) and/or for having outdoor parties, barbeques, grilling-out nights, etc. Convert the upstairs space into another bedroom-bathroom, (or, possibly a utility room,) or a bonus room, the choice of use at the discretion of the homeowner/resident.

In the middle east people put a small wardrobe for shoes outside the building, next to the main entrance of the house. In west, the go into the house with their shoes so they don't need one.

One really likes the previously prestine effect .
How to be fine grained with detailing the window tops . ( ? ) .
Needs contained upper surface edges and internal drain ?
