I vote for reclaiming the front yard. Maybe move the fence to the top of the retaining wall to open the yard up.

i would make a green fence of bushes and try to re use some of those old ones in front of the building, also some privacy planting to direct neighbour, but more on the border of the property...

Planter boxes in front of the breezeway are hostas. In the fall when they die back, you can cut all the leaves and stems back, and they’ll happily come back in the spring. If you decide to dig up a few to thin them out, replant them in a shady spot. They don’t tolerate sun very well.

Thank you. Neighbor planted some and I always wondered what they are called. Very hardy. As you said, they like shade. Cut them back before winter and they will come back in spring.
Hostas multiply over time so they can be divided and transplanted elsewhere. So you will probably want to thin them out at some point. But they are very popular and have many varieties, different leaf colors, sizes and strips.

It’s funny the difference how people call cats. I’ve always just called Kitty, kitty. And if I want them to get off of the table, counters or stop trying to steal my food out of my plate, I would say psss, pssss like he did to call the cat. Maybe it was a language barrier for the cat? 😂

@ 3:04 - 3:12 those plants are Hostas a perennial (which means the roos survive a frost and come back to bloom each year. Some even get flowers on them. I usually put leaves on top of them to protect them over the winter.
And they are edible. The flowers are sweet. And when you cut them when they are about 3 to 4 inches out of the ground, you can use them in a stir fry. They have a slightly onion flavor.
I thought they looked like hostas, good to know I was correct.
The hostas can be dug up, split and replanted to multiply the number of plants. They are shade lovers and easy care plants.
Your local extension office will be able to put you in touch with the local Master Gardeners. The MGs can help you with plant and landscape questions. I recommend only doing necessary yard work for the first year while making notes of what you like or do not like in your yard and gardens. You may have landscaping that is only noticeable during certain seasons. You will need to cut back those overgrown shrubs to access the exterior walls and windows for repairs and painting. The foundation plantings were not planted at appropriate distances from the foundations or each other.

It’s never a good idea to plant anything up against a building. It encourages termites by the damp soil and they will get into your woodwork and cause major damage to the building as well as the root damage that will destabilise your foundation. People often make this mistake and then have huge expenses in needing to repair the building. 😊😊
Humm maybe a small wedding hall in the future? Oh the great possibility for extra income in the dream school house.😊
Not sure why people would have an issue with removing shrubbery.... They're literally shrubs. Remove them all, gauge the integrity of the exterior and foundation, make your improvements and sure it up, and then think about whether you need greenery. It's just getting in the way currently and isn't needed for your renovation.
They look nice, compared to a barren wall, and take a LONG time to grow. That is why.
I agree the trees are way too close to the foundation. Caring for the structure is way more important than a few trees. Replanting a juniper tree that’s that old and that large may be futile. It would also take far more resources, equipment, and the shock to it could make it die anyway. I didn’t even notice that there were windows in the basement. They must be pretty dirty. I like the idea for the shutters. I’d save the hardware from the ones you choose not to put back. A few years down the line, when you’re the number 1 home improvement channel on TH-cam, with 8 million subs, you’ll have nothing left to fix up and you’ll think, I’ll replace those shutters. I really enjoyed the tour of the outside. It’s really larger than I thought. Thank you

Agreed about trying to replant the junipers. I was thinking the exact same thing. I honestly think it would end up being a fool's errand and exhaust valuable resources of time & effort.

I haven't noticed until this video, but that large tree in front of the annex that looks half dead, have you considered removing even half of it so that it lessens the risk of it falling on the annex. It look great as a dead wood feature, but I am worried that if it falls, it will take out a huge part of the annex. Keep up the great work, you are doing a fantastic job. It is half dead for sure and rotting, that is one of the big tasks that needs to be done for sure!

The two trees close to the house on the left front side look like dogwoods. Those would be beautiful if they could stay. They don’t get super big and they look so good on that corner. Rest of it, you right, get rid of it. Thanks for the walk around again. It is going to be gorgeous in time and we get to watch the progress!

Those plants next to the door are called Hostas. I agree with taking out the shrubbery next to the house. Boxwoods would be much prettier and do less damage to the foundation. My opinion only, but I'd suggest moving the fence closer to the hill, and reclaim that portion of the yard as yard, not parking.

