    I WANT to renew. I am a good tenant, and I'm NOT being allowed to renew but am told I MUST be month to month now. I don't want MONTH TO MONTH

      You may want to check with an attorney, but a month-to-month may technically be considered a lease renewal so that may be legally allowable.

    99.5% of tenant/landlord relationships will not be affected by this bill. As a landlord, I already follow most of these policies with the language being understood.

    I dont like the house down the street that has 16 cars parked around it. Theres 32 people living there. Its a 4 bedroom with 2 bunkbeds in each room, and they sleep shifts, each person has access to the home for only 12 hours per day. Tell me thats OK, go ahead, I need a good laugh.

    Who deems if it is reasonable or not? If someone asks for a modification that is 10k or 20k, would that be considered reasonable?

    No one should be forced to do modifications of personal private houses (all houses for rent). Prospective tenants look at a house and either take it or not. They shouldn't be able to take it and then force landlord to modify the house. There should be listing for currently available houses that already have disability features. The law makes no sense. If a prospective tenant doesn't like the house as is, then they shouldn't rent it. If they do rent it, it is implied that they are accepting the house as is and will not be asking for any modifications. If they are requesting modifications, it should be up to the owner whether to do them or not. If the owner decides not to, then the prospective tenant doesn't rent the house.

    David Ortiz and Jessie Danielson need to be voted out ASAP. We can't have Reps writing laws that will lead to further discrimination. I am 100% certain people with disabilities will find it difficult to get a place to rent now because no Landlord is willingly going to rent to anyone with disability.

    In theory, would the HUD law supersede state law if landlords are claiming it is “unreasonable” to rent the property to disabled persons requiring modifications prior to an able to move in?

      State law can't restrict federal law, but it can make federal law MORE restrictive (which is what this law does), so it does comply with federal law.

    In regards to lease renewal. I’m in a current 12 month lease with a 60 day limit to renew. Yet at 90 days I’m being hounded with the lease renewal and threats to end tenancy. So is it 90 days or 60 days that my signed lease stipulates? I have not refused to sign a lease renewal, I have only waited up until the 60 day renewal period as stipulated in my signed lease agreement. Please advise.

      The new law supersedes your lease and your landlord has to follow the law...not your lease agreement. The Colorado legislature made a law that doesn't take your lease into consderation.

    Does this apply to leases signed prior to the passing of this bill? As in, if the lease was signed in 2023 and extended until after the bill was passed, would that lease agreement be superseded by the bill?

    The government is interfering too much with how private sectors run their business. As many landlords can not take it anymore they will dump their properties and get out of Colorado. As a matter of fact, the government/legislature instead of solving housing problems has created problems and make it much more expensive to rent a house in Colorado.

    Tenants will pay for increased overhead monthly. I'm glad I only have one rental left in Colorado and moved to Texas. Texas isn't as free as I would like, but Colorado has gone downhill.
