In real estate there’s all types of precautions and things that we look out for when someone is attempting to buy a property. But when it comes to selling our guard is down. Because before hearing about these stories a few months ago, I couldn’t have fathomed that it was possible to steal a piece of land. Also, they inevitably would’ve had to produce IDs… putting a sign up in the yard is one thing; actually trying to transfer ownership is another.

The realtor does a quick title search to verify your name is the same as the property owners and then just emails you an online form for e-sign. Now to actually conduct a transaction you'll have to fool a notary with a fake ID and fool the title company.
I think The Commission did the right thing here. I've been a licencee for 27 years and still know that I'm going to get fooled. This is a good lesson for agents.

Receiving emails from someone who appears to be the owner (forged email account). He likely has signed documents where the person forged the signature. The fact that the agent didn't move forward without an ID says it all. That was a barrier that the scammer couldn't pass. This is not that crazy

As a country we need to realize Europeans ultimately settled on taking this land due to greed. It was all about enriching European countries and once the US was established, greed was part of who we were. When you look at what we call red states, many of them were slave states. Many of them have a state minimum wage below $10. They still don’t want to have to pay workers. The people in power have always been about getting as much as they can while having to give as little as possible. Best money ever spent if a claim comes against property. Unfortunately title researchers can't tell just by looking as records if a signature is real or forged. Scary times . People are always trying to find a way to make a fast buck .

My siblings and I have about 1400 acres distributed in three counties. We get letters, emails, and texts from people wanting to carpetbag us for pennies on the dollar. Some of them can't speak proper Southern English, much less spell it. I had a neighbor who hired a timber company to log his property, and they flagged timber 750 feet on my side. We've had people walking in the woods, looking around, with one couple saying that they found the property available on the interweb. It's a constant battle against predators.
Agree. I bought 8 acres in NC only about 2 years ago and every 2-3 months get a letter like you described offering a fraction of what the land is worth. I complained to the BBB and they did nothing, claiming that these scammers are running a legit business. Incredibly infuriating.
I just bought a house last year…..I had to provide MULTIPLE forms of identification and verification of who I was. Bank accounts, state ID, social security, place of employment, tax statements….not to mention me and the seller sat at a table face to face at closing at the title agency where we both once again had to give them our state ID’s…it would be impossible to fake all that and get away with it. That was my experience as a BUYER. Now in this case it was the SELLER of the property…..but I would have to imagine their are multiple identification checks as well in the selling process so I have no clue how scammers could actually get away with it.
As unpleasant as this is there is no way the property could have gotten all the way to a sale without someone figuring out that the "owner" was faking.

I was away for 2 months and i got a call from a guy close by land saying there were tractors out front of my property. I rushed back home and seen the tractors but no one was there. I placed up 20 private property signs around the corner of the property with my number on it. 2 days later I got a call. I rushed down and met a guy and his son. Both guys staring me down like I’ve lost my mind. Showing me paperwork and so forward. Long story short that man’s heart fell into his bottom by the end of the day. He had been scammed! For almost half his life savings.
this happen in Paris. Buildings, appartements get stolen online. This is crazy. In the papers, you need to write down that sales can only happen in person, in the city, with the name of the lawyer. Otherwise you are done !

There should be severe Legal & Financial Ramifications for … A. The people who tried to have the Property “Listed” and Impersonated the Owner. (At least some version of “Grand Theft”) B. The Realtor who “Listed” the Property regardless of ANY “Excuses” he might have made.
The courthouse does not verify things like this, they have the information but dont know if its right or wrong, they deny any liability whenever these schemes happen.

Also in North Carolina, we had a family at our church who “bought” a 3 acre plot. It was listed on a trusted website with a local realtor. Turns out it was fraudulently listed and they still haven’t gotten their money back. Don’t worry though the realtor who sold the land to them is still working 😮🤯 Make it make sense!
I sold 3 properties last year, and my son sold 2, all in CA using the same realtor. During the first meeting with her, we saw that she had printed out the county tax assessment which showed 1) the name of the property owner listed by the state, and 2) the property statistics, amongst other information. I thought it was just normal practice for any realtor to make sure they were working with the actual owner of a property before agreeing to help sell it.
Holy Dooley. Thank goodness the neighbours contacted Bob to ask if he was selling up. If that hadn't happened, the property may very well have been sold fraudulently. I'm glad Bob and his family are still in possession of that land. The trees are so beautiful.
Don't know how things are in NC, but in ON the sale never could have gone through the county registrar who would have to match the identity of the seller with the records

Face-to-face contact with sellers and buyers went by the way-side during COVID. I met a man a few years ago who lived in FL and bought property outside Black Mountain, NC a year prior, and had never seen it.
If I'm paying taxes every year. All info sent to me by mail and I show up in person with a check, to pay my property taxes. That should tell me it's my property and still in my name. or I wouldn't received the tax property bill, Right? Yes, I do live on my property.
It should NOT be the responsibility of homeowners to scramble and stress and check if THEIR property is being sold without their knowledge. Nor should it be “their loss” if the property DOES get sold. Those who are SKIPPING the authorization processes need to be held accountable.

