Superb explanation!! Is it mandatory to process the loan with the bank with this 10:90 plan. I mean suppose I booked a flat with the developer by paying 10%, the rest need to do bank funding or can pay directly after possession. I need to avoid the bank loan and want to pay during possession
That's Builder subvention, check this video from 9min...you can do that but very less reputed builders give...it's good to take but usually the price is 10% higher to a normal CPL or bank subvention
What are your thoughts about SmartWorld from Gurgaon? Would it have any impact of whats going on with M3M case? Also, the 10:90 subvention plan SmartWorld offered is a bank subvention with ICICI, how come after RBI ban ICICI is providing this plan, where the builder is paying the interest to bank in the first payment only?
Great info… I wish you have explained everybody that builders subversion is the best way to go about it because in that case the risk is lower and builders, obviously confident because otherwise he will lose money so if that option is offered that means, doesn’t matter if builder has good reputation or not,. How about developer builder under construction launching time asking for 15%+ registration and stamp duty. And demanding as per level of construction. Its not subvention. Instalment wise and need to pay for 4 years. By reputed builder

It depends on the developers policy. Most developers will have a lock in period till possession or 1 year post possession. If no lock in period then you can sell anytime subject to developers transfer charges.
M3M is launching subvention in the past years. It is fine if the market n company is good but if something falls. Buyer will suffer. After a fixed period liability is on the buyer. No liability on bank or builder.
