I have 2 questions: Lets say there is a non US citizen who might be looking for a new (tax) residency. A person who could spend a couple of million plus on a home.
1. What would you say to that person if they had read and seen numerous reports warning about the crime / security situation on the Bahamas? Clearly they would be concerned about their and their properties security.
2. Also how do the villa owners protect their property when there is a hurricane?
The images of the beaches, blue seas are indeed idylic, however it would be good if you could answer these real concerns.

Hi Ross. Personally, I think the crime rate is exaggerated. Crime happens some now and then, but in order to feel more secure, you could always invest in a home in a gated community with 24 hours security. With the amount you are talking about, that shouldn't be a problem at all. The crime happening is mostly within gangs, and not often targeted at foreigners. That said, one can make sure one frequent safe areas and don't walk around at night in the dark. As for the second question, the nicer homes come with hurricane-proof windows and doors. Still, it is always good to secure one's home the best one can, with sandbags in front of doors facing the ocean and hurricane shutters over the windows. The most important thing you can do, however, is to invest in Hurricane Insurance. Normally, when the hurricane is category 3, there is not much damage, except all your trees losing half their branches. But in a very rare category 5 hurricane infused with tornadoes every 200 yards, (like Dorian) there is absolutely nothing you can do, but rebuild your home afterwards. Normally the hurricanes aren't that bad. That was the worse hurricane ever on the Bahamas I think. I guess that's the price we have to pay for living in Paradise.

Hurricane is an issue. Move in With a Rental first, Then think about buying. If you can Design and build From the Ground Up yourself, Design a smaller Home, and build With Brick Blocks. Masonry Block Home. The Weight will prevent anything happening to it in a Hurricane.
You can Design in custom With ab expert at n Hurricane preparedness If you have Money. Use a Metal.frame. or even those Metal Containers. Many people are now building using those shipping Containers. Its a new fad. Its very stabile and perfect for Storm Security.

In terms of living there, Is it safe to live there? Low crime rate?
Yes, but only if you mind where youre going and what youre doing. There are areas on the island you dont want to mess around in by yourself after dark. Like any other city in the world. The murders are mostly in these areas and gang related.

how much average rental for two yearly in Nassau in a nice place?
You can get a pretty nice 2 bedroom condo on the beach for $2500 a month.

No quarantine. But you do need a less than 5 days old negative covid test that you upload when you apply for a travel visa at Http://www.travel.gov.bs. Then you need another test within 5 days after you arrive to prove that you're still negative. You cannot dine inside without having taken the vaccines, but outside dining is fine and a lot of place have that. Life is not back to normal yet, but it is getting there, so it is well worth taking a trip.

Hi Phil. I'm sorry you feel that way. Nassau is pretty nice now, and if you don't like crowds, you move to one of the family islands. The drug-running days are over, and law and order is mostly restored. There are certain areas in Nassau you don't go to as a tourist and foreigner, but almost all countries in the world have certain areas that are less safe than others. The rest of the island is perfectly safe, even for foreigners and tourists.

I was born there in 1963 but we left in 1970 and I had to renounce my claim to nationality when I was eighteen because they don't allow dual nationality which I'm still quite peeved about.
My family adopted Menorca instead where we have two very nice apartments in the best resort on the south coast, probably one of the best resorts in the whole of Spain.
I sometimes wonder about doing an apartment exchange with someone over there so that the only cost is the flight. Do you know if there is a good way to match up with people who might be interested in doing that?

As you are in real estate you might know the Myers family who ran a landscaping business when we were there and I believe had a contract at the Baha Mar.
We lived in a bungalow on a little estate of theirs off Village Road and I went around with one of the boys whose name I can't remember.
I wish Nassau had google street view as Caribbean landscape doesn't seem to exist there any more judging from the satellite view.
It was just along from Waterloo Road a bit more south on the other side.
