I was a sub contractor for Dr Horton for many years. Problem is that they don’t have any so called builders, we called them schedulers because all they do is look at the schedule and see what sub comes next, they don’t walk their houses after the sub finishes their work. I couldn’t tell you how many I had to baby sit going through the plumbing process. They don’t care about the quality of work they only care if it passes inspection!

@@sheltdog8463 I am so sorry that I actually paid for an independent inspector too. He noticed only a couple things but ignore the rest of the issues. I just want to add some comments about my part in the video...I did have a relator, paid for my own 3rd party inspection, and wrote a letter to the leader of DR Horton in OK. Most of the damage did not show up until later and nothing was done in response to my letter.
I was cut off after the 5 years comment...I believe this house will not be here in 5 years as the same home. Substantial repairs need to be made. DR Horton should stand behind the contractors they hire and their one year warranty. Their contractors that came in to do repairs created further damage that they will not repair.

17:19 this is not great advice, because even though the builder may pay for the agent or the real estate agent, a local agent is not going to want to say anything bad about the builder, knowing that they will get blacklisted by that builder. You need to have third-party, inspectors and engineers along the way. It’s an added expense, but that’s what you need so that you can back out when the builder is not doing the right thing.

But I didn’t allow it, hired an attorney twice, every single defect was repaired, and DRH even offered to pay our attorneys fees…I had not asked for that but when they offered, I sure took the check they brought to me! Once every single repair/replacement was finished, I put the house on the market (had only owned it for 14 months) and fortunately it sold quickly because everything was now up to code. **REALITY CHECK** The construction issues described in this thread can happen with any builder. This is largely a handmade product manufactured outdoors that must pass local building codes. I searched D.R Horton reviews and found less than 1000 negative reviews and yes that sounds like a lot and maybe more than others. Apply some simple math, they have built more than 1 MILLION HOMES - That is better than a 99% overall satisfaction percentage!!!

They build 81,000 homes a year. They just pump out so many homes. I think some people who buy a new home are entitled and think everything’s going to be perfect. It sucks that it can’t be but the homebuilders have to subcontract out to contractors who use teams of illegals to build these things. They aren’t exactly getting the best to build the homes. These builders might be able to stop working with shoddy contractors but only after they figure out how shitty they are
