Buddy, you are spot on with the trash along the road. Just sold a property I lost my rear on, partly because I bought in 2007, but I was always picking up trash along road.

Well in our case it is still a benefit, and since our land stuff involves business ventures, alot of the equipment and interest can be wrote against income that it is/may bring. The 211 brought in over 35k in income, but when you have a lot of expenses, it quashes that. Too bad the direction this state is going, and very fast!

We're trying to have a balance with a town no more than 30 mins away, but that doesn't always happen when you find a great place. Plus, the closer you get to any large town the prices go up and up fast!
Yep, I know about prices shooting up the closer you get to a large town. We have 261 acres adjacent to our land and am hoping to acquire 20 acres of that land to maintain privacy if land developers start clearing the land beside ours. My fear is owners will want more for a 20 acre strip of wooded land than I paid for a larger parcel. We'll see. Best to you and Mrs K.

yes, that is all in the works and has been so the write offs are much more substantial for us. That is a part of the whole process on looking at certain investments that are also Fun, and are write offs. thanks

Hi Kapper. Liked the property, but I prefer a short side road frontage. That way if you want to break up the property you can with a right of access road to the back section while selling off road frontage to someone. As for the property line, you want the survey before purchase or built into contract if it is short. Because squatting does happen, and open and notorious use does work. Based on your state laws for such. Some states are as short as 6 years some are as long as 15.

We've actually bought bordering parcels to make larger ones and then sold them as larger ones. I know it is the way of the world, but I just don't like doing it. Just a thought - you obviously take great pleasure and pride in managing the land. But if you took a tiny fraction of the money spent on the land and the expensive equipment you use to work the land, and the massive amount of time working it, you could go out with a guide, join a club that owns land, and do a few other things that would put you on deer sooner and much cheaper. Just a thought... :)
I like the cabin because it would give the option to have a resident care taker to watch the property if you didn't plan to live there. Not real quality timber, but like 211 they clear cut it and walked away. I would guess that they did the cutting about 20 years ago and used the revenue to build the cabin. I would guess finding solitude would be tough about anywhere you look.
You didn't mention it but the soil type and clay content would really effect the ability for pond development. Plus knowing what depth the well drillers are at in the area would be helpful.
Im confused, did you sell 211? Also, with tax law changes last yr, you get a 24k standard deduction, so in order to have any benefit from paying a mortgage your itemized deductions only start benefiting you when you pay more than that..
Yes it gets a little complicated, and moving forward with the new tax law many 2nd homes/land won't be deductible... For the most part.... But where it can come into play is if you are generating any income from the land or things associated with it. 211 is under contract, I don't want to say much until it 'actually' happens, but we are just looking ahead. thanks, stay tuned and it will all come to light! I and my husband are thinking of selling our house and stuff hang on your truck and small fifth wheel and traveling around it's just getting too hard to take care of a house only be taking care of a truck and a trailer we won't be mowing the yard or fixing a yard or fixing the house and I know that people have security having a house and land but it don't feel secure to me I don't want to have to take care of something like that I can't I traveling I go to state parks Federal Parks I can Boondock I can get a Thousand Trails membership and stay at some really nice places cheaply what do you think of that

That is a sweet hunting property. But I don't see $525k. I see around $430k. And I bet the newer brick wall in the basement was brick because the house had issues so they had to cut that part of the house off and that is why that new room was added to replace the old damaged room that was there. Because you can see the poured walls were older and came all the way out to the brick wall, so that means there was already a room up there before. Plus I believe there was a pile of busted up poured wall on the right side of the driveway when you first turned in there.
One never knows. Although it is possible that the basement walls used to be the walkout concrete wings, and they just added the block wall then they built the addition on. But you never can tell and have to be on the lookout for that kind of stuff! Thanks.
I'm not sure the tax numbers work, unless you've got a lot of income, you don't like alternatives, or the new tax laws bite back. But that's one odd shaped property.
Kapper I was not here when you picked where you live but I am here now. When I picked TN to live it was the people that helped me decide, another was the state of TN does not have a state income tax as most states, the money comes from a 10% sales tax. The states that have large cities high population and are controlled by the cities. Good hunting for a place to settle.