He did his job. He didn't get the id and never sent the offers to them.
As a real estate guy this is all red flags. That guy was in the inside for sure. No paper work no sale.

Some of them can't speak proper Southern English, much less spell it. I had a neighbor who hired a timber company to log his property, and they flagged timber 750 feet on my side. We've had people walking in the woods, looking around, with one couple saying that they found the property available on the interweb. It's a constant battle against predators.
Agree. I bought 8 acres in NC only about 2 years ago and every 2-3 months get a letter like you described offering a fraction of what the land is worth. I complained to the BBB and they did nothing, claiming that these scammers are running a legit business. Incredibly infuriating.
Some states automatically award 3,000 to 5,000 dollars per stolen tree.

I just bought a house last year…..I had to provide MULTIPLE forms of identification and verification of who I was. Bank accounts, state ID, social security, place of employment, tax statements….not to mention me and the seller sat at a table face to face at closing at the title agency where we both once again had to give them our state ID’s…it would be impossible to fake all that and get away with it. That was my experience as a BUYER. Now in this case it was the SELLER of the property…..but I would have to imagine their are multiple identification checks as well in the selling process so I have no clue how scammers could actually get away with it.
They probably just want to get someone to make an offer via cash who doesn't know what they're doing and have a wire done.
What the scammer was probably after was the DD fee. Which goes directly to the seller. Get that fee than disappear.

I was away for 2 months and i got a call from a guy close by land saying there were tractors out front of my property. I rushed back home and seen the tractors but no one was there. I placed up 20 private property signs around the corner of the property with my number on it. 2 days later I got a call. I rushed down and met a guy and his son. Both guys staring me down like I’ve lost my mind. Showing me paperwork and so forward. Long story short that man’s heart fell into his bottom by the end of the day. He had been scammed! For almost half his life savings.
This has become a federal problem.

The real estate company did not do its due digilence, complete arogance, and stupidity....which should lead to litigation...a money lesson always gets things back in context. The state seems to be very complicit with the idea of these persons attempting to steal property, could this be part of, you will own nothing plan.....we have entered the scam a minute zone, and no one is protecting any of us, at anytime.
This needs to be addressed immediately. Title fraud and land ownership fraud needs to not be this easy.

The courthouse does not verify things like this, they have the information but dont know if its right or wrong, they deny any liability whenever these schemes happen.

Also in North Carolina, we had a family at our church who “bought” a 3 acre plot. It was listed on a trusted website with a local realtor. Turns out it was fraudulently listed and they still haven’t gotten their money back. Don’t worry though the realtor who sold the land to them is still working 😮🤯 Make it make sense!

I sold 3 properties last year, and my son sold 2, all in CA using the same realtor. During the first meeting with her, we saw that she had printed out the county tax assessment which showed 1) the name of the property owner listed by the state, and 2) the property statistics, amongst other information. I thought it was just normal practice for any realtor to make sure they were working with the actual owner of a property before agreeing to help sell it.

ID verification should be verified prior to any listing or contact being formed. Period. Realtor’s should be held party to any fraud they facilitate, willingly or otherwise.
i woulda GONE to the realtors office, & even called his broker to see if i could get him to meet me too. then have a lawyer (or somebody who just looks like one:) w/u & serve them both papers for attempted fraud. draw up some documents, just like they did. a nice one page letter is all u'd hafta draft. only YOURS would have real signatories. then i'd forward the case to the ATTORNEY GENERAL of the state, & district attorney of the county.
real estate commission just gonna protect their dues payers, i.e. the sales schemers. then i woulda driven over to the salesman's house & planted the signs in HIS yard. then check trulia, redfin & zillow & make sure no ads were up or u gonna have looky loos & raiders circling. oh, & go over to the county assessors & make sure no title fraud's underway. of course u DO know how ur great-greats in n.c. Face-to-face contact with sellers and buyers went by the way-side during COVID. I met a man a few years ago who lived in FL and bought property outside Black Mountain, NC a year prior, and had never seen it.
If I'm paying taxes every year. All info sent to me by mail and I show up in person with a check, to pay my property taxes. That should tell me it's my property and still in my name. or I wouldn't received the tax property bill, Right? Yes, I do live on my property.
It should NOT be the responsibility of homeowners to scramble and stress and check if THEIR property is being sold without their knowledge. Nor should it be “their loss” if the property DOES get sold. Those who are SKIPPING the authorization processes need to be held accountable.
