10:90 plan is very good plan for Salaried class as it's a Subvention plan. There is no plan when you pay 10% on booking and 90% on possession. 10:90 plan is a subvention plan where customer pays 10% at time of booking, 80% is sanctioned by the bank at the same time, rest 10% is paid by customer at time of possession. The bank releases payment as and when demand arises from builder and EMI is paid by builder till OC application. I have taken a 10:90 subvention plan in Gurgaon, EMI was paid till OC applied by builder. Issue is Frozen units 50% SOLD BY BROKERS SO CALLED CONSULTANTS. the ddjay policy change prevented 40% frozen units buyers and remaining 10% stuck. All brokers have formed a lobby to blame 10:90 plan instead frozen units they sold. So brokers should be made at party who sold 50% frozen units from day 1 for Greed
Bank Disburses Funds only when BBA is executed. But here, Soon after the booking and paying 10% payment amount many people were aware of the fact that they have booked frozen unit. But then also they continued to go ahead despite the fact no documentation work will be executed.
@Realtask99 Sir I would say it's lack of knowledge about ddjay policy. I have seen videos of few Brokers on TH-cam where they say they also hold unit that was frozen and builder didn't communicated it to them. So are tbey eligible to sell any property when they themselves are not aware. For 3700 Flats, there were 10000 Brokers roaming for 10-15 commissions per flat. Noone was interested in frozen/unfrozen units, everyone wanted to earn higher commissions. Earlier it was 50 % Frozen units. So whoever sold these 50% frozen units is a criminal. The brokers who sold these 50% Flats should be booked alongwith builder. It was Broker-builder Nexus that sold 50% frozen units. You are right, if someone was okay with 10% payment witj no documents has no right to blame anyone. But in actual 10:90 was the subvention plan and a good one. Brokers are the biggest frauds here. I booked a unit with a big CONSULTANT, paid 10 %. I aksed for email confirmation for 10% recipient, M3M sales team and official said i would get the receipt in few days as they had high volumes. This is where it became fishy, the receipt should be given same day whatever the rush is as the amount is in lakhs. I came back and checked the plot number for my unit on RERA website and I was shocked to see it was a frozen plot. The next day I called my so called BIG CONSULTANT in M3m office and M3m people told me it doesn't matter as all will get possession at same time and already have sold many unfrozen units without differentiating. Same day I asked them to change my unit to Unfrozen one but they were adamant not to change it and said there was no unfrozen inventory. I told them I would call the police and expose this scam then only they took it seriously. Then the CONSULTANT too felt that he need to arrange the unit and I was given the Unfrozen unit. Why would I buy a illegal property as I was fully aware of DDJAY policy. 99.9% brokers who sold in m3m frozen units are fraud and should be disqualified from selling any property....10:90 is the best plan one can ever have.....thanks
10:90 plan (& subventions plans) are prone to fraud. Many examples are available in past as well. Due to 10:90 or subventions looks more beneficial, buyers becomes greedy and ignore other factors and loopholes and later regrets the decision.
Yeh aadmi aaj bahut doodh ka dhyla van raha hai..jabki yeh bhi unho consultants mai se ek hai jo kisi bhi tarah maal bechne mai kage rehte hain. They all are one and same. Noone is concerned for anyone, they r concerned for their commission