@@dhyde9207 like principle, government honesty, and freedom! sure I may pay a little more income tax but the property is way more bang for the buck it will take you decades to make that up. And the property taxes are extremely low as well. I believe it is all going to be a wash financially but a way better place to live

Agree. I enjoy some of the videos but the chronology has been all over the place. For me it doesn't make for drama it just makes confusion and videos that are hard to follow. Like this one... I keep going back to the list thinking I must have missed a few episodes as how the heck did we get from spring excavator chores and a new goose nest to "I'm moving to Kentucky"? Also... IMHO... moving around the country in an attempt to outrun laws and legislation is a lost cause. Wherever you move and whatever the current rules, change is always just one election away. Only solution is to live in a "Van down by the river". :-)
Hey, I'm not a full time producer, and have a few things in the hopper and limited energy. I know I haven't explained much, but I don't like putting out much info on a 'what if' situation, such as the Project 211 sale. Since it is still pending, I can't come out and say that it is sold, and then the deal falls apart, and now I look foolish. So I have to be cognizant of that. I try to document the things we do in as much order as I can, so even while the 211 is in 'the works' I am looking ahead already at what might be next. Plus there are a lot of things going on which I simply cannot disclose right now until things either happen, or don't happen so I don't want to speculate too much.
If mortgage interest was a tax CREDIT then yes; but they are not. they just reduce your taxable income. This means you pay a banker lets say $10,000 in interest. Uncle Sam gives you back your tax rate on the $10,000. If your tax rate was 35%; then Uncle Sam would give you back $3500. The banker has $10,000 in his pockets, you have $3500 in yours and Uncle Sam is out $3500. So instead of a $10,000 expense; now you have a $6,500 expense. I would rather have a $3500 expense to Uncle Sam instead of $6500 expense to a banker; putting the $6500 in my own pockets..
Good breakdown, but you are missing one very valuable point! We will have several hundred acres under our feet to actually 'live life' the way we want, and to generate income in other ways as well. Not to mention, generally speaking it is appreciating each and every year, gaining you more future income to boot. I'd much rather have 200 acres under my feet than $50,000 in the bank! But that's just me, some don't agree which is fine. I appreciate the input! Thanks.

My point is that there are a lot of people out there that have the money to pay off their mortgage but don't; because they think the mortgage interest tax deduction is helping them. If you can pay off your mortgage, do it. To your point; if you have to have a mortgage because of something you want or need then yeah the deduction will save you some money. But the expense will be greater in the long run than had you paid cash. All of your points on looking at land were good btw, only thing I would add would be to get a timber cruise done. Find out how much of your land is "operable" and how much the timber is worth today, how long before it can be harvested, and how much would it be worth then. Never pay for timber anything near what its worth today unless you are going to cut it today.
Ok, you're selling (sold?) 211 due to the Illinois environment (I'm guessing it's pertaining to weapons?) and are checking on properties in Kentucky. I'm guessing you're also selling the "Kapper Lakes" property (that hurts) because you don't like the commute... only kidding. ;-) You need to clean the slate and hopefully find a Kentucky property that you can make even better then Kapper Lakes (difficult to surmount), good luck, I'll be watching.

