Located in the Saint John Valley of Maine is a year-round accessible 100+- acre timberland parcel with nearly 1200 feet of trout stream frontage and ATV and ITS trail access. The tract was logged 6 years ago, and at that time over 7200 feet of interior roads were built providing access to nearly all of the acreage. Included in the road building was the addition of a steel bridge crossing Thibodeau Brook that is strong enough for fully loaded log trucks to cross, so you can bet it is safe for you and your truck. The property has a deeded, 60-foot-wide ROW from Route 161 that is for all purposes including utilities. The tract of land rises gradually from the front of the lot which is at an elevation of 600 feet above sea level to over 1360 feet at the back of the lot. The acreage is made up of several soil types with about 75% of the acreage being farm class loamy soils. Historically the lower elevations of the property were farmed. Today the property is largely forested, and the trees that grow there are benefitting from the good soil.

The property is located in St Francis, Maine which is a small town of approximately 450 residents. This is a 4-season recreational destination. The property fronts on the Saint John Valley Heritage trail which is a maintained ATV and ITS trailway for recreational vehicle use. Winter visitors to the region flock here for its consistent snowfall. Having direct trail access, without the trail bisecting the property is very convenient. You can have the tranquility of a streamside cabin, and enjoy the thrill of riding on some exceptionally well-groomed snow mobile trails. During the warmer months of the year, ATV trail riders can enjoy a vast interconnected trail network to explore the Saint John Valley and Allagash regions.
Thibodeau Brook is a very nice free flowing trout stream that meanders by the cabin site just 80 feet away. You will have the ability to catch a few brook trout right alongside your cabin for a tasty streamside lunch. Hunters will appreciate the wildlife that can be found on the property. Whitetail deer of bragging size, ruffed grouse in good numbers, snowshoe hare, black bear as well as moose all pass through or live on the parcel. A good location to watch for deer and moose would be at the base of the ridge towards the back of the property. Wildlife will follow that terrain feature and an opportunity to see a trophy buck cruising by, may reward the patient hunter.

Depending on how far back the stones go in the floor, you might consider removing them and clean them up and reuse them for the fireplace hearthstone they wouldn't need to be as thick and you might be able to give the fireplace a new look with the original stones great job really like what your doing keeps me inspired not to stop on my projects great job keep up the good work

Beautiful piece of property and I don't think it's overpriced. A lot in the suburbs where I live just went for 700,000. Just a small lot, no house. I'd rather have something like this. But to each his own. No need to be nasty and immature when giving an opinion. It's not necessary .

It reminds me of a camp on Lobster Lake that was priced $130K during the height of the real estate market. Seller pulled it from sale for a bit, then sold die far less then asking price at 100k. Id expect the same thing to happen here.

Im looking for property with a cabin of that type and 100 acres was a plus, however it’s long and skinny and the recent logging turned me off.
I'm from that area and I'm going to tell you this right now the community is amazing. The opportunities that you have with that land is amazing. There's so much potential for hunting cabins. And the air is nothing like you'll ever breathe. It's pretty amazing up there. And to be attached to those trails pretty lucky

I don't think it's over priced you have roads a bridge a stream with trout a cabin with heat and a hundred acres with money being devalued at 20% or more and the owners time and efforts to improve the property and he has to make a profit and pay a commission to the realtor the only take off is the missing timber just my two cents worth allen

An interesting little investment for someone who has some capital and doesn’t want it to sit in their bank for the next five years or so.
I’d be interested in building a large log cabin as stage one. Marking out two or three other areas with the potential for homes would be stage two and building the appropriate sewage system to link the properties and install the electrical system underground to avoid any repetitions and thus costs at a later date. It would be worthwhile to consider a geothermal system or if water is available consider hydroelectric power system as once built it would provide electricity to every property eventually at no cost.
It would be interesting to discover the potential of farming the likes of apples and other fruits and vegetables to create an organic ecosystem that could feed the local population.
Just thinking out loud as I always see potential rather than problems.

I didn't climb the ridge. Come up to view the property and I will hike up the hillside with you. The hill side is sugar maple.

Hi there. I've lived in Maine my whole life and often wished we had a good Nordic skiing trail system just like the snowmobile trail system. Do you happen to know if Nordic skiing is allowed on these trails?
Not sure, but there is a Nordic skiing and training facility in Fort Kent.

Yes the boundaries are marked pretty well. Blazes on trees, posts at corners and historical lines defined by old fence rows.

At $2,089 an acre I don't think I'd use the word overpriced. Pretty much all of me is in the middle of nowhere been to some people that's worth more. Check out what it sells for when it does. Don't be so salty so close to the holidays
