I think it is definitely a Buyers Market, but at the same time Disney is buying back a ton of contracts..So, it might be more of a buyers market for Disney? It’s a tough challenge!

I actually have a video on use year. I'll link it here. The thing about use year is that it is NOT related to when you make your reservation. It's only connected to the check-in date. It sounds like you have an October use year. If that's the case, you can book ANY trip that falls WITHIN your use year 11 months before the check-in date for a home resort stay, and 7 months out from a non-home resort stay. I've been thinking if we bought more points - where would we buy? We already own at our favorite (Copper Creek). Just thinking about what other properties I'd want.

Great information, Jen. I bought both of my resale contracts within the past few months, seemingly right before this new buyer's market. But the prices don't seem that different from what I paid and I also notice that the contracts out these days all seem to be stripped, whereas I got 89 free 2021 points on my AKV August UY contract and 60 free 2020 points on my Riv contract that were the perfect amount for a trip for my mother. (I also technically got all dues paid for 2021, but it's a December UY, I bought it January of this year and then immediately paid 2022 dues. So it feels like I just paid for the 2021 points I'm currently using. I guess at some point it'll catch up and I'll receive points and not have to pay for any more. But I'll be like 101 when that happens....) I don't think addonitis has got the last of me. I see one more resale contract in my future. It will definitely be a MK-area resort and it will definitely be either GF or Poly (CC and BR remind me of AKV and BLT reminds me of the apartment building I live in.) I'm going to wait for the announcement on what association the Poly tower will be. If it's separate, I'll pivot to GF; if it's the same, then both of these beautiful resorts will be in play.
I look forward to your video about negotiating a price. I've only purchased one contract, and my offer was $10pp below the asking price. I'd be interested to know is that common, or are people offering $20pp or $30pp below the asking price.
I think we could have some good discussion from viewers on that one, too. I think it depends on what the market is like for the particular contract that you want. Right now buyers definitely have room to negotiate. I did every time I offered on a contract.

Yeah, the 3 points would likely just be lost. I'd have to look at the UY to see when they expire, but unless you could fit in a stay of some kind or bank them (the banking deadline may have already passed), they would probably just go unused. Thanks for watching! 😎👋

Annual passes perks are supposed to be open to members who are eligible for full benefits (for new members, those who purchase 150 points or more directly from Disney). But I have a friend who owns resale only and managed to buy annual passes as an out-of-state DVC member in person. He was also successful in renewing them in person. So, technically you're not supposed to be able to get the Sorcerer AP as a "non-perk" DVC member, but your mileage may vary. It's worth a try, at least, but I would assume that the answer is probably going to be "no". The official answer is "no". If you're a Florida resident, you still have options for APs.
You got October UY? That is a unicorn in itself. You were looking at September and some points need to be used by 8/31. It is early June and it passed the banking deadline, and some points might not be loaded in time to get something before 8/31. Perhaps a local like me might get something. Non locals should consider those points as unusable and not pay for them. Or at least not pay extra.
You make a really good point about some resale contracts having points that may be unusable by the time you close and get the points loaded into the contract. I agree that being a local would give you the best chance of using those points, but for those of us who are not locals, they're pretty much a waste. Thanks for watching!
@The Magic In The Music another aspect of the timing is when to use them. My birthday is in early October. Let's say I want a BCV contract to get a studio there for a week. I need those points loaded by November in order to book them in October. Otherwise I won't truly be using them for the intended purpose.
