The bond can be avoided by buying a smaller/older home. Even if your mortgage is payed off, we all still have to pay for all the other items mentioned (no amenity) per month.

Hi John, thanks! Patio villas are the least expensive homes here, I've owned two of them as investment houses. They are pretty much $300,000 to $340,000 now! You're looking at about $1100. vs $1500.
I'm from seacoast New Hampshire. much more expensive to live there! But The Villages is more expensive than surrounding areas, you are paying for the lifestyle.

It definitely saves a good amount of money if you can buy a house with the bond paid off. Taxes will depend on which county you live in.
You are correct! The newer the home, the higher the bond on comparable homes. There are 3 different counties in The Villages also, taxes will vary.

Yoy always have the amenity fee of $189 and the bond maintenance fee will vary with the original bond amount.
Thanks for explaining... Besides your mortgage, expect to pay $1500.00 per month for all household expenses (food extra)...

Lady lake properties have no bond and some older homes have the bond paid off. All new homes have bonds.
