I am guessing that builders hate it when you turn up for the final inspection. If I am spending alot of money to have a brand new house, I would want it to meet the standard requirements. You are keeping these builders accountable, keep up the good work.

One glance at the facade and house style and I know it's Thomas Archer homes lol. They use Collins Roofing as their roof plumbers. Absolute joke!!
Just to provide us with some perspective: what would you say is the ratio of these dodgy builds i.e. we only see the videos of poor workmanship (which is great by the way). Would it be one in two, three etc…houses built with these defects or less common than this? Cheers

Yes, in 2023 we cannot deal with water condensation in our super high tech houses.
100% confident this is Thomas Archer homes. The roofers are Collins plumbers and roofing. Can tell by the house design.

Wouldnt the trades go out of business because it’s on them to fix their shitty work? Builders go out of business from poor accounts management.
Yeah it’s average tradies more than anything. But shit pay and pushing people to get things done quick has created poor workmanship over the years
Well that’s only partially true. The economy and fixed price contracts are not friendly to business, neither is the amount of trades undercutting. You want good quality, you pay more.

I’m tradie. One of my mantras is that “going for the highest bid does not guarantee the highest quality, but going with the lowest bid DOES guarantee a low quality”
Some advice from a carpentry business owner. DO NOT hire foreigners from the middle east or Asia which includes India for anything other than plastering or painting. Get in dependent Inspections ,ideally this guy, at each stage (framing,lock up and fix) and only pay after its being passed properly.

Theres a common problem with these homes, its their stupid architecture, why does an architect want to stuf around with box gutters and complicated roof lines? One roofline and gables, no problems
Since when does a builder build a hip end roof and slap a parapet and box gutter on three sides of it and think, fuck that looks good let’s build em all like this 🥴

Modern house design is rubbish. Like ours, it looks like this one has a smaller first storey than the ground floor resulting in a small roof.around the edge. Why? This is fraught with problems, eg, any water that gets into the upper roof will find its way into the first floor wall cavity, then down through the cavity into the ground floor ceiling and then you get an unwanted shower in your home.
It's also just a waste of real estate. There's literally no advantage to this design, only disadvantages.

The moral I am getting from all these is if any architect, builder or realestate agent suggests a home with box gutters, fire them.
Why even introduce this nosense into your design.
Usually there is no other option. Flat or semi flat roofed housing need proper flashing installed in the correct manner because water will always find the gaps.

au standards, yeah this is an example of that.
Well Aust kids are too soft to do apprenticeships in trades now. Most of the ones that do don’t really give a shit

I’ve got a shocking build in Melbourne. If you’re interested in a name and shame. The builder focuses on ethnic groups and continues to rip them off. Pretty bad when mortgages last for 30 years and the houses are lucky to last 15 years
You mean the builder aims to sell to new immigrants for example? That's a huge reason big business want endless immigration so they can keep selling crap homes and have people working for slave wages. Disgraceful state the country is in.

I must admit the roof design is also faulty as a corrugated hip roof emptying into a box gutter is fraught with problems as you did not show how far up underneath the roof sheet the box gutter goes. The draught person/architect council needs to be analysed for passing the palns with that sort of roof design.
Absolutely! Some of these designs are ridiculous. You could build it perfectly and they’re bound to eventually fail.

Hey mate, I enjoy your videos but would like to question you on an item, you state that a sloping apron has to go "fully into the tray" yet the regs you quote in HB 39 state " into full tray" now i read that as it must got into a full tray ie one that has not been ripped down and then folded up. If you look at page 102 drawing (a) it shows a sloped apron flashing going "into a full tray" not going fully into the tray. I get this comes down to how one interprets the regulations but you use the word FULLY into and the regs state INTO a full tray. Thoughts?

The water at the end was shocking. I can only imagine how bad the roof installation was done. I had a roof specialist tell me the sarking will assist with the water leaks. I’m not confident with such a comment as I believe no roof should ever leak!

