    So all that means is if a potential tenant refuses to let the landlord do a background check, then they will NOT be the one chosen to rent the unit.

    Tenants pay attention to what YOU have created. You think rents were high, well with all the added stumbling blocks that Polis is piling up at landlords feet you can be sure rents will be climbing as well. You voted for this governor and will be pay6dearly for that.

    WOW.... Looks like Colorado has finally been "Californacated" as they used to say on bumper stickers in the late 60's! Now I guess you have to go by their job to verify that they work there. Get three months of bank statements to see their debt ratio, and a full copy of last years tax return.

    Excellent presentation, in particular the the explanation at 4:04. It seems to be impossible to find a reporting agency that will confirm that it provides all the information required by Colorado law.

    But doesn't sound like there is anything preventing a landlord from verifying the credit report by running one of their own. Can they?
    If a landlord can't do their own background check, check credit score, check public court records, check previous rentals, check payment history and verify income and employment history then it is no longer viable to rent in Colorado.

    Monthly rent only, coin operated washer &dryer in all rentals, even houses. Fee for off street parking, shed storage.

    Imagine that, Colorado Democrats passing a law that contradicts Federal statutes so landlords may have to decide to either be criminals at the state or Federal level. Oh, and that requires Credit Bureaus to provide services that do not exist yet.
    Is the correct response by Colorado landlords "Thank you sir, may I have another?"
    Because you know there's a lot more coming from 200 East Colfax Avenue..

    so what do i do, Where do i get one from? there are so many places online offering to provide these fr 25-65$. where is the most relable place to purchase and how do i provide during my applications

      What companies did you find so we can take a look for ourselves. I only found the one I posted in the reply above that offers everything needed to fulfill the Colorado statute.

    Probably be wise for GPM to vet the different PTSR agencies as some may even make a turd look good.

      yes - we will ensure we are using fully vetted PTSR firms. We will also be looking closely at the other things that we can verify, like landlord references and employment references.