I don't even make 24 k on my Taxes. I just paid off my house a few weeks ago after 26 years on a 30 year Mortgage. And the Mortgage company robbed me of the interest money for paying the house off early. The Name of the Mortgage company is called Midland Mortgage from Oklahoma City Oklahoma, so nobody does business with somebody who will rob you. But, at least i got my house paid off, So no more Mortgage payments with them. So now my next mission is to find some land out in the country, so i can get away from the city. I am from the country, but was no jobs in the place i lived in Alabama, so i had to move to get work. Now i work 2 jobs, and am looking to get back to the country, when i find a place i like in the country, even if i have to just visit the land on my days off till i retire anyways. Of somehow pay it off before i retire. Even though i am in the city, I still grow a garden every year, and have planted fruit and Nut trees. I am not that far from Kentucky. I have only driven through Kentucky to get to Alabama. I am looking for land in South Indiana or North Alabama. I like both places, sense i have lived and hung out in both those places when i was a kid. One of the things i am looking for, is to also have a place with the house away from the main roads. I hate people driving by looking at what i am doing. None of their business what i am doing, unless i invite them. I drive a Hummer now, so it should get me places that is hard for cars to get into. Right now i live near a freeway, and i hate the noise, because i am from the quiet country. You got some nice pretty green pine trees on that land. I don't think i need anything that big, it would cost way to much for me to afford anyways. I am looking for 10 to 30 acres of land.
yes, but I'd rather pay (lets say for a 3,000 payment) 36k a year for the note, and make back 8 to 10k in tax savings, thereby only paying roughly 20k a year for something that we enjoy in life. Just my way of thinking. We don't take any fancy vacations, we like to live in out on the land. thanks
Man, dont show those maps or atleast take the street names off through the filter. That part of Kentucky is some of the most natural pristine land in America. Wildlife literally everywhere. Turkeys, Deer, every kind of animal.

So what interest are you going to pay to the bank so you can take a deduction? Not smart. Pay cash. Also, Kentucky is a sinkhole state. 1 in 5 are on complete government subsistence. Every one of the state pension funds are broke and will collapse. Kentucky is also a very poor state. And many counties in Kentucky don't have the tax base to take care of the most basic public services. I'd look more into Tennessee (no state income taxes). Don't get me wrong, former Kentuckian born and raised and go Kentucky Wildcats !!!

yes, finding the 'right' place is not easy. They are rare. We look for 8's or higher on a 1 to 10 scale. Thanks.

I and my husband are thinking of selling our house and stuff hang on your truck and small fifth wheel and traveling around it's just getting too hard to take care of a house only be taking care of a truck and a trailer we won't be mowing the yard or fixing a yard or fixing the house and I know that people have security having a house and land but it don't feel secure to me I don't want to have to take care of something like that I can't I traveling I go to state parks Federal Parks I can Boondock I can get a Thousand Trails membership and stay at some really nice places cheaply what do you think of that

That is a sweet hunting property. But I don't see $525k. I see around $430k. And I bet the newer brick wall in the basement was brick because the house had issues so they had to cut that part of the house off and that is why that new room was added to replace the old damaged room that was there. Because you can see the poured walls were older and came all the way out to the brick wall, so that means there was already a room up there before. Plus I believe there was a pile of busted up poured wall on the right side of the driveway when you first turned in there.
One never knows. Although it is possible that the basement walls used to be the walkout concrete wings, and they just added the block wall then they built the addition on. But you never can tell and have to be on the lookout for that kind of stuff! Thanks.
I'm not sure the tax numbers work, unless you've got a lot of income, you don't like alternatives, or the new tax laws bite back. But that's one odd shaped property.

Kapper I was not here when you picked where you live but I am here now. When I picked TN to live it was the people that helped me decide, another was the state of TN does not have a state income tax as most states, the money comes from a 10% sales tax. The states that have large cities high population and are controlled by the cities. Good hunting for a place to settle.

And the property taxes are extremely low as well. I believe it is all going to be a wash financially but a way better place to live

Agree. I enjoy some of the videos but the chronology has been all over the place. For me it doesn't make for drama it just makes confusion and videos that are hard to follow. Like this one... I keep going back to the list thinking I must have missed a few episodes as how the heck did we get from spring excavator chores and a new goose nest to "I'm moving to Kentucky"? Also... IMHO... moving around the country in an attempt to outrun laws and legislation is a lost cause. Wherever you move and whatever the current rules, change is always just one election away. Only solution is to live in a "Van down by the river". :-)
Hey, I'm not a full time producer, and have a few things in the hopper and limited energy. I know I haven't explained much, but I don't like putting out much info on a 'what if' situation, such as the Project 211 sale. Since it is still pending, I can't come out and say that it is sold, and then the deal falls apart, and now I look foolish. So I have to be cognizant of that. I try to document the things we do in as much order as I can, so even while the 211 is in 'the works' I am looking ahead already at what might be next. Plus there are a lot of things going on which I simply cannot disclose right now until things either happen, or don't happen so I don't want to speculate too much.
You need to go back to the drawing board on that interest stuff. Your way of thinking is very wrong!