I was thinking before you mentioned it, all those trees and shrubs close to the walls need to go. I don't know how well they would relocate, though it would be nice if they could be moved out to the perimeter of the unused yard, along with the fence. That would give the pupper more room to play 😃

Really would like to know more about his cars. I seen the F Sport, a WRX, S2000. And I'd like to see what under that blue cover. Looks like another roadster of some sort. But that annex building would make an awesome garage for all those nice cars he has.
My thoughts on the annex were more along the lines of setting up an apartment he could live in so he doesn't have to pay for an apartment elsewhere while he works on the property.
It is a roadster under that cover! Good eye! I'll have to do a reveal at some point! and that Lexus is a F-sport minus the sport part =D

I see ivy that is going to need to be removed from the grounds. It is probably invasive and some types will tear apart even concrete buildings if given enough time.
With that much lawn, may I suggest looking into lawn alternatives and other ground covers for your area. They should need much less mowing so the city won't be constantly on your back while you're trying to get other things done.
I saw that former playground area and the first thing I thought of was an herb garden and/or a smallish greenhouse.

Jason (with a Y) great film work !!! Look how quickly your filming skills have improved👏Bravo. The plants in the planters out front (in the planter beds) look like a variety of Hosta. The great news is that you can split them and wherever you take out trees against the building you can transplant some of them. You should plant flowers where you remove the trees as soil erosion on a sloped property is an issue🌻Hosta are perennials so they come back bigger and better every year. Make sure that any flowers or plants that you buy are perennials because they come back every year so you only spend the money once (this matters a lot).Take pictures of your property from all sides and get "free" advice from a gardening center what to plant in shady areas etc (when you get to that stage, it's a long way off but planning ahead is important) Don't pave over all the planter beds not only will it look cold and uninviting you need somewhere for the water to go and be absorbed around the house🌹🌼🌷Potted plants at your entryways can be annuals swapped out every year and changed through the seasons. That storage room by the back stairs would be a great place to store deicer, shovels and a snowblower, you've got a big driveway and a lot of walkway to remove snow and if you live in an area that gets snow a decent sized snowblower will be your new best friend. You've got a great sense of humor and it's probably going to come in handy throughout this project. Have a great day🌻
Pull those shrubs up against the foundation out; most appear to be conifers and will almost certainly push foundation/ drainage. Can always replant with something native that is compact and won't cause long term issues. Some of the smaller trees may be able to relocated. It may not be super expensive to get an arborist in to recommend which can be pulled, which might be able to be relocated, etc.

I like the idea of turning this old school and annex into a proper mansion, That original bldg looks like an old mansion with flowing gutters. good start
Personal opinion but I’d think twice about paving over the areas up to the foundation. It makes the area look industrial and somewhat uninviting. A non climbing ground cover would soften the large amount of pavement that’s already there. Will water intrusion be less controllable if it’s an impermeable surface? My thinking is even with a mastic type of sealer it will require maintenance every couple of years. Theres a lot of footage there to upkeep. I know the back is essentially a parking lot, but if your looking that this building will be more residential in nature than commercial, doing things which help it feel like a home for me would be important. Especially on the side where there’s no concrete or asphalt parking. As sad as some may find it, those overgrown shrubs along the foundation are likely not transplantable. Verify that no roots have grown into the foundation walls too. Using a chain and truck sounds easier than digging them out, until along with the huge shrub a portion of the basement wall is pulled apart/destroyed. You said the word gutter 😲

Lovely drone view of the school. Yes, take out all the bushes that are close to the house and are disturbing the foundation. Start again basically. When you start renovating I would secure the property a lot more. New fencing all around. Thanks for the video. All the best with it all 👍
Great tour! You have a fabulous property! See what you mean my the shrub/tree roots. Rip them out! But I would be hesitant to pave over so many garden beds - just from the perspective of ‘softening’ the building lines. What you need is a small to medium size shrub/plant with no invasive roots & which is pretty much self sufficient. Like hydrangeas (check invasive roots issue) or Indian hawthorn or agapanthus. I’m in Australia so don’t know if these are common where you are. Just something green that you can whack into a garden bed and not have to worry about it. Just my 2 cents.

Plants in the planter boxes; hostas, they're fine, do well in partial sun to deep shade. Those two spots where you said, pave it in the back, they will do well there too. Softens the transition from hard-scape to vertical. Consider planting them there. Hope you had a great 4th😄👍

Hostas come back every year. They are shade loving plants and require low maintenance. They reproduce so you’ll get full plants. I love hostas around the perimeter of my house.

I can't believe how green everything is. Also you have a ton of trees in the area. I live in the SW part of Texas and pretty much everything is brown and dry.

The brouhaha over removing the overgrown shrubs reminds me of the controversies about ivy growing on brick building walls. Sure, it looks pretty, but the roots will eat away the mortar. It's not so much a problem with separate retaining walls, but is a problem with buildings. Definitely remove anything that eats into building structure. Instead of paving those small areas, it would look much nicer to fill in with landscape stones (over a layer of landscape fabric.)
On the property boundaries, I hope a land survey was done.

