    Just finishing building a new high end 4300 sq ft home in Quebec (Suburb of Montreal area), that I managed myself instead of hiring a Gen Contractor. Model is classic farmhouse, 1 story + open basement, built on steep hillside. Excavation was complex, took 3 weeks and cost 140k. Foundations were done in 4 steps, with frostpit, took 4 weeks and cost 160k. We started framing the wood at the end of November, and we had a lot of snow in December, which added delays and costs. Interior has a double garage, 4 bedrooms, office space, 2+1 baths, very large kitchen with Thermador appliances, 48 inch gas/induction stove, home theater, plenty of storage spaces, oak engineered floors throughout, heated floors in basement with 10 ft ceilings, upper living room with fireplace +15 ft ceiling. 22 windows with triple glass, etc. Total cost (excluding purchase of land and landscaping): around 260$ per sq ft.

      But what kind of background did you have on construction? Did you study just for this?

      So you spent 1.1 mil on the build. Take away excavation and foundation costs, you spent over 800k for rest of the build and finishes, breaks down to $190/sf for 4300sf w/ heated floors and includes crazy fridges etc…
      Great.
      When you GCed, were you also working elsewhere at the same time or the house was your main focus?

      @@bmarcelf you do not need a degree to build a house you will live in, just be generally interested and involved. The Construction Code is public, and information is plentiful. This was the 2nd time I fully managed our house construction, and can assure you the degree of quality is equal or beyond 2024 standards . I hired a general contractors for 3 other houses prior to this one, and got tired of working with incompetent guys who hardly ever showed up on site.

      @@custommade78 I dedicated myself 7 days a week for this project, for nearly 8 months. It took 5 months for my previous house, but was smaller a more simple than latest project.

    New Brunswick here.. breaking ground in 3 weeks.
    1500 sqft home costing us about 280 sqft as GC ourselves. Prices are crazy. We are installing the roof, floors and trim ourselves.

    Quebec here. I got priced at 300,000k TOTAL (land is extra)
    24x44'x26' icf walls (includes frost), 2100sqft (Basement and 1st floor), heated glycol floors
    25k in windows
    scandinavian style.
    All materials, no interior, no labor.

    Thank you, do you think that if more Canadians are willing to put in the time and effort to building their own homes , that this is a way out of our current housing affordability crisis?

    Toronto here. Built a modern custom home 2050sf between Jan ‘23 to Jan ‘24. 4 beds, 4 baths.
    Worked with GC, kept day job (got paid more to work job than savings being GC myself).
    Usual finishes-i.e. custom cabinetry all areas. quarts counters and backsplash etc.
    Cost for within four walls, NOT including demo/appliances/landscaping/driveway and fence-$293/sf. If all in $328/sf.
    Gonna make jack shit after HST on sale.

    Great info Mitch! Biggest hurdle when buying land and building seems to be finance and permitting.

      Hi Matt, have you thought about taking on a build? The financing process is definitely much different than the conventional mortgage path but there are some good construction loan products out there. In regards to the permitting hurdle, do you just mean general confusion about the process, or more so that the process itself is difficult?

      @@BuildLessons Hi Mitch - Matt Newcombe here. The construction loan process seems to be slightly more difficult when starting a pre-fabricated home as the upfront costs are much higher and the draw schedule doesn't fit within the traditional construction-loan setup. The permitting process isn't insurmountable depending upon the municipality you want to build in, but going into the permitting process with no prior experience does pose significant challenges when trying to budget for the upfront soft costs of building.

I’ve been on a kick of watching videos about Modular since you’ve mentioned your build in the group, and I can’t believe how many new options are coming out. There seems to be a real race to the top, but most of the options seem to be located much too far from our area to have affordable shipping. Anyways in regards to the permits, I agree. I might work on a visual roadmap of the process to help simply it a bit.

    New 2000 sq ft double garage detached houses in ottawa are sold $900,000 so this is $450 per sq foot including lot and everything.

    Just finishing up building a 4 season home in cottage country (Ontario 1000 Islands). Paid $250K for 2 acre water view (incuded already installed septic, drilled well, and hydro). 1250 square ft. cost $300K to build. I did all the work myself with help from father and brother, so $240 / sq ft. Still have some landscaping to finish off. All in cost will be around $550K-$600K.

      Yeah it’s nuts man. Just a few years back we were in the mid $300’s. Where abouts are you living? Is that custom builder price or self build?

      @@BuildLessons Mid-South USA. That's stick built basic home cost, so base price. I built mine for $50/sq about 6 years ago. Unfortunately it burned down & can't afford to rebuild at these prices.

Yeah these are stick built prices as well, I talked to 5 different custom builders prior to shooting this video and they are all around $450 per sqft. ICF above grade is more of course, but you dont see that out here often. That does include an unfinished basement and decent finishings. Ontario and BC are more expensive than other provinces, but it is still not cheap. Material prices are still high and labor is hard to find.