If mortgage interest was a tax CREDIT then yes; but they are not. they just reduce your taxable income. This means you pay a banker lets say $10,000 in interest. Uncle Sam gives you back your tax rate on the $10,000. If your tax rate was 35%; then Uncle Sam would give you back $3500. The banker has $10,000 in his pockets, you have $3500 in yours and Uncle Sam is out $3500. So instead of a $10,000 expense; now you have a $6,500 expense. I would rather have a $3500 expense to Uncle Sam instead of $6500 expense to a banker; putting the $6500 in my own pockets..
Good breakdown, but you are missing one very valuable point! We will have several hundred acres under our feet to actually 'live life' the way we want, and to generate income in other ways as well. Not to mention, generally speaking it is appreciating each and every year, gaining you more future income to boot. I'd much rather have 200 acres under my feet than $50,000 in the bank! But that's just me, some don't agree which is fine. I appreciate the input! Thanks.
@@kapperoutdoors I get your point. My point is that there are a lot of people out there that have the money to pay off their mortgage but don't; because they think the mortgage interest tax deduction is helping them. If you can pay off your mortgage, do it.
To your point; if you have to have a mortgage because of something you want or need then yeah the deduction will save you some money. But the expense will be greater in the long run than had you paid cash.
All of your points on looking at land were good btw, only thing I would add would be to get a timber cruise done. Find out how much of your land is "operable" and how much the timber is worth today, how long before it can be harvested, and how much would it be worth then. Never pay for timber anything near what its worth today unless you are going to cut it today.

I just paid off my house a few weeks ago after 26 years on a 30 year Mortgage.
And the Mortgage company robbed me of the interest money for paying the house off early.
The Name of the Mortgage company is called Midland Mortgage from Oklahoma City Oklahoma, so nobody does business with somebody who will rob you.
But, at least i got my house paid off, So no more Mortgage payments with them.
So now my next mission is to find some land out in the country, so i can get away from the city.
I am from the country, but was no jobs in the place i lived in Alabama, so i had to move to get work.
Now i work 2 jobs, and am looking to get back to the country, when i find a place i like in the country, even if i have to just visit the land on my days off till i retire anyways.
Of somehow pay it off before i retire.
Even though i am in the city, I still grow a garden every year, and have planted fruit and Nut trees.

I have only driven through Kentucky to get to Alabama.
I am looking for land in South Indiana or North Alabama.
I like both places, sense i have lived and hung out in both those places when i was a kid.
One of the things i am looking for, is to also have a place with the house away from the main roads.
I hate people driving by looking at what i am doing.
None of their business what i am doing, unless i invite them.
I drive a Hummer now, so it should get me places that is hard for cars to get into.
Right now i live near a freeway, and i hate the noise, because i am from the quiet country.

yes, but I'd rather pay (lets say for a 3,000 payment) 36k a year for the note, and make back 8 to 10k in tax savings, thereby only paying roughly 20k a year for something that we enjoy in life. Just my way of thinking. We don't take any fancy vacations, we like to live in out on the land. thanks

So what interest are you going to pay to the bank so you can take a deduction? Not smart. Pay cash. Also, Kentucky is a sinkhole state. 1 in 5 are on complete government subsistence. Every one of the state pension funds are broke and will collapse. Kentucky is also a very poor state. And many counties in Kentucky don't have the tax base to take care of the most basic public services. I'd look more into Tennessee (no state income taxes). Don't get me wrong, former Kentuckian born and raised and go Kentucky Wildcats !!!
