Keep in mind death disclosures are a state by state thing in the US. In our state California you are required to disclose if someone has died in the house you're selling. You can't just wait for the buyer to ask.
In my state I think we only have to disclose murder cases, not natural or suicide deaths nor paranormal activity. But usually buyers just get directed to call the police station if they want more information on the property and it’s surrounding areas.
In Cali (as a realtor) if your selling your house and someone died on the property. It needs to be disclosed if it occurred within the last 3 years. Its to be disclosed on a legally binding document so if you lie & buyers end up finding out, lawsuit.
Disclosure of crime, deaths in the house in any form you are selling is case to case or depending on the state. In some state it is mandatory to inform the buyer that. You even have to tell the buyer if it is haunted & even have it in black & white. Some buyer don't really care if it is, they don't believe in those things that is well and good.
