Just saw this. Absolutely beautiful property and like the Video very much. Love all the hardwoods. Rode my sister over 140 we own this morning and adjoining 160 me and the wife own and she was so impressed and proud of the work I had done. Lots of people don’t understand acreage like this but I love it and love the work of improving such .

Logged in the 70's, mostly Maples, there is some work to do but hey it keeps me out of trouble. You have a nice bit of land there. Like us, you have a vision and I like that. Good luck.

At seventy my physical restrictions won't allow the labor intensive rehab/flip that you do. I'm proud of the life I chose and wouldn't change it but it's nice to take a look at the road not taken.

Kapper Outdoors you’re absolutely right. Before I retired from the military I used to support our A Company who were located downtown Chicago. Good bunch of guys in the teams there. But venture out into the concrete jungle and it was more dangerous than Afghanistan and Iraq combined.
Hi Kapper. Beautiful property. Good deer land. Lots of young hardwoods, some standing dead trees, good for ready firewood. The automatic feeder means there are deer. Bluff line is perfect for property line and good place to put house.

Here in southern Iowa you’d get about 20 acres and a whole house for that price lap. I need to start looking into other states for a good spread like that apparently.
Kap, I have a question for you. I ran into this problem in Tenn. Have you ever looked into mineral rights on any of your properties that you bought. Does Kentucky have it and if so, what would it cost. I know that you could own the property while someone else could own the mineral rights on your property. Its a good thing to look into before signing on the dotted line. Good luck with the purchase.
Rich I have mineral rights in Ohio and there is oil in the bakken shale. Lots of the property I'm running into in KY the minerals are gone so I will not buy it.
Yes, we've owned lands that did not have the mineral rights and some that did. We will have a mineral rights title search on the place, but it is not always foolproof, but as far as everyone knows on this farm the rights all convey to us.
It does look like a nice hunting property. Really rocky and sandy from what I saw. You may have trouble building a pond but a local can answer that question pretty easily. You may need a well because I don't see County water. I wonder how well the county will maintain the roads to your gate. I did like the last building site. Far enough back but not too much road to build. You may be better off adding a D4 angle dozer to the stable and save some excavator money. It will be fun to watch your new adventure.

The thing you said about finding a 7-8 out of 10 is the best thing because the farm is always what you make of it. If you get the farm, and it is a 6 or 7 or 8 out of 10, you can turn it into a 9 or even 10 out of 10
Very nice looking land! I like the ridges and valleys too. Are there any signs of what kinds of soils there are. Did you find any gravel for building roads or driveways?
You can always buy gravel, I doubt there is a gravel pit to pull from. Based on how well the fields are growing it is decent soil compared to much of what we've had to deal with for sure. Haven't read the soil map, but that is usually not a big priority to me when buying. thanks.
A friend of mine and her husband are selling in Adams County, Ill. and moving to Kentucky as well. He got a great job offer there, so they're packing it up and moving. They're both fed up with the way Illiinois is doing things.

Unfortunately, state governments care little for small operations unless their part of a much larger association that can (in their view) have an impact on their operations (visible or especially not).

There is no service at the farm house but on the hill it is solid. But there is land line phone, and satellite internet :) The survey will be pricey for sure, but is a MUST. 7 to 8k or so.

Lots of debt, debt management, hard work and vision, seeing what others don't always see and taking some 'calculated' risks! Of course you have to have good income, but it can be done... Our first farm I had to borrow the down payment from a 0% credit card loan. I knew I could make the payments, but didn't have the cash saved up. The rest is history....... :)
Congrats on the new property. I lived outside of Galena, Il for 30 plus years as well as my parents for 40 yrs. They retired and could see the upcoming BS by the state govt. and decided to move back to MN where we are originally from. I live in North Iowa and wouldn't change it for anything. Great property you have there and I saw at least a dozen nice burls on the trees. You have some fantastic timber there. Again congrats!!!
Hello Mr Kapper, this property is large, what would the property tax be on such a large piece of land, I pay about 4 grand+ a year for a small piece of land 1 acre 3 bedroom house on a tidal creek Jacksonville FL.