Your roof specialist is a bullshit artist. The job of sarking is not to assist with leaks, it's to help fireproof the roof. A well laid roof shouldn't leak, full stop. Ex roofer here.
I would think the sarking should deal with condensation from the underside of metal roofing, but there should be no leaks to deal with.

Apron flashing said into full tray not fully into tray. It just needs to go into a tray that hasn’t been cut so over one ridge.
Yeah, I didn't understand what he meant by fully in the tray either.
My own roof was leaking as they had the apron flashing installed into a tray that had the ridge cut off underneath.
I just overlapped a strip of roof sheet that had an intact ridge under the flashing and that hasn't leaked since.

Absolutely terrible,it’s unbelievable that tradies are this slack with their work. It’s like they take no pride in their work anymore. I will be building my own home if I ever decide to do it,and only get what tradies is legally required to do what I legally can’t. That hebel is rubbish material,I’d never use it as a building material.
Was at an auction for a Hebel house in caulfield and it soldfor 1.9 million built in under 5 months to a rich young Asian family let's see how long it lasts
@George-xb5ey exactly, ive worked with Hebel before and I wouldn't call it a very sound building material at all,a sledge hammer and a strong guy could gain access to inside a house in minutes. It crumbles like a giant biscuit.

They were checking to see if the sarking would hold water. Most builders don't have to rely on the sarking.

You should name the builder
Your interpretation of the concealed fastened roof sheet sloping apron seems to be wanting for further clarification as your video at 9.47 showed the apron flashing in fact complying with that regulation.

I appreciate some of the language used in standards isn't particularly clear, however as the very standard you display on the screen at 9.45 states, under the heading
"COVER"
it has the words
"INTO FULL TRAY".
This means the flashing must not be run into a cut, or otherwise partial tray (cut then turned up on site), not that it must extend over the entirety of the pan.
A diagrammatic example may be seen in SA HB 39:2015 (although referencing concealed fastening systems, the flashing "as drawn" is not an error) FIGURE 7.12.1 FIXING CLIPS.
Further, SA HB 39:2015 CLAUSE 8.3 SPECIAL FOLDS demands any flashing or capping exceeding 150mm in width be provided with additional supports not exceeding 500mm spacing. As most metal deck profiles include pans exceeding 150mm, this clause would come into effect on ~every single installation.... Placing such supports within a tray of a deck tray roof is not ideal as it requires (otherwise unnecessary) piercing and sealing of that roof component which should be avoided where possible.
Flashings should also be installed to permit full drainage of the roof covering, and not cause the collection of detritus that may impact serviceability or lifespan.
For these reasons, running an apron flashing hard up to a rib is inadvisable.

LOL that's why I live in a caravan on the street, because if you have 500,000 immigrants coming into the country and most skilled tradesmen retiring and the worker shortage , you are going to get short cuts or rushed jobs or just she'll be right I am going back to the homeland soon. I will wait until I save up for a new caravan, then I am out of Victoria !
Just buy an older house in the country - yes, and preferably in another state!
So interesting this channel. Kept me engaged and I am not a builder or tradesperson in the building industry. I would love to see someone like this do inspection videos for rental properties to highlight how bad or rather how non-compliant they are.

It’s a huge shame as the industry is heavily regulated and licensed. You need a license to be a roof plumber but from this video any Buffon could do a better job
More likely it was an apprentice, given they're allowed to work under their employers license unsupervised.

If anyone is using temporary plastic down pipe. Use a piece of 90mm PVC pipe to join the gutter drop to the plastic. You only need a piece 100mm long
I have a question for you.
How do the home owners get insurance for a house that is incomplete and is not suitable for people to live in.
And is passed by a blind house inspection.
You can easily get insurance as the insurance companies don't check your house but if there is a claim then their inspectors will be saying it needs to be fixed by the builder as is due to poor workmanship.
Put a hose bib in the roof and use it instead of an external water tank :P
