There is no rate cut by M3M. Earlier they were waving off Car Parking, Club House and other charges. Then they brought 4000 Paar and gave 2k discount. Now Same has been adjusted in Basic selling price and charging for Club, Car parking Charges etc. Net Net no additional benefits as you are paying the same box price.

Its clear that market has peaked. 8 cr appartments have limited buyers only. From here on i expect rates to remain stagnant. Worse case expect a rate cut if govt ignores basic infra problems.
You're absolutely right big ticket size have limited buyers. Rates will be increasing but not with magical numbers as still many developments are under process.

Marketing Guys considered salary 1 lac each presuming no deduction which is unrealistic. Package me PF, TDS, Gratuity, leave encashment other things me deduct hoti h. Property ki rates lete h 15000 and usme PLC, GST registration cost, furniture fittings and all lagte h usko consider nahi karte.
People ko convince karne ke liye kuch bhi math lagate h

I am not sure why are you feeling sad if unrealistic price is slashed. Broker should be happy for justified price so that buyer can buy and you will be benefited.
Nobody is feeling sad. It's just people have created a pre assumptions so was sharing the balanced approach of market.
