The lot sizes are large in much of the area north of 540 because that area is in the Falls Lake watershed, and it's a reservoir for the area. Large lot sizes means more $ for them, which means that the houses end up being pricier. The area just lends itself to single family luxury development.
Very true. And it’s such a beautiful area at that. Lots of lots even have second houses which many people love. Very secluded feel but close to everything still
Interesting to talk about Wendell but not the 40/42 (Cleveland) area. If you aren’t familiar, I would suggest checking this area out for yourself and clients as it is growing and the completion of the outer belt line is getting closer for the area which will connect it further than the recent expansion of I40 has
Agreed! Was sticking to the major suburbs of Raleigh. Cleveland has a ways to come in terms of growth
@@realtorbenjamincarver that was my point…you talked about Wendell which is not a major suburb of Raleigh. Which may be confusing for people new to the area. I also am not referring to Cleveland specifically, all of it is technically Garner or Clayton. But I consider it different enough from both of those that it doesn’t fall into either. Just something to be aware of

Apartments here don’t usually cooperate with real estate agents like they do in other markets. I’d highly recommend using apartmentlist. That’s what I used when I first moved here myself :)

Hi I did, around the same time I covered Knightdale I believe.
But to sum it up, you can find homes in the 3s and new construction there. The distance from rtp combined with lower ranking schools is a turnoff for some people. Good mix of nice neighborhoods but also neighborhoods that are not as taken care of. But it’s a very budget friendly part of Raleigh.

I live in Clayton. There is nothing. Yet they always say "things are coming soon"...yeah right. We've been waiting 12 years outside of some quality grocery stores, we don't have anything.
@@daves9355 I feel you. Flowers is a decent spot. But same issue with Wendell and all those other outer areas.

Before moving go spend some time there and see how horrible it is ....also see how much it it to register your vehicle and yearly tag renewal...you will easily pay $600 ro over $700 just to register it....than every year they assess the value of your car and charge you that price you can pay $170 or over $250 just to renue you tags every year...crime is bad 5 people got shot on the Greenway.....they hype this place too much it's not worth it.
Raleigh isn’t for everyone! But our crime rates are actually pretty good. We came from Texas and absolutely love it here
@@realtorbenjamincarveryou should check the crime map before recommending areas for people. Garner and Knightdale might as well be Durham. Same with East side Raleigh.
@@The1JBanks crime maps need to be viewed with a grain of salt. every website uses different data and focuses on different severity of crime. A major city or suburb will often have a darker crime rating just due to it size and density compared to other areas. And you should never write off an entire city or suburb over what a crime map says. There are parts of Knightdale and garner that are super popular and very nice. Same with durham

You’re also very young I don’t hold it against you but as someone who has been here for 15 years I can tell you what areas are bad and what are not.
@@The1JBanks look at the price differences and then get back to me. Many factors to look at which is what I aimed to do in this video. Everybody has different budgets, tastes, needs, ideas of what is safe and what’s not safe. If Cary is your thing and you can afford it, then I’m all for it! Thanks for watching
