  • I have many of my clients asking "How Much Does it Cost to Live here in The Village?" With so much information on the internet, some very straightforward, some not. It can get very confusing. It is my hope this episode will help clear up questions about costs and I have included a Bonus tip you have to stay until the end!

    I've recently located in Florida, The Villages, Fl to be exact. I am not the "Normal" Villages, FL resident meaning that I am in my 50's, not retired, and do not own a golf cart. I call myself the "New Villages Florida Demographic"

    Fenney Trail has had River Otters, Alligators, Turtles, multiple exotic birds as well as fish. All are happily living in the spring fed stream.

    Wow on the sale tax on a car. Currently live in a state that doesn't charge sale tax. Thanks for the tip.

    You should mention that property taxes and electric rates are higher in Lake County

    From Maryland here, lots of my friends are from Pennsylvania plus many have come down to Ocean City Maryland with me over the years where our family & then me had a condo in Ocean City Maryland on the Bayside
    I know a lot about HOA fees and Condo fees and even TSOA fees.
    Are the Villages setup as a Foundation etc because it's so huge with over 179,000 people and goes across multiple counties in Florida?
    In Gaithersburg Maryland Montgomery Village and Columbia MD are setup with an overall Foundation with HOAs and Condo Associations within each Foundation (aka like an Umbrella over all the HOAs & Condo Associations)

    I eat at home. I cook better than any restaurant I’ve eaten at, except maybe for a steak, but I make a killer prime rib roast on a Webber. I go out to breakfast once every two weeks. I so want to move to The Villages with my nephew who is not much younger than me. He loves his aunt. I’m just afraid I’ll come to depend on his financial contribution to the household. Then he’ll meet some lovely widow and bye bye Aunt Cynthia. That’s okay. I prefer to live alone, but..... I have a 3 bedroom house with a basement plus two floors. I don’t like multiple level dwellings as I’ve aged. It would be so much easier on one level. Thanks for the info.

    We are curious. We are contemplating a move to the Villages. What are your thoughts, when moving to the Villages, to rent a home first to make sure the lifestyle fits us perfectly before buying?

      I would recommend renting or a lifestyle visit.

      I have so many friends here- single and married. I do not feel excluded. Many of the groups (unless specifically a singles group) plan activities for the entire group regardless of marital status. For example I am part of a group called Born in The 60"s They have so many fun things planned each week for an status. Now if someone is on the hunt for a relationship than you would have to use the traditional online dating apps and I cannot offer an opinion since I do not particiate. There are probably couples in the neighborhood that may not include you if you're single.

    Is it somewhat cheaper to live in Summerfield and still use the accommodations of The Villages?

      You can visit the Town Squares, shop, enjoy the restaurants in The Villages but you cannot use any of the amenities or clubs unless you’re a resident

    Which way is cheaper, bring a car from michigan to register in Florida or buy a car from there?

      Car prices are the same as a home. I’d keep your car but too many variables for me to give you advice

      The bond pays for all the infrastructure BEFORE the home is built. For example, sewer & water lines, underground utilites, site clearing. Many home builders include this in the price of a home but in TV they do not. It is paid over 30 years with interest .

      The monthly expenses in this video include the amentiy fee but DO NOT include the bond. Bond varies by home and too hard to estimate

    How much is vehicle sales tax in Florida? In Minnesota it’s 6.5%. But, you don’t pay personal income tax in Florida. We do in Minnesota. I won’t bore you with other costs, but I will tell you I pay over $55 per month for garbage and recycling service.

    Less than it costs to live in Duluth Minnesota. I bought my house for 50K and it’s now worth $160K. In another part of town, add $100K or more to the higher number. I never wanted to be house poor. I have my own personal rules. I have good neighbors but the lots are small.

    You know, Robyn, if Florida wants to charge additional sales tax on a vehicle 6 months or a more recent purchase, if tax in state of purchase was less than Florida tax, it would follow then that they should refund any monies in excess of their states tax. Florida has a 6% vehicle sales tax, whereas Minnesota has a 6.5% tax. When I relocate, they should refund me that half percent. Fair is fair. Right?

      Doubtful. But it’s only if You purchase the car less than six months before moving to Florida. What they’re trying to prevent are people buying cars out of state to avoid paying sales tax and bringing them to Florida
