    Interesting video, thanks for sharing your knowledge. Is your gated community land at east legon hills/Santeo? If so do you have any concern about the lack of facilities such as asphalt roads, malls, restaurants etc? Supposed to be the next big neighbourhood but I’ve been hearing that for years and as one of the commenters said Trasacco Springs for example is a ghost town no one is building!! For those of us who want to build and start using our properties is EL Hills ill advised?

      I'm in the neighborhood. I'm not concerned with Malls and restaurants at the moment. I can access those things within 20 mins. The road to the community has asphalt but the community itself doesn't have one as of yet. We are working with them to get that done. Obviously, there will be some HOA fees as a contribution to this development. The vacancy in these areas are due to the following reasons, the land was purchased for an investment property to be sold when the prices go up, people tend to wait and see others built before they start their projects, financially people are not ready or are not sure what kind of structure they should put out there. I would say if you can build now go for it. Prices on materials, labor, inflation is going to affect when you build so there is no benefit in waiting. So EL Hills is not ill-advised.

      @@4EverHome It seems in 5 years time the neighbourhood will be better developed. Some of the developments like Paradise Estates and Shandonnia have asphalt roads within the confines of the gated community but as soon as you step outside the gates you are faced with dirt roads. I’m wondering where you are if you have asphalt roads leading up to your community! I haven’t been to Accra for 18 months so those of you with up to date information please correct me if I’m wrong. There is the Accra/Tema motorway you can use to Tetteh Quarshie roundabout (Accra Mall) but to get from most gated communities to the motorway you’ll be bumping along very bad dirt roads. On the way back you’d go through adijiriganor road, it’s fine fir only a short while then soon after school junction you’re back on those dirt roads again!
      Good luck with the build. You are so great at this work and I will certainly be watching to learn from you. I have land in the area so I’m curious if we will be neighbours one day in same community. I’ll email you :)

    Ghana needs home owners association.
    To keep tenant behaviors in check.
    Eg putting kiosks in the community
    Throwing trash around
    Leaving your lawn over grown etc