3:15 I have those same plants outside my house on porch. They are annuals and regrow every spring/summer. They're not invasive and stays the same so yes they can stay and you were right they're ok. I keep forgetting what they're called 😂 but I like them bc low maintenance & some species have flowers that bloom like with mine.

I didn't get to see your new gutters as the aerial was too fast and potentially not at the right angle (?) No worries though as I watched the actual gutter repair videos. I'm sure you could see them better than us as you are intimately familiar with them lol.
I can't wait for the exterior trim/clean up videos. I watch several channels who do mow/trim videos as it's super fulfilling. Regarding the landscaping, I would get a reputable arbor tree service. Some of your trees are amazing, they require a professional. Once completed, those trees will be a very attractive addition to the property.
Some of the areas you said you were going to pave, give some thought to a couple of planter beds to add color.

💕The earth patch outside of your rear kitchen door could be planted with herbs so you could pick them fresh when cooking💕
That would be great though it doesnt get much sun. So not sure if they would grow well there!
@@watchere 💕I think you’d be surprised to know there are few herbs that like shady areas💕My favourites are all of those from the mint family especially lemon mint but grow them in pots as they spread like wildfire💕
Mint near the doors may help repel rodents. It seemed to work well at the house I grew up in. Peppermint seems to be the favorite rodent repeller. Do keep it in containers or it will definitely take over your yard though.

Just be sure to plant a replacement tree far away from the foundation for every tree you take out. I think its bad karma if you don't replace the trees you take out. Fruit trees are a good investment.

potential quick profit idea... see if you can subdivide and sell the "back yard" to the dean's house owner. unless you are really in love with it. seems like you've already got a lot of space to enjoy without needing to maintain that as well
I think they have enough grass by themselves they dont need more haha I think that sliver in the middle there no one really wants, its too steep to do anything and you still have to get a mower on to it!
@@watchere That is one of the areas where low-growing ground covers will really come in handy so you won't have to try to get the mower up there.

I gather that you aren't into landscaping. Cut it down, pave it over. It's your property, so you can do whatever you want.
@@Bobrogers99 It is his place and he can do what he wants to it within reason, but the greenery will help keep the place cooler in the summer which will in turn help keep the cooling bills down. There are plenty of ways to have nice looking greenery around the buildings without spending every waking hour on landscape maintenance.
@@ForestGreen88 I fully agree. My retirement home has a low-maintenance yard with lots of greenery. The right shrubs and plants need tending only in the spring and fall for an hour or two. Those hostas are examples of attractive plants that need very little attention.
Great tour and the drone footage was awesome!! After removing the trees, fixing the subsequent issues it'll be nice to plant out the area with much smaller bushes or plants!! But that is a plan for way down the road!! I liked someone's suggestion to reach out to some you tube yard care folks for some help, suggestions and the like! They would have some great content for their channel as well as yours!!

For the part with the greens in the back yard and you want to get rid of the things and make more asphalt there, consider the last week's with that rain...
I would dig them out, at least 2 m or 6 feet for the imperial freedom guys outta there... Fill it 9/10th with gravel an plant some gras over it, plane and simple gras, easy to maintain and all the rain will go to ground.... And by the way you can also see your fundamental of the school...
Getting the land scape clean and maintained will keep the neighbors happier your place is not degrading the neighbor hood. Getting that dead tree down is a priority since it could kill some one or damage the building.It sure sound like you got a vision,
The plants you aren't sure about in the front are called Hosta. They get bigger and bigger every year. As a matter of fact, you can separate them and replant them in other areas of the property. They like part sun but mostly shade. My mother gave me a few sprouts and now I have them planted around my property.
Great episode, that really is an amazing property. I noticed in the beds in that main courtyard there that you have some deciduous trees that started growing on their own and those should be pulled out ASAP. The shrubs that are in there are probably fine, but those little trees need to be nipped in the bud! I agree that you should remove the shrubs and trees that are too close to the building and and none of them are any kind of rare shrubs so they will be easier just to dump. Probably. Somebody suggested just doing a flower bed and I think that's a great idea with some flowering shrubs as well. Azaleas etc. I don't know if you ever mentioned what area of the country you're in; do you live in an area that gets snow?
Be careful paving over as may create drainage issue and damp will effect the walls seek advice.
If paving, drains will be put in as well! Its way too far down the line now so much other internal stuff needs to be done
You might want to use the boxes by the kitchen door for perennial herbs. Rather than paving it over.
It gets very poor sunlight back there, Also the boxes you saw by the driveway are basement windows.
Like the front yard lots of potential. Gazebo or patio nice place to sit and enjoy the outdoors. Do what you have to do those trees are too close to the building. Plant some soil retaining plants on those slopes so you don't lose soil. Clover is a weed but retains water looks green and doesn't require mowing. Your doing a fantastic job.
