After my 11 month dry wall fix all the wall s and celing nail pops, cracks, and dry wall defects came back the exact month my warranty expired. Now I’m getting ignored. Also agree they swamp you with 10 repairs at one time. Another issue they never could resolve is my tile in my bathroom keep popping and coming loose.
Yeah I agree definitely a quick fix situation. We have some minor issues as well but it may be an issue all new builds have since they are putting them together so fast.

How do you initiate the 1 year walkthrough/warranty request? We closed a year ago on May 23rd and I’m not sure how to go about starting this. We do have a number of things both interior and exterior that we want DR Horton to make right.

Did you guys use a home inspector for your warranty? If not highly recommended for some piece if mind. He found things I could never think of. He checked everything and gave us a detailed report to turn in to the warranty department. Hopefully this helps someone and thanks for the video!
Great vlog! My husband and I closed on our new construction home in Feb. 2021. I agree, you have to be fully engaged with what the contractors are doing when they come. They'll do a quick rush job if you're not watching. You have to completely check their work before they leave. Congratulations on your new home!
If it is not too much what is the range of the closing cost for your home? We have the credit and income, but our savings need a little work ( because we paid off our debt) I plan on using a little from my 401K, so I think we can cover it, but just wanted to be sure if I can swing it. Didn't know if we need to have an amount just sitting in the bank.
Our closing was a little under 12k typically closing is about 5% of the purchase price. I was able to use a portion of my 401k without pentalty as part of the closing just need to make sure you have the paper work submitted in a good amount of time before closing.

Hey we did not use any first time home buyer’s program. It was told by our realtor due to it being a sellers market it will be hard to secure a house because a lot of times there is a lot of payer work involved depending on the program. I think it is based on credit and then income. The better your credit the lower the rates are going to be which means the lower your Mortage is going to be. The lender also requires you to submit bank statements and pay stubs not sure if there is a requirement of how much you need to make but they want to see you are going to be able to afford the house outside of your everyday bills.

This is something I worry about buying new. It looks like it’s a journey to have a home built as perfect as possible.

They should contact you! When it was our time the set up and appointment for a team to come by and go through what we wanted touched up.
